Sholinganallur sits where Old Mahabalipuram Road (OMR) meets the road to the East Coast Road. Wikipedia describes it as the point where ECR, Tambaram, Mudichur and the Adyar-to-Mahabalipuram axis connect, about 2 km from ECR, and records that it was annexed into Chennai Corporation in 2011 as the city's last (200th) ward. That junction role explains both why it is busy and why it is the most-watched address on the OMR metro line.
This guide is for buyers weighing a flat here against its neighbours. It covers connectivity, who works nearby, the institutions you can name, what Q3 2026 asking prices look like and the risks that deserve a harder look than the brochure gives them.
Connectivity: OMR, the ECR link and the metro
By road, Sholinganallur is the OMR node from which buyers reach the coast, Tambaram and the city. Wikipedia lists the nearest airport as Chennai International at Meenambakkam. There is no metro station on OMR today. Square Yards (5 October 2026) puts the nearest working stations at Little Mount and Guindy on the Blue Line and St Thomas Mount on the Green Line, roughly 11 km from Sholinganallur.
The metro that will change this is Phase 2 Corridor 3 (Madhavaram to SIPCOT). Wikipedia's Purple Line article lists three stations in the immediate area: Sholinganallur, Sholinganallur Lake I and Sholinganallur Lake II, and shows the Sholinganallur station as an interchange with the under-construction Corridor 5 (Red Line). Square Yards calls it the planned hub for the OMR belt and cites a March 2027 target for that station.
Metro timing: sources disagree
Treat every opening date as provisional. Wikipedia lists the elevated Nehru Nagar to SIPCOT 2 stations as December 2027 and the underground section as December 2028. Square Yards says the elevated OMR stretch, once slated for June 2026, has slipped to around December 2026. Swarajya (8 February 2026) reported that progress from Nehru Nagar to Sholinganallur had been swift while pockets between Sholinganallur and Siruseri were slower. We cannot reconcile these dates, so we do not give one.
Separately, the first Phase 2 section to open is on a different corridor. DT Next (26 September 2026) reported that the Prime Minister was likely to inaugurate the 14.6 km Poonamallee to Vadapalani stretch on 11 October, with the final schedule still to be announced. It does not serve OMR.
Jobs, schools and hospitals
- Employers: Wikipedia says Sholinganallur is home to many BPO and IT/ITES firms, naming Wipro, Infosys and Tata Consultancy Services, and notes a Tamil Nadu Housing Board satellite township with IT parks, schools and a bus terminus.
- Colleges: Sathyabama University, Jeppiaar Engineering College, St Joseph's College of Engineering and St Mary's School of Management Studies are listed by Wikipedia. The Indian Maritime University's Chennai campus is at Uthandi in the same area.
- Schools: Sacred Heart Matriculation Higher Secondary School (founded 1988) is the school Wikipedia names. For CBSE and international boards, check the nearby Karapakkam and Navalur clusters rather than assuming coverage.
- Hospitals: Practo lists Tulips Multispeciality Hospital and Astra Speciality Hospital in Sholinganallur as 24x7 facilities. Apollo Speciality Hospitals OMR, a tertiary NABH-accredited centre that began in February 2017, is at Perungudi, further up the corridor (Apollo Hospitals).
Price levels, Q3 2026
Magicbricks (Q3 2026, updated October 2026) shows an average asking price for multistorey apartments of ₹8,459 per sq ft in Sholinganallur, up 4% quarter on quarter, with a range from ₹6,758 to ₹10,160. By configuration it shows 2 BHK at ₹6,400-9,600 per sq ft (up 14% year on year) and 3 BHK at ₹6,500-10,300 per sq ft (up 17% year on year). These are indicative asking prices, not registered transaction values, and they exclude parking, GST and registration.
Magicbricks also lists residential plots at an average ₹22,265 per sq yard with a 65% quarter-on-quarter change. A jump that large usually reflects a thin or changing sample, so we would not use it as a land benchmark without checking recent registered deals.

Risks to weigh
- Flooding: a third-party analysis from Verified.RealEstate marks the OMR belt including Sholinganallur as one of the more consistently flagged flood-risk zones, noting it is drained by the Pallikaranai catchment. Treat it as a prompt to check, not a verdict on any one building.
- Drainage works are under way: DT Next (6 September 2026) reported a ₹73 crore stormwater drain on OMR at Thoraipakkam, being built by the Highways Department to link water from the Pallikaranai marsh to the Buckingham Canal, in an area where metro works are also in progress. Completion is not confirmed in that report.
- Construction disruption: the elevated metro and junction works mean roads here can stay congested while they continue.
- Metro dates: do not pay a premium for an opening date that official sources have not fixed.
Who it suits and our view
Sholinganallur suits buyers who want to be at the centre of OMR with access both to the IT employers and to the coast road, and who can accept a busy junction. It is a bigger, more established address than Navalur or Siruseri but, on Magicbricks' numbers, cheaper per sq ft than Karapakkam.
Our view: it is a practical, liquid address whose metro upside is real but undated. Prefer projects with a clean approval trail, check the specific plot's flood history with long-term residents, and treat the metro as a bonus rather than the reason to buy.
