Kilpauk sits in the group of established Central Chennai addresses that Knight Frank says continue to see sustained demand despite some of the city's highest residential values. It already has two Phase 1 metro stations in its orbit, and a Phase 2 underground station is planned. What it lacks is new supply, which shapes both the choices and the prices.

Location and character

Wikipedia describes Kilpauk as a semi-residential area about 6 km from the city centre, off Poonamallee High Road, adjoining Chetpet, Kellys, Egmore, Ayanavaram, Anna Nagar, Choolaimedu and Purasawalkam. The nearest suburban railway station is Chetpet, less than a kilometre away. It was a cantonment for British troops before independence, and the article says the area is known as Little Korea because of its Korean residents. It also records a historic water-treatment plant and, to the west, the Institute of Mental Health, among the oldest in the continent.

Metro: what is running, what is planned

Wikipedia's Kilpauk page names two metro stations connecting to Kilpauk: Nehru Park and Kilpauk (at the entrance of Kilpauk Medical College), both on the existing network. That is the practical metro access today.

For Phase 2, Wikipedia's Purple Line (Corridor 3, Madhavaram to SIPCOT) station table lists Kilpauk as an underground station with a December 2028 target, alongside Kellys, Chetpet, Sterling Road and Nungambakkam. Corridor 3's elevated Nehru Nagar to Siruseri stretch is a different segment; Propspedia says it is expected by December 2026 and underground city sections in 2028, and Wikipedia tables December 2027 for the elevated portion. The sources conflict on the elevated section, but they agree that the underground city sections come last. Phase 2's first stretch, Poonamallee to Vadapalani, reported to open on 11 October 2026, does not serve Kilpauk.

Schools, colleges and hospitals

Wikipedia lists Seth P D Hinduja Sindhi Model Senior Secondary School, CSI Bain School, Bhavan's Rajaji Vidyashram, Chinmaya Vidyalaya, Kola Saraswati and MES Razeena Matriculation Higher Secondary School, plus the Hindustan Institute of Maritime Training. Kilpauk is also the location of the Directorate of Medical Education and the Government Kilpauk Medical College, with Rajalakshmi Institutions and Sree Sastha Institute of Engineering and Technology head offices.

On healthcare, the Government Kilpauk Medical College Hospital is on EVR Periyar Salai (the area's best-known public hospital), and Wikipedia notes the Institute of Mental Health on the western side. For private tertiary care, check your insurer's network list; we did not find a verifiable private-hospital list for Kilpauk.

Price levels: two sources, two answers

Knight Frank's H1 2026 table puts Kilpauk at about ₹20,291 to ₹20,888 per sq ft (about ₹2.18 to 2.25 lakh per sq m), up 9% over 12 months and 1% over 6 months. (The printed range is listed high-first; we have ordered it low to high.) Knight Frank counts Kilpauk in Central Chennai, where unsold inventory fell 77% year on year to just 117 units and the quarters-to-sell was 0.2, which it calls acute supply scarcity.

Magicbricks' Q3 2026 data (updated October 2026) shows a multistorey apartment average of ₹15,599 per sq ft in Kilpauk, up 3% quarter on quarter, within ₹11,826 to ₹19,372. The two sources differ by roughly ₹5,000 per sq ft. The likely reasons are method (consultancy estimate against portal asking average of listed stock) and the mix of premium new launches versus older flats, but we cannot confirm which; we show both rather than picking one.

For scale, Magicbricks' average for Anna Nagar is ₹15,932 and for T Nagar ₹19,545, so Kilpauk is a premium Central address on either measure.

Projects

Knight Frank's Central Chennai analysis notes that much of the housing stock in established neighbourhoods is three to four decades old, with few additions of modern supply, and that redevelopment is limited and project-by-project. For a buyer, that means two routes: a new launch at a high rate, or an older flat that may need redevelopment thinking. Check the building's age, structural condition and any society redevelopment plans.

Who it suits

Established families and professionals who want a central address with schools, a government medical college and Phase 1 metro access, and who have a budget above ₹3 crore for new stock. It is less suited to first-time buyers on tight budgets or those who want a wide choice of new launches.

Verdict

Kilpauk is a conservative Central Chennai buy: scarce supply, good institutions and existing metro access. The price already reflects that, so the discipline is verifying the exact rate and the building rather than chasing the Phase 2 station.
