Updated 21 October 2026. We read the project's entry on the TNRERA register (rera.tn.gov.in) and Cushman & Wakefield's Q3 2026 report today, and compared them with two property-portal listings. Pages that currently rank repeat one portal's figures. This one shows where the listings disagree with the register, explains the developer name, and covers the land pooling decision next door. Tulive Pavilion is not a Property Point listing; we point to homes we do list nearby at the end.
Is Tulive Pavilion RERA approved?
It is registered. RERA registration means the promoter has filed approvals and project details with the authority; it is not an endorsement of the project. The TNRERA register entry, as read on 21 October 2026:
- Registration number: TNRERA/35/BLG/0269/2026, dated 07-08-2026.
- Promoter: M/s GKS Properties Pvt Ltd, Club Road, Chetpet, Chennai 600031.
- Building: basement floor (parking) + ground floor + 5 floors, height 18.20 m.
- Homes: 388 dwelling units, registered as affordable housing, with an association room, meeting room, gym, games room and swimming pool.
- Planning permission: CMDA, No. OL-PP/NHRB/0209/2026, letter dated 22 May 2026.
- Building permission: President, Kovilanchery Village Panchayat, Letter No. 05 dated 4 July 2026.
- Project completion date declared to TNRERA: 05.03.2033.
Where exactly is Tulive Pavilion?
The register places it at Agaram Main Road, Kovilanchery, on survey numbers 92, 93 and 94 of Kovilanchery village, within St Thomas Mount Panchayat Union, Tambaram taluk, Chengalpattu district. Portals use different names for the same site: one lists it under Medavakkam 600100, another under Kovilacheri, and Cushman & Wakefield names the location as Vengaivasal. These are neighbouring localities south of Medavakkam, so the names describe the same area rather than different projects. Use the survey numbers, not the locality name, when you check land records.
Who is the developer, GKS Properties or Tulive GK Shetty?
The promoter on the TNRERA register is GKS Properties Pvt Ltd, and Cushman & Wakefield names the same company. Portals show the project under the Tulive GK Shetty brand. The register carries other Tulive-branded projects too: Tulive Rosendale in Thiruvanmiyur, also by GKS Properties, and Tulive Flora in Mudichur, by Revista Holdings Pvt Ltd at the same Club Road, Chetpet address.
What matters for you: the agreement for sale, receipts and bank account for payments should be in the name of the registered promoter, GKS Properties Pvt Ltd, matching the RERA entry.
What is the price of Tulive Pavilion?
We could not find a price sheet published by the developer, so we do not quote one. Portal listings show price ranges that differ from each other by several lakh, and neither says it comes from the developer. Ask the developer for a dated, written price sheet that states the carpet area, the per sq ft basis and every extra charge: car park, club, corpus, GST and registration.
For context only: Knight Frank's Chennai data has ₹50 lakh–1 crore as the largest sales band in January–September 2026, at 6,506 homes, up 7% (Business Minutes, 7 October 2026). Cushman & Wakefield counted affordable housing at 17% of Chennai's Q3 launches, its highest quarterly share in 2026.
Sizes, configurations and possession: register vs listings
The listings do not agree with each other, and some do not agree with the register. Where they differ, the TNRERA entry is the record.
- TNRERA register: 388 homes, basement + ground + 5 floors, completion 5 March 2033.
- Cushman & Wakefield Q3 2026: 388 units, 908–1,524 sq ft.
- Squareyards: 2 BHK of 1,166 and 1,286 sq ft and 3 BHK of 1,375 and 1,518 sq ft (saleable), launched August 2026, handover March 2033. The page describes the project both as a single high-rise tower and as multiple low-rise structures.
- RoofandFloor: 2, 3 and 4 BHK of 1,091–2,713 sq ft on 4.6 acres, ten blocks, basement + ground + 5 floors, possession September 2029.
- Floor plans and brochure: we found no brochure or plan set published by the developer. Ask for the plans approved by CMDA and compare the carpet area with the register filing.
The Madambakkam land pooling decision next door
Kovilanchery was one of three villages in a proposed land pooling scheme. The Tamil Nadu Housing and Urban Development Department has dropped the Madambakkam scheme, which covered 600 acres across Madambakkam, Agaramthen and Kovilanchery, after opposition from residents and landowners (The New Indian Express, 16 October 2026). The CMDA had issued its declaration of intention in March 2024. Madambakkam had been planned as Tamil Nadu's first land pooling scheme. The report says the declarations lapsed, and the CMDA member-secretary confirmed the decision.
For buyers, this means the planned layout of roads and plots under that scheme will not go ahead in its proposed form. Existing approvals for individual projects are a separate matter. Ask the developer which access roads serve the site today.
