Developers build them in limited numbers, usually as the top configuration in a tower or as a separate premium block, and buyers tend to be multigenerational families, returning NRIs and senior professionals upgrading from a 3 BHK. That scarcity matters: Knight Frank's H1 2026 report noted that Chennai's ₹5-10 crore segment remained exceptionally tight, with minimal inventory and rapid absorption.
The price range for a 4 BHK in Chennai is wide, and almost all of the difference is locality. This guide maps it corridor by corridor and names projects on Property Point with real four-bedroom stock.
Why 4 BHK demand is rising in Chennai
- Upgrading households: per Knight Frank, the ₹1-2 crore and ₹2-5 crore bands rose to 27% and 12% of Chennai sales respectively in H1 2026, as demand shifted toward larger homes and lifestyle-led projects.
- Fewer affordable homes: the sub-₹50 lakh share of sales fell from 22% to 12% year-on-year (per Knight Frank, H1 2026), a sign that the buyer base has moved up the ticket-size ladder.
- Employment depth: Global Capability Centres accounted for 45% of Chennai's office leasing in H1 2026 (per Knight Frank), and senior GCC roles are a meaningful source of large-home demand on OMR and in west Chennai.
- NRI families: four bedrooms accommodate visiting parents and a home office, which makes the format a natural fit for families planning an eventual return.
What a 4 BHK costs, by corridor
Using Cushman & Wakefield's Q2 2026 quoted capital values and a 2,500 sq ft 4 BHK, the indicative base cost by submarket is below. Cushman's figures are base rates and exclude other charges.
- Central (Boat Club, Poes Garden, Nungambakkam), high-end: ₹25,000-28,000/sq ft, so roughly ₹6.3-7.0 crore.
- Off Central I (R.A. Puram, Alwarpet, Teynampet), high-end: ₹21,500-26,500/sq ft, roughly ₹5.4-6.6 crore.
- Off Central II (Adyar, Anna Nagar, Kilpauk, Thiruvanmiyur and similar), high-end: ₹17,500-21,000/sq ft, roughly ₹4.4-5.3 crore.
- OMR, Thiruvanmiyur to Kelambakkam, mid segment: ₹7,500-9,500/sq ft, roughly ₹1.9-2.4 crore.
- Suburban North (Madhavaram, Perambur), mid segment: ₹6,000-8,500/sq ft, roughly ₹1.5-2.1 crore.
- GST Road and Porur, mid segment: ₹6,500-8,500/sq ft, roughly ₹1.6-2.1 crore.

The list below covers projects on Property Point where four-bedroom units are part of the published configuration. Prices are as listed by portals or the developer at the time of research and should be re-quoted.
- Casagrand Vienna, Adyar: a 1.5-acre, 98-unit boutique project on Lattice Bridge Road with 2, 3 and 4 BHK apartments and duplexes; 4 BHKs of 2,784-3,101 sq ft are listed at about ₹19,999 per sq ft, or ₹6.21-6.84 crore, with possession targeted for December 2029 (per Casagrand and portal listings).
- Appaswamy The Broadstone, Ramapuram: 190 homes in two towers on about 2 acres off Mount Poonamallee Road near DLF IT Park, offering only 3 and 4 BHKs; 4 BHKs range from 2,259 to 2,579 sq ft (per Square Yards).
- Radiance Eternity, Thoraipakkam (Ellaiamman Nagar, off OMR): a 2.21-acre, 215-unit project of Stilt + 22 floors; listings show 3 and 4 BHKs of 1,714-2,711 sq ft at ₹2.2-3.52 crore all-inclusive and a December 2028 possession target (per RoofandFloor).
- DRA Infinique, Valasaravakkam: a single tower of 76 homes in 3 and 4 BHK formats; 4 BHKs are listed from about ₹2.48 crore with carpet areas of 1,363-1,386 sq ft (per Ghar.tv).
