Perumbakkam shows how a locality can be both a market leader and a risk case in the same year. Knight Frank's H1 2026 report named it among Chennai's best-performing micro-markets, with prices up 20% year on year, citing proximity to the OMR employment belt and upcoming Phase 2 metro connectivity. In the same months it appeared in court filings, a revoked environmental clearance and a government freeze on approvals around the Pallikaranai marsh.
Neither story cancels the other. Understanding both is what a buyer needs.
Location and everyday access
Wikipedia places Perumbakkam in Chengalpattu district, bounded by Sholinganallur to the east, Semmencheri to the south, Medavakkam to the north and Sithalapakkam to the west, with the ELCOT SEZ campus nearby. It is connected to Tambaram by the Velachery-Tambaram road and to Sholinganallur by the Medavakkam-Sholinganallur road. The 200-acre Perumbakkam lake is described as an important water source for residents and farmers.
Square Yards' overview lists Gayathri Vidyalaya Nursery and Primary School (about 0.2 km) and Advent School (about 0.6 km) among nearby places. We did not find a source naming major hospitals within the locality, so verify the nearest emergency facility yourself.
Metro: close to the line, not on it
Phase 2's Purple Line (Corridor 3) runs along OMR with stations listed at Sholinganallur, Semmancheri and Navallur, according to Wikipedia. Swarajya reported in February 2026 that work between Nehru Nagar and Sholinganallur was progressing quickly while some pockets between Sholinganallur and Siruseri were slower. Perumbakkam itself has no station; expect a short road or auto hop, and measure it for the specific tower you are considering.
Reports differ on the size of Phase 2 as a whole (116.1 km in Swarajya's February 2026 piece, 118.1 km in its August 2026 piece, 118.9 km on Wikipedia), which is a reminder that figures get revised. The first operational stretch is the Poonamallee Bypass-Vadapalani section in west Chennai; nothing in the south has opened yet.
Prices: a strong year, but check the direction
Square Yards' Perumbakkam page (October 2026) shows an average asking price of ₹6,300 per sq ft, down 4.35% on the previous quarter. Its series reads ₹6,000 (September 2025), ₹6,500 (December 2025), ₹6,550 (March 2026) and ₹6,300 (June 2026). By status, ready-to-move stock averages about ₹6,150, under-construction about ₹6,000 and new launches about ₹5,950. Listed project rates include Ozone Greens Perumbakkam at ₹10,300, Urban Tree Oxygen at ₹6,950, Casa Grande Cherry Pick at ₹6,750, Radiance Realty Mercury at ₹6,700 and Indiabulls Greens Phase 2 at ₹6,450.
These two data points are not in conflict so much as measuring different things: Knight Frank's 20% is a year-on-year move across H1 2026 in its own price series, while Square Yards' minus 4.35% is a quarter-on-quarter change in listing averages. Both can be true. The practical point is that Perumbakkam is one of the cheaper OMR-adjacent addresses (about 17% below the citywide ₹7,555 per sq ft that Knight Frank reports, though the two numbers come from different sources and are only a rough comparison), and that quoted prices have wandered.
The Pallikaranai dispute, and one project in particular
Perumbakkam is among the revenue villages named in the one-kilometre zone of influence around the Pallikaranai Ramsar site. The Tamil Nadu State Wetland Authority's June 2025 report, as summarised by Verified.Realestate, flagged specific Perumbakkam survey numbers as patta wetlands. The NGT order of 24 September 2025 froze new approvals while the zone is delineated, and the Madras High Court case challenging that order had no final ruling as of the latest reports we found (Propspedia, updated 28 September 2026).
Brigade Morgan Heights, listed on Property Point at ₹1.25 to ₹3 crore with possession shown as December 2029 and RERA TN/35/Building/0099/2025, has been at the centre of this. The News Minute reported that the High Court stayed construction on 31 October 2025 until 12 November on a public-interest petition. The South First reported on 18 June 2026 that the State Environment Impact Assessment Authority revoked the project's environmental clearance, citing construction begun without the Wetland Authority's prior permission; the date of the order appears as 8 May in some reports and 12 May in Brigade's own statement, which we have not reconciled. Brigade said it would challenge the revocation, calling it arbitrary and noting that the High Court had dismissed an earlier legal challenge in February 2026, per FilingReader's summary of the company's release.

Other projects and the flood question
- Ozone Greens Perumbakkam: a large township-style project; Square Yards lists 1 to 4 BHK units from about ₹45 lakh to ₹1.64 crore with a high listed rate relative to neighbours, so confirm what is being priced.
- Embassy Residency, Radiance Realty Mercury, Casagrand Cherry Pick and Casagrand Vogue appear in Square Yards' tables; we have not verified each project's approvals or delivery.
- Flood history: Verified.Realestate (27 November 2025) classes Perumbakkam as Very High risk, saying it floods even in moderate rain because of old channels, marsh overflow and nearby lakes. Citizen Matters (20 June 2026) lists it among 2015's severely inundated localities. Visit during rain.
Who it suits, and our view
Perumbakkam suits an end-user on OMR, in Sholinganallur or in the Medavakkam belt who wants a lower entry price, is comfortable with a longer commute to the metro, and will treat approvals and drainage as non-negotiable checks. It is poorly suited to anyone who needs certainty on timing for a loan-funded purchase.
Our view: relative affordability and a real demand story are offset by wetland-related legal exposure that is larger here than in most south Chennai locations. A completed building with a clean certificate trail is the safer way into this market.
