Medavakkam is the kind of locality that buyers reach by elimination. Velachery is established but expensive, OMR is closer to the offices but pricier still, and Tambaram is a rail town with a different feel. Medavakkam sits in the gap. Wikipedia describes it as a southern suburb in Tambaram City, Chengalpattu district, adjoining Sholinganallur, Madipakkam, Selaiyur, Keelkattalai, Velachery and Tambaram, and roughly 4 km from Sholinganallur on the OMR side.
That in-between position is the whole story: reasonable access to several job centres, a deep stock of apartments, and a set of risks (the Pallikaranai marsh basin, a metro that is only proposed, borewell-dependent water in dry months) that deserve as much attention as the price per square foot.
Prices: what portals show, and where they disagree
Square Yards' Medavakkam rate page (dated October 2026) quotes an average asking price of ₹8,150 per sq ft for apartments as of June 2026, up 2.66% quarter on quarter. Its own quarterly series runs ₹7,550 (September 2025), ₹7,700 (December 2025), ₹7,950 (March 2026) and ₹8,150 (June 2026). These are indicative asking prices on listings, not registered transaction values.
The same page splits the market by stage. Ready-to-move projects average about ₹6,850 per sq ft (51 units counted), under-construction stock about ₹7,100 and nine recent new launches about ₹6,400. Villas average ₹8,550. At the top, Casa Grande Silver Oak is listed at ₹13,250 per sq ft, Doshi Euphoria at ₹10,300 and Plaza Court at ₹10,200.
Treat the spread seriously. A different portal, Aurum Pulse, shows an average of ₹3,252 per sq ft for Medavakkam with a range of ₹950 to ₹10,100 and no stated date; we cannot reconcile that with the Square Yards figure and would not rely on it for budgeting. As a sanity check on your own arithmetic, a 1,200 sq ft apartment at ₹8,150 is about ₹97.8 lakh on base rate alone, before GST, parking, registration and interiors. For context, Knight Frank puts the citywide H1 2026 average at ₹7,555 per sq ft, so Medavakkam's asking rate sits a little above that mean, though the two figures come from different sources and methods and are only a rough comparison.
Getting around: roads today, metro on paper
Daily movement is road-led. A Puravankara blog post from March 2026 (developer marketing, so read it as such) lists access to Medavakkam Main Road, OMR, Velachery, Tambaram and Perungudi as the area's main commuting strengths. We did not find a source confirming a suburban or MRTS station inside Medavakkam itself; the practical rail heads are the Tambaram station on the South Line and the Velachery MRTS terminus area.
The rail story is a proposal. Verified.Realestate's January 2026 explainer describes a Tambaram-Velachery-Guindy metro corridor at the planning stage, with the DPR by Systra MVA nearing completion, roughly 19 stations and a route that includes the Medavakkam-Pallikaranai stretch. It gives the length as about 21 to 21.5 km, whereas DT Next's March 2024 report on the same consultancy contract described a 26 km corridor; the difference reflects changing scope, and the final alignment is not fixed. Wikipedia notes that the government decided in 2025 to build the stretch as a regular metro corridor. Swarajya, reporting on 30 December 2025, quoted a CMRL official saying construction on this line is still years away. There is no approved alignment, funding or start date that we could verify.
The nearer Phase 2 line is the Purple Line (Corridor 3) along OMR, which Wikipedia lists with stations at Perungudi, Thoraipakkam, Karapakkam and Sholinganallur. Swarajya reported in February 2026 that work on the Nehru Nagar-Siruseri section was advancing, with the stretch between Sholinganallur and Siruseri slower. Medavakkam is a short road trip from these stations, not a walk.
Named projects worth a closer look
The following are listed on Property Point. Prices are the listed ranges at the time of writing and change often; confirm each with the developer and check the registration on the TNRERA site.
- Casagrand Cloud9: 2 and 3 BHK apartments listed at ₹65 lakh to ₹1.12 crore, under construction, possession shown as June 2027, RERA TN/01/Building/0388/2023. See Casagrand Cloud9.
- Purva Windermere (Puravankara): 1, 2 and 3 BHK at ₹52 lakh to ₹1.2 crore, possession shown as December 2027, RERA TN/29/Building/0008/2023. Puravankara describes the community as 55 acres with 76% open space, which is a developer claim. See Purva Windermere Medavakkam.

Schools, hospitals and daily needs
Square Yards' locality page lists Seth P D Hinduja Sindhi Model Senior Secondary School about 0.4 km from its Medavakkam reference point, with A K N Nursing Home about 0.6 km and Aysha Hospital about 0.7 km. The Puravankara post adds DAV Public School and San Academy in Velachery, and Global Hospital and Apollo Cradle, as being within easy reach; distances are not given, so test the drive at school-run hours. For bigger-ticket medical care and CBSE schools, most families here look towards Velachery and Tambaram.
Risks: flood basin, buffer rules, water and investor-held buildings
- Flood basin. Verified.Realestate's flood guide (updated 27 November 2025) places the Velachery, Medavakkam and Perungudi belt inside the Pallikaranai Marsh Basin, with frequent and prolonged water stagnation. Citizen Matters (20 June 2026) lists Medavakkam among the localities that saw severe inundation in 2015 and warns of renewed flood risk if the marsh's outlet channels stay obstructed. Visit after a heavy shower, not on a dry Sunday.
- Wetland rules. The NGT order of 24 September 2025 froze new planning approvals within a one-kilometre zone around the Pallikaranai Ramsar site, and the matter is before the Madras High Court. Citizen Matters' February 2026 list of affected revenue villages does not name Medavakkam, but a broker blog (Synergy Infracon, September 2026) lists Medavakkam among areas buyers should check. Sources conflict, so insist on a survey-number check for any plot or new launch.
- Water. Aurum Pulse's locality note (undated portal commentary) says municipal supply needs borewell back-up in peak summer; Square Yards' news feed, citing the Times of India in July 2026, reports a 0.47 m average fall in Chennai's groundwater in June. Ask the association what the building actually relies on.
- Investor-held buildings. The same Aurum Pulse note says many developments are investor-held with low owner-occupancy, which can weaken maintenance. Check the resident association's accounts before buying resale.
Who it suits, and our view
Medavakkam suits buyers whose jobs are split between OMR and Velachery or Tambaram, who want a larger home for the money than Velachery offers, and who will do the flood and approval diligence rather than assume it. It is less suited to anyone who needs a guaranteed rail link inside five years, or to buyers uncomfortable with wetland-adjacent land.
Our view: reasonable value, genuine choice of projects from named developers, and a risk profile that is manageable if you buy a building with a clean approval trail and visible drainage. The metro should be treated as an upside that may or may not arrive, not as a reason to pay more today.