- Casagrand Mercury, Perambur: 4 BHKs of 2,551-3,952 sq ft listed from about ₹2.25 crore base price, alongside 5 BHKs at ₹3.59-3.61 crore (per RoofandFloor).
- Pacifica Aurum, Padur: JLL Homes lists a 2,232 sq ft 4 BHK in the ready Pride Towers phase at ₹1.46 crore, one of the lowest 4 BHK entry points on OMR.
- Casagrand Hola, Sholinganallur: 4 BHK apartments, 4 BHK signature villas and floor villas within a ~30-acre community (per RoofandFloor and JLL Homes).

Apartment, floor villa or independent villa?
In Chennai a 4 BHK can take three forms. A high-rise 4 BHK gives security, amenities and lift access, and usually the best resale liquidity. A floor villa or duplex inside a gated community gives more privacy and often a terrace. An independent villa on ECR or in the Siruseri-Kelambakkam belt gives land and space, but resale is slower and maintenance is yours.
For multigenerational families, a ground-floor bedroom or a lift within the unit matters more than a fifth bathroom. For NRIs who will let the home for some years, an apartment in a large, well-run community is usually easier to manage.
Questions to ask before you sign for a 4 BHK
- Carpet area, not just super built-up area. DRA Infinique's 4 BHK carpet of roughly 1,370 sq ft and Casagrand Mercury's 4 BHK at up to 3,952 sq ft illustrate how differently developers define a four-bedroom.
- UDS (undivided share of land) allocated to the unit, which should scale with the size of the home.
- Number of 4 BHK units per floor and per tower. Fewer large units per core usually means better privacy.
- Parking: a 4 BHK household often needs two covered slots; confirm allotment in the agreement.
- TNRERA registration, quarterly progress updates and the developer's record on earlier phases.
Who buys 4 BHKs in Chennai, and what they prioritise
Three buyer types typically account for most 4 BHK demand. The first is the multigenerational family consolidating two households, often selling an older independent house in a central neighbourhood. For them the deciding factors are a bedroom with an attached bath on the entry level of the home, lift reliability and proximity to hospitals and temples. Casagrand Vienna in Adyar and Appaswamy The Broadstone in Ramapuram appeal to this group because they keep the family within the familiar city grid.
The second is the senior professional in the IT or GCC economy who wants a large home within a short commute. This buyer looks at OMR and the IT core, at projects such as Radiance Eternity in Thoraipakkam or Casagrand Hola in Sholinganallur, and cares about a home office, a second living area and two covered parking slots.
The third is the NRI family, frequently from the Gulf or Singapore, planning a return in five to ten years. They often buy under construction, accept a later possession date, and let the home in the interim. For them, the strength of the community's management and the depth of the rental market matter as much as the floor plan.
Ready or under construction?
A small number of 4 BHKs are available ready to move, such as the Pride Towers phase at Pacifica Aurum in Padur listed by JLL Homes, and DRA Infinique in Valasaravakkam, whose listings showed possession beginning in mid-2026. Ready homes carry no GST once the occupancy certificate is issued, let you inspect the exact unit, and remove delivery risk. Under-construction 4 BHKs, which are the majority, offer newer specifications and staged payments but tie up money for two to four years; Prestige Palm Court and TVS Emerald Avalon, for example, show possession dates in December 2030.
If you need the home within a year, shortlist only completed or near-complete buildings and ask for the occupancy certificate before you negotiate.
Is a 4 BHK a good investment?
As a rental, a 4 BHK usually yields less than smaller homes in percentage terms because rents do not rise in proportion to size. Cushman & Wakefield's Q2 2026 data shows mid-segment rents on OMR of ₹32,500-35,000 a month for its benchmark homes, which illustrates that larger homes must command a meaningful premium to keep yields comparable.
The stronger case is end-use and scarcity. With Knight Frank describing the ₹5-10 crore band as tightly held, well-located large homes in established neighbourhoods have historically been easier to sell than oversized units on the periphery. Buy a 4 BHK for how you will live in it, in a location where the next buyer will also want four bedrooms.
