Mogappair was one of only three Chennai micro-markets that Knight Frank singled out for above-average price growth in its H1 2026 report. It registered a 13% rise over twelve months, behind Perambur (35%) and Perumbakkam (20%), against a city-wide 5%. A strong year is a reason to look closely, and also a reason to ask what is already in the price.
This guide combines Knight Frank, Magicbricks' Q3 2026 asking-rate data, Wikipedia locality facts and Property Point listing data. Mogappair does not have its own Phase 2 metro station, so the metro section is about what is nearby and what is proposed.
Location
Wikipedia describes Mogappair, also known as Dr. J. J. Nagar, as a residential neighbourhood in north-western Chennai, west of Jawaharlal Nehru Road (the Inner Ring Road) and part of the Ambattur zone of the Greater Chennai Corporation. Industrial estates at Padi and Ambattur lie to the north and west. It is about 3 km from Anna Nagar, 5 km from Ambattur and 8 km from Avadi, and splits into Mogappair East and West.
Wikipedia notes the largest park in the area is Mangal Lake, in the north-western part of Mogappair. It also records that the locality lies on State Highway 112 between Ambattur and Anna Nagar and is about 3 km from CMBT and about 16 km from the airport.
Connectivity and the metro
Wikipedia gives the nearest metro stations as Thirumangalam and Koyambedu, which are on the existing network, and says suburban trains can be boarded at Ambattur, Pattaravakkam and Korattur. MTC runs buses from four bus terminals in Mogappair.
On Phase 2, Wikipedia's Red Line (Corridor 5) station table lists Anna Nagar West and Thirumangalam on an elevated section with a December 2028 target, and Koyambedu at March 2027. None of the listed Phase 2 stations is named Mogappair. The earlier-opening Corridor 4 stretch from Poonamallee to Vadapalani, reported by DT Next and UNI to open on 11 October 2026, does not reach this belt. A Koyambedu to Pattabiram branch (Line 5B) that would pass through Ambattur has an approved detailed project report from the Tamil Nadu government, but was awaiting central approval, per Wikipedia. That is a proposal.
A fair summary: Mogappair is metro-adjacent, not metro-served by Phase 2 in the near term. Check the walking distance to the specific station you intend to use.
Schools and hospitals
Wikipedia's list of schools includes Scope Global School (CBSE), M G R Adarsh Senior Secondary School (CBSE), Ravindra Bharathi Global School (CBSE), D.A.V. Matriculation Higher Secondary School, D.A.V. Boys and Girls Senior Secondary Schools (CBSE), Dawn International School (CBSE) in Nolambur, Green Valley Central School (CBSE) and Spartan Matriculation Higher Secondary School. Wikipedia lists are community-edited, so confirm the current board and admission rules directly.
For healthcare, Wikipedia lists Thai Moogambigai Dental College and Hospital and MMM Academy of Medical Sciences in Mogappair West, plus smaller clinics. For major tertiary care, residents typically look to neighbouring Anna Nagar and Ambattur; Wikipedia's Ambattur article names Sir Ivan Stedeford Hospital.
Price levels, from two sources
Knight Frank's H1 2026 table puts Mogappair at ₹8,896 to ₹10,311 per sq ft (₹95,757 to ₹1,10,988 per sq m), up 13% over 12 months and 5% over 6 months. Knight Frank attributes the rise to strong end-user demand, established social infrastructure and improved connectivity to key commercial districts. Its figures are consultancy estimates, not asking prices.
Magicbricks' Q3 2026 portal data (updated October 2026) shows a multistorey apartment average of ₹9,602 per sq ft, up 3% quarter on quarter, within ₹6,940 to ₹12,264. The two sources sit close together, which adds some confidence to the level, but they use different methods. For comparison, Magicbricks' average for neighbouring Ambattur is ₹6,983 and Anna Nagar ₹15,932.
Projects
Property Point lists these Mogappair projects. Details are listing data; confirm RERA yourself.
- Brigade Xanadu: 2 and 3 BHK, ₹95 lakh to ₹1.68 crore, under construction, listed possession December 2027 (RERA TN/01/Building/0134/2023).
- VGN Seattle: 3 BHK, ₹1.77 crore to ₹1.99 crore, under construction, listed possession December 2030 (RERA TN/29/Building/0195/2025).
- TVS Emerald Luxor (Mogappair West): 3 and 4 BHK, ₹1.95 crore to ₹3.5 crore, listed as nearing possession with September 2026 possession (RERA TN/01/Building/0061/2022). Check the occupancy certificate status before registering.
- Casagrand Zodiac (West Mogappair): 2, 3 and 4 BHK, ₹77 lakh to ₹1.65 crore, new launch (RERA TNRERA/2/BLG/0134/2026).
Pros
- Established social infrastructure and a strong school base, per Wikipedia and Knight Frank.
- Proximity to Anna Nagar at lower rates than Anna Nagar, per Magicbricks (₹9,602 versus ₹15,932).
- A choice of national and Chennai developers, from Brigade and TVS Emerald to Casagrand and VGN.
- Strong recent price momentum, which Knight Frank links to end-user demand.
Cons and risks
- No Phase 2 station in the locality. The nearest operating stations are Thirumangalam and Koyambedu.
- Price momentum may have run ahead. A 13% year is not a forecast; Knight Frank's own 6-month figure is a slower 5%.
- West Chennai absorption is slow overall. Knight Frank's H1 2026 data shows West Chennai with a quarters-to-sell of 8.1, against 4.4 for the city. Mogappair is part of that zone.
- Possession dates stretch to 2030 on some listings.
- No sourced rent figure for Mogappair; ANAROCK's Q1 2026 table does not itemise it.
Who it suits
Families who want the Anna Nagar school and amenity ecosystem at a lower entry price, and buyers comfortable with road and suburban-rail connectivity rather than a metro station at the door.
Verdict
Mogappair offers a settled, school-rich address at below-Anna Nagar pricing, and the data supports genuine end-user demand. Because it has already moved, negotiate firmly, confirm the nearest-station reality and keep a margin for slower resale.
