Chennai's luxury market is old money and quiet: tree-lined streets in Poes Garden, Boat Club and Alwarpet, family addresses in Mylapore and Nungambakkam, and a new generation of towers in Anna Nagar and along OMR and ECR. It is also one of India's tightest luxury markets.
Knight Frank's mid-2026 report found just 117 unsold homes in central Chennai, enough for about two weeks of sales, and called the ₹5–10 crore segment there 'exceptionally tight'. It named Nungambakkam, Mylapore, Gopalapuram, Kilpauk and RA Puram among the city's highest-value addresses.
The market in numbers
- Homes above ₹1 crore made up 42% of Chennai's sales in January–September 2026, up from 34% a year earlier, and the ₹2–5 crore band grew 54% (Knight Frank).
- Chennai's average price in the September quarter was ₹7,715 per sq ft, up 5.9% (Knight Frank). Luxury addresses trade at two to three times that.
- Kilpauk ranged from ₹20,291 to ₹20,888 per sq ft in mid-2026, up 9% in a year; Anna Nagar ₹13,128 to ₹13,950 (Knight Frank H1 2026).
