Tambaram is where Chennai's southern suburbs have their centre of gravity. According to Wikipedia, its railway station is one of four primary terminals of Indian Railways in the Chennai Metropolitan Area, alongside Chennai Central, Egmore and Beach, and the area has been run since 3 November 2021 by the Tambaram City Municipal Corporation, with 70 wards in five zones. CMDA is named as the nodal planning agency for Tambaram.
That institutional weight, plus relatively low prices, explains the steady stream of first-time buyers and families moving here. It also explains the risks: a dense town centre, a history of flooding, and a metro that remains a proposal.
Rail first: why Tambaram works for commuters
Wikipedia states that 160 train services run daily between Chennai Beach and Tambaram, 70 between Tambaram and Chengalpet and 16 between Tambaram and Kancheepuram, and that the South Line links Tambaram with seven of the eight major interchange stations in the suburban network. These counts are as published in Wikipedia and may have changed. Knight Frank's H1 2026 report makes the broader point that Chennai's suburban rail has supported residential and industrial corridors extending towards Tambaram, Chengalpattu and Avadi.
Wikipedia also lists the Madras Export Processing Zone on GST Road, six kilometres south of the airport, as a 265-acre zone with 117 functional units and more than 26,000 employees at the time of that description. The Tambaram Air Force Station and the 320-acre Madras Christian College campus (described in Wikipedia's Selaiyur entry) are other long-standing anchors.
Metro: the Airport-Kilambakkam proposal
Tambaram has no metro today. The relevant proposal is the Airport-Kilambakkam extension of Phase 1: a 15.46 km elevated corridor with 13 stations at an estimated ₹9,335 crore including an elevated road, with a DPR submitted in February 2025. Construction World (31 July 2026) reported an official saying CMRL was awaiting clearance from the Centre, and Swarajya (5 August 2026) reported that the state budget sought Central approval for it. Propspedia's September 2026 explainer lists Tambaram among the localities on the alignment, but station sites are not fixed in the sources we found.
CMRL also invited tenders in July 2026 for a DPR on a roughly 27 km extension from Kilambakkam to Chengalpattu. Separately, the proposed Tambaram-Velachery-Guindy corridor is at DPR stage (Verified.Realestate, 12 January 2026), though Swarajya quoted a CMRL official on 30 December 2025 saying that line is years away. Wikipedia adds that CMRL planned in July 2026 to club the Airport-Kilambakkam extension into a wider Phase III network, and that an earlier Purple Line extension from Siruseri to Kilambakkam was dropped over patronage concerns. Taken together: proposals, not approvals.
Prices and what drives them
Square Yards' Tambaram page (September 2026) shows an average asking price of ₹5,800 per sq ft for apartments, up 10.09%, with the trend table showing ₹5,300 in September 2025 and ₹5,800 in December 2025 and no later points. Ready-to-move stock averages about ₹5,500 and villas about ₹7,850. Listed project rates include Kalki Flats at ₹8,050, Ruby Avenue at ₹7,550, Evocon Eden Gardens at ₹7,500, VGN Marble Arch at ₹6,650 and Casagrand Ferns at ₹6,400. Square Yards puts Tambaram West at ₹6,100 and Chromepet at ₹8,000.
Square Yards' overview reports a demand mix skewed to villas (49% of demand) and 3 BHKs (49%), and that 91% of demand sits in the ₹50 lakh to ₹2 crore band. For comparison, Knight Frank's citywide average is ₹7,555 per sq ft, so Tambaram's asking level is meaningfully lower, though portals and consultancies measure differently.
Hospitals, schools and projects
Square Yards lists Christudas Orthopaedic Multi Speciality Hospital about 0.6 km and COSH Multispeciality Hospital about 0.7 km from its Tambaram reference point. The Selaiyur entry on Wikipedia names PM SHRI Kendriya Vidyalaya No. 1 at Air Force Station Tambaram among CBSE schools in the area, and Madras Christian College occupies a large campus on the Selaiyur side.

- VGN Marble Arch: 2 and 3 BHK listed at about ₹85.03 lakh to ₹1.10 crore.
- Sobha Blossom: plots listed at about ₹25 to ₹98.68 lakh.
Risks: floods, approvals and density
- Flood history. Wikipedia's account of the December 2015 floods says Tambaram recorded 490 mm of rain in 24 hours from 8:30 am on 1 December, and that Tambaram, Perungalathur, Mudichur and nearby areas were inundated. Wikipedia's Tambaram entry lists Chitlapakkam, Pallavaram, Thiruneermalai, Thirupananthal, Peerkankaranai and Perungalathur lakes around the town. Check low-lying streets near tanks.
- Approvals. Tambaram falls inside the CMDA-planned metropolitan area. According to 1acre's guide, CMDA approves layouts inside the Chennai Metropolitan Area and DTCP approves elsewhere; for plots, confirm which authority approved the layout, the layout permit number and the patta. - Density and traffic. A rail-town centre is busy; Square Yards' resident-review summary mentions public transport scarcity in some pockets. Judge the specific street.
- Thin recent data. Square Yards' trend table stops at December 2025, so recent momentum is not visible in that source.
A short checklist before you pay a token amount
- Locate the exact survey number and compare it with CMDA's wetland restriction map; Verified.Realestate recommends this cross-check for anything near the marsh.
- Ask for the building plan approval date and the completion certificate, and compare the approval date with October 2025, when the freeze began.
- Ask your bank in writing whether it will lend against the specific building; lenders may take a more cautious view of buildings inside the mapped zone.
- Compare three recent ready-to-move asks in the same lane. With 75 ready projects on Square Yards, you have comparables, and the page's own average (about ₹5,745) is a reference point rather than a price.
- Visit after rain and ask residents where water collects.
Who it suits, and our view
Tambaram suits rail commuters to the city centre, buyers with budgets below ₹1 crore, families who value schools and institutions near a railway station, and plot buyers who will do legal diligence. It is less suited to anyone who works on OMR and wants a short drive, or who wants a metro today.
Our view: Tambaram offers some of the most space per rupee among well-served south Chennai addresses, with an infrastructure story built on rail that already exists rather than rail that is promised. Price caution should focus on the specific street and building, not the town name.
