Updated 20 October 2026. We re-read the announcement and searched the Tamil Nadu RERA registered-building list that day. What currently ranks is the announcement itself; this page adds the registration check, a clear line between what is known and unknown, and the questions to ask before paying any token for a project that is not yet registered.
TransIndia Grandeur launch fact sheet
Almost every line comes from one trade-news report of the announcement, so it is marked reported. The RERA line is our own check of the official register.
- Developer — TransIndia (TransIndia Group), Mumbai-based; founder Rajendra M Rajan. First project in Chennai and South India (Reported: PropNewsTime, 8 Oct 2026).
- Location — Anna Nagar, along the Anna Nagar–Poonamallee High Road corridor; exact site and survey numbers not disclosed (Reported: PropNewsTime). One portal lists a similarly named project in Arumbakkam; we have not been able to reconcile the two.
- Homes — Total not disclosed. Two wings, A and B, each ground + 11 floors, with four homes and four high-speed lifts per floor (Reported: PropNewsTime).
- Sizes — 3 and 4 bedroom homes; carpet areas not disclosed (Reported: PropNewsTime).
- Price — Not published by the developer. The report says TransIndia has not disclosed apartment prices (Reported: PropNewsTime). Ask for the official price sheet once the project is registered.
- RERA — No TNRERA number published, and the project was not found by name in the TNRERA registered-building list on 20 Oct 2026. It is not yet registered as far as the public register shows (Official: TNRERA register, absence check).
- Registered completion date — None, as there is no registration. The developer expects completion about two and a half years after launch (Reported: PropNewsTime).
- Launch date — Announced 8 October 2026. Piling is complete and excavation is under way at the rear of the site (Reported: PropNewsTime).
Is TransIndia Grandeur RERA registered?
Not as far as the public record shows. On 20 October 2026 we searched the TNRERA registered-building list, which carries 2026 registrations, and found no project called TransIndia Grandeur and no TransIndia promoter (TNRERA register). The announcement does not quote a registration number either (PropNewsTime, 8 October 2026).
Under RERA, a promoter should not advertise, market, book or sell homes in a project that needs registration until it is registered. So for now the right step is to wait: note your interest, but do not pay a token, booking amount or 'expression of interest' until a TNRERA number is published and you have checked it on the regulator's site. What is the price of TransIndia Grandeur?
There is no developer-published price. The trade report states plainly that TransIndia has not disclosed apartment prices, unit count, land area or investment (PropNewsTime, 8 October 2026). Any figure you see elsewhere is not from the developer, and we do not repeat it here.
When pricing is issued, ask for it in writing with the carpet area of each home and the full list of charges (car park, clubhouse, deposits, GST). What has TransIndia said about the project?
- Homes: spacious 3 and 4 bedroom residences with decks and views of the river and the city, aimed at established families (PropNewsTime).
- Building: Wings A and B, each ground + 11 floors; four homes and four high-speed lifts per floor (PropNewsTime).
- Arrival and amenities: a double-height lobby, a grand driveway, concierge service and a rooftop pool; more than 15 amenities, including an infinity pool, golf simulator, gaming arena, indoor games room, sports court, walking track and a yoga and meditation deck (PropNewsTime).
- Progress: construction began before the formal launch; piling is done and excavation is under way at the rear of the site (PropNewsTime).
- Timeline: completion expected about two and a half years after launch, per the developer (PropNewsTime).
Who is TransIndia, and why Chennai?
TransIndia is a Mumbai-based developer whose stated strategy is redevelopment in established neighbourhoods. Founder Rajendra M Rajan said Chennai was a natural next step after Mumbai because of its economic fundamentals, settled homebuyer base and redevelopment opportunities in mature areas (PropNewsTime, 8 October 2026). The company has also signed an approximately 11-acre redevelopment project in Chennai and is evaluating two more opportunities (PropNewsTime).
The timing matches a busier luxury segment. The same report cites Anarock: about 5,300 homes were launched in Chennai in April–June 2026, and luxury homes made up 18% of new supply, up from 3% the previous quarter (PropNewsTime citing Anarock Q2 2026). What to check on a redevelopment site in Anna Nagar
Redevelopment of older plots is common in Anna Nagar and nearby Kilpauk. When a project's details are published, these are the checks that matter most:
- TNRERA registration number and the promoter's legal name, matched on the regulator's site.
- Planning permission from CMDA and building permission from Greater Chennai Corporation, with numbers and dates.
- Title documents and, where the land is held under a joint development agreement, the landowner's share and consent.
- Exact survey numbers, so you can confirm the site is the one being marketed (one portal lists a similarly named project in Arumbakkam).
- Registered completion date, once filed, against the developer's 'two and a half years' expectation.
- Carpet area of each home and the full cost sheet.
