Guindy is Chennai's transport knot. Wikipedia describes the Kathipara junction as the place where Anna Salai, Mount-Poonamallee Road, the Inner Ring Road, 100 Feet Road and GST Road meet, the entry point to the city from the suburbs, and also a commercial and industrial hub that houses the headquarters of Ashok Leyland. Guindy is served by both Guindy railway station and Guindy metro station, and Wikipedia puts it about 10 km from the airport.
The neighbourhood is also unusually green and institutional: Guindy National Park, Raj Bhavan, IIT Madras, Anna University, the College of Engineering Guindy, the Race Course and the Cancer Research Institute are all on Wikipedia's list of landmarks. That mix explains why residential prices here sit well above those of the south-western suburbs and why supply is limited.
Prices: a market that fell, then rebounded
Square Yards' Guindy page (October 2026) shows an average asking price of ₹15,650 per sq ft for apartments as of June 2026, up 6.71% quarter on quarter. Read the whole series, though: it runs ₹17,250 (September 2025), ₹16,700 (December 2025), ₹14,700 (March 2026) and ₹15,650 (June 2026). The latest figure is therefore still about 9% below the September 2025 level.
By stage, ready-to-move projects (5) average about ₹13,420 per sq ft, with one under-construction and one new-launch project listed at about ₹8,050. Listed project rates include Puravankara's Purva Somerset House at ₹17,950, Appaswamy Parkhouse Mews at ₹17,350, Alsa Deer Park at ₹15,400 and VGN Fairmont at ₹11,700. For comparison, Square Yards lists neighbours Alandur at ₹10,850 and Adambakkam at ₹9,450 per sq ft, and Knight Frank's citywide average is ₹7,555.
Project prices conflict across sources, which is typical of luxury listings. Property Point lists Purva Somerset House at ₹3.2 to ₹8 crore (ready), while Square Yards shows ₹4.00 to ₹7.94 crore. Appaswamy Malkoha is listed by Property Point at ₹5.65 to ₹8.14 crore for 3 and 4 BHK homes with possession shown as December 2026, RERA TN/29/Building/0527/2024, while Square Yards shows ₹5.98 to ₹8.98 crore. At the lower end, VGN Richmond Towers is listed on Property Point at ₹1.18 to ₹1.56 crore for 2 and 3 BHK homes, under construction with possession shown as July 2027, RERA TN/29/Building/0549/2024; see Vgn Richmond Towers Guindy. We did not find a dated, sourced residential rent series for Guindy.
Metro and rail: connected, with more proposed
Guindy is on the operational Blue Line, which runs from the Airport to Wimco Nagar. That is the only locality in this guide with a metro station in service today. The proposed Tambaram-Velachery-Guindy corridor would connect Guindy to the Medavakkam-Pallikaranai belt. Verified.Realestate (12 January 2026) put the plan at DPR stage with about 19 stations; DT Next (March 2024) described a 26 km corridor to either Guindy or Little Mount; Swarajya (30 December 2025) quoted a CMRL official calling the line years away and said CMRL was still finalising a DPR. There is no approved alignment or start date that we could verify.
Wikipedia also notes CMRL's Kathipara Urban Square multimodal hub, and that the Chennai MRTS Velachery to St. Thomas Mount extension was completed in March 2026. Together with the suburban line, that gives Guindy more public transport options than nearly any other location in this guide.
Civic investment and daily life
Square Yards' news feed, citing Construction World, reported on 22 July 2026 that the Greater Chennai Corporation plans to upgrade civic infrastructure across roughly 90 km in three industrial estates, including Guindy, covering roads, stormwater drains, footpaths and streetlights. That is a positive for drainage if delivered, but it is a plan, not a result. Guindy's mix of industrial, institutional and residential land means noise and heavy vehicle traffic are real factors on some streets.
Risks to weigh
- Flood exposure. Verified.Realestate's flood guide (27 November 2025) lists Guindy among areas around the Adyar river basin, alongside Adyar, Saidapet, Kotturpuram and Jafferkhanpet, that flood when the river swells beyond capacity. Ask for the building's flood history and the plinth level.
- Traffic. Kathipara and the GST Road approach are congested at peak; test your actual commute.
- Mixed land use. Industrial estates and commercial buildings sit near some residential pockets, so check what surrounds the specific tower.
- Price volatility and conflicting quotes. The September 2025 to March 2026 drop in Square Yards' series, and the differences across sources, argue for negotiating and for written price sheets.
- Limited residential supply. Only a handful of residential projects are listed, so choice is narrow.
A short checklist before you pay a token amount
- Ask for the plinth level relative to the road and the building's performance in past Adyar floods, since Guindy sits in the Adyar basin.
- Request a unit-wise price sheet and compare it with both Property Point and portal ranges, because the sources above disagree.
- For Appaswamy Malkoha, whose listed possession is December 2026, ask for the occupancy certificate timeline; for VGN Richmond Towers, compare the July 2027 date against the registered completion date.
- Measure the walk to Guindy metro station from the tower, and drive the Kathipara approach at peak.
- Look at what stands next door: industrial estate, institutional campus or residential street.
Who it suits, and our view
Guindy suits professionals who work along Anna Salai, at the industrial estate, at IIT Madras or on the airport side, who want metro and rail access, and who can afford central-south prices. It suits less well anyone who wants quiet low-rise streets or a low entry price.
Our view: Guindy offers rare transport depth and green, institutional surroundings, but the Adyar-basin flood exposure and traffic are the two issues to inspect first. The proposed metro corridor is an upside to watch, not something to prepay for.
