Iyyappanthangal is a case where the same locality is both an old bus-terminus suburb and a newly connected metro stop. Of the 11 stations NativePlanet lists for the Poonamallee to Vadapalani opening, Iyyappanthangal is one. That makes it one of the few places in this batch of guides where the Phase 2 station is reported to open this month rather than years from now.
What follows is a buyer's guide built from named sources: Magicbricks for Q3 2026 asking rates, Wikipedia for locality facts, press reports for the metro, and Property Point listing data for projects.
Location and administrative setting
Wikipedia places Iyyappanthangal on Mount-Poonamallee Road to the west of Chennai, with the nearest railway stations at Guindy. It describes the area as falling under the Ayyappanthangal village panchayat, which comprises three villages (Ayyappanthangal, Kolathuvancheri and Thelliyar Agaram) in the Kundrathur Panchayat Union of Kanchipuram district.
That detail matters. Wikipedia's text may be dated, because administrative boundaries around Chennai have been revised more than once. A buyer should confirm which authority currently approves layouts and buildings for the specific survey number, and whether the plan carries the right DTCP or CMDA approval. Our guide to Patta, Chitta, DTCP and CMDA documents explains the checks.
Connectivity
By road, Mount-Poonamallee Road links the locality to Porur on one side and Guindy on the other. Wikipedia records a six-acre bus terminus opened in 1994 operating 162 buses to destinations such as Koyambedu, Tambaram, Kundrathur, Parry's Corner, T Nagar and Mint, with about 150,000 commuters daily. That is an older figure, but it shows the terminus's role.
By metro, NativePlanet's list for the 11 October 2026 opening includes Iyyappanthangal between Thelliyaragaram and Kattupakkam. DT Next and UNI report the same date for the Poonamallee to Vadapalani stretch. The same NativePlanet report says travel from Poonamallee to Vadapalani should take about 30 minutes, with 15 trains at 10-minute intervals and fares of ₹10 to ₹40 on the local segment. Wikipedia spells the station Iyyapanthangal.
Remember the date is reported, not a CMRL notice we have seen, and regular service timing is for CMRL to confirm.
Schools, colleges and hospitals
Wikipedia names these schools in the neighbourhood: The Pupil, Sri Chaitanya School, Maharishi Vidya Mandir, RISHS International School, Sindhi Model School of Excellence and St. John's Matriculation School. Higher-education institutions it names include Sri Ramachandra Medical College and Hospital, Alpha College of Arts and Science and Saveetha Dental College and Hospital.
On healthcare, Wikipedia calls Sri Ramachandra Medical College and Hospital one of the most important hospitals in the city and located here, and lists Mahalakshmi Multispecialty Hospital, Aravind Eye Hospital, ACS Medical College and Hospitals, Kedar Hospital and DR Multispeciality Hospital. This is a deep bench for a locality of this size.
Price levels
Magicbricks' Q3 2026 data (updated October 2026) shows a multistorey apartment average of ₹7,853 per sq ft in Iyyappanthangal, up 0.1% quarter on quarter, within a range of ₹6,069 to ₹9,638. It also shows residential houses at an average ₹3,504 per sq ft and plots at ₹78,402 per sq yard. House and plot rates depend heavily on land parcel size and are less comparable than apartment rates.
Knight Frank groups Iyyappanthangal in West Chennai. Its H1 2026 report shows West Chennai with 9,779 unsold housing units and a quarters-to-sell of 8.1, against 4.4 for Chennai overall, which indicates slower absorption than elsewhere. Knight Frank did not itemise Iyyappanthangal in its price table, so the 8.1 is zone-level context.
Projects
Property Point lists two Iyyappanthangal projects. Details are listing data; check RERA before paying anything.
- Prestige Bella Vista: 2, 3 and 4 BHK, ₹70 lakh to ₹2.5 crore, ready to move (RERA TN/29/Building/0448/2020). A completed building lets you inspect the actual flat, the common areas and the maintenance record.
- DAC Prospera (Iyyappanthangal, Porur): 2 and 3 BHK, ₹84 lakh to ₹1.23 crore, under construction (RERA TN/1/BUILDING/0125/2025).
Pros
- Station reported to open on 11 October 2026, so the metro is near-term, not aspirational.
- A large teaching hospital and several other hospitals within the locality, per Wikipedia.
- Multiple CBSE and international-curriculum schools named by Wikipedia (curricula should be confirmed with each school).
- Both ready and under-construction choices, with a ready Prestige building at the premium end.
Cons and risks
- Jurisdiction and approvals need extra scrutiny given the panchayat history described by Wikipedia.
- Slower absorption in West Chennai, per Knight Frank, means resale liquidity may be thinner than in Central or South Chennai.
- Dated bus-terminus figures. The 162-bus and 150,000-commuter data in Wikipedia is old; check current services.
- Construction around a new elevated line can mean noise and dust for homes near the alignment. Visit at peak hours before you buy.
- We found no sourced rent data for Iyyappanthangal.
Questions to put to a seller or builder
- Which authority approved the layout or building plan, and can I see the approval order and the RERA registration?
- How far is the building from the Iyyappanthangal station entrance by foot, and on which side of the Mount-Poonamallee Road alignment does it sit?
- For Prestige Bella Vista, what is the current maintenance charge, and how many units are owner-occupied versus rented?
- For DAC Prospera, what is the registered completion date, and what penalty clause protects me if it slips?
- Is the quoted rate near Magicbricks' ₹7,853 average, or at the upper end of its ₹6,069 to ₹9,638 range, and why?
Who it suits
Families who want a station and a hospital close together, and buyers of ready homes who prefer to inspect before they commit. Not ideal for buyers who need maximum resale liquidity or who cannot confirm approvals independently.
Verdict
Iyyappanthangal is the rare locality where the metro question is largely answered, so the decision turns on the individual building, the approval trail and the price against Porur and Manapakkam alternatives.
