Nanganallur is the sort of locality where families have lived for decades. Wikipedia describes it as a southern neighbourhood that became part of the Chennai Corporation in September 2011, a residential area close to the airport, and a temple town with a long list of shrines including the Dharmalingeshwarar Temple and a 32-foot Hanuman temple. The 2001 census population was 86,230.
It is a good example of an established neighbourhood whose characteristics are best learnt on foot: school gates, small hospitals, temple streets, a subway under the railway line and the walk to the bus stop. The published data is thinner and messier than for the OMR corridor, so this guide leans on Wikipedia for the basics and is careful with portal prices.
Connectivity: metro, rail and a subway
Wikipedia says the nearest Chennai Metro station is Nanganallur Road, with Meenambakkam Metro also close to the south-western area, and that the neighbourhood is served by Palavanthangal and Meenambakkam suburban railway stations, most residents using Palavanthangal. Both are existing infrastructure, so Nanganallur is one of the few locations in this guide that already has a metro station within reach, though you should measure the distance from a given street.
The same entry records two subways, Palavanthangal and Thillai Ganga Nagar, to reach GST Road and notes that heavy rain can flood the Palavanthangal subway. It describes the Inner Ring Road from the Thillai Ganga Nagar subway to Velachery as a lifeline during monsoons. It also records a long-standing complaint about frequent bus service and no direct buses to Velachery, so residents depend on suburban trains, the metro or private vehicles. This part of Wikipedia may be dated, so confirm with current MTC services. Longer-term, the Airport-Kilambakkam extension and the proposed Tambaram-Velachery-Guindy line are both proposals as of mid-2026 per Construction World, Verified.Realestate and Swarajya.
Schools and hospitals
Wikipedia lists educational institutions including Jaigopal Garodiya Girls Higher Secondary School, A.M. Jain Senior Secondary School (Meenambakkam), Modern Senior Secondary School, The Hindu Colony Chellammal Vidyalaya, Rajkumar Sulochana Matric Higher Secondary School, Kendriya Vidyalaya Meenambakkam and DGQA, and St. Peter's Matriculation Higher Secondary School, which it describes as one of the oldest schools in Nanganallur with over 150 years of history. The hospital list includes Hindu Mission Hospital, Rotary Central Margaret Sidney Hospital, Sri Chakra Multi Speciality Hospital, Pankajam Memorial Hospital, an Apollo Multispeciality Clinic, Bharath Hospital and Agarwal eye hospital, plus Shankara Nethralaya at nearby Alandur. These come from a community-maintained list; confirm current services before relying on them.
Prices: why the numbers do not add up
Square Yards lists 231 projects in Nanganallur. The portal's per-sq-ft tags are inconsistent. Ramaniyam Sri Vaikuntam, shown as under construction with possession in November 2026, lists a 2 BHK at ₹1.37 crore for 716 sq ft with a rate tag of ₹5,800 per sq ft. Simple division gives about ₹19,100 per sq ft on the listed area, and the portal does not explain the difference (it may use a different area basis or a land-share rate). Other listings divide cleanly: Aanirudh Vasantham lists a 3 BHK of 1,200 sq ft at ₹1.62 crore, which is ₹13,500 per sq ft; GRN Madhuram lists a 1,770 sq ft 3 BHK at ₹1.77 crore, ₹10,000 per sq ft; Naaghappa Turya lists a 910 sq ft 2 BHK at ₹1.22 crore, about ₹13,400 per sq ft.
So the safest reading is that builder-floor and small-apartment projects in Nanganallur are being asked at roughly ₹10,000 to ₹14,000 per sq ft in the listings that divide cleanly, and that rate tags of about ₹5,750 to ₹5,800 should not be used for budgeting. For context, Knight Frank's citywide H1 2026 average is ₹7,555 per sq ft. Always compute price divided by the area stated in the agreement, and ask whether it is carpet or super built-up.

Risks to weigh
- Subway flooding. Wikipedia records that the Palavanthangal subway can flood in heavy rain; check the access route to your street in the monsoon.
- Airport proximity. The neighbourhood is close to the airport. Authorities regulate height near airports, as the Verified.Realestate approvals guide notes in general, so ask your lawyer what limits apply to a redevelopment or a new building.
- Redevelopment-led stock. Much of the supply is builder floors and small apartment blocks on redeveloped plots; check title, approvals and the number of owners.
- Price data quality. As shown above, portal rate tags can be unreliable; use the agreement.
- Bus service. The long-standing complaint about thin direct bus links means metro, rail or a vehicle is practical for daily travel.
A short checklist before you pay a token amount
- Compute price divided by the area written in the agreement, and ask whether that area is carpet or super built-up; do not use the portal rate tag.
- Ask for the title chain, the approved plan and the number of owners sharing the plot for any builder floor.
- Walk or drive the route to the Palavanthangal subway and the Thillai Ganga Nagar subway after rain, as Wikipedia flags both as access points.
- Measure the distance to Nanganallur Road metro station and the nearest suburban station from the front door, not from a map pin.
- Ask your lawyer whether airport-related height or approval limits apply to the plot, particularly for redevelopment plans.
Who it suits, and our view
Nanganallur suits families who want an established neighbourhood with schools and temples, buyers with airport-linked jobs, and commuters who can use the Blue Line or suburban rail. It suits less well anyone who needs a short drive to OMR or who dislikes older, denser streets.
Our view: reliable bones, with metro and rail already in place, balanced against dense streets, a flood-prone subway and unreliable portal price tags. Do your own arithmetic, visit in the rain, and check the title.
