Updated 21 October 2026. We re-opened the Knight Frank coverage, the Anarock Q3 2026 report, the FY26 report on ₹10 crore-plus homes and the developer pages for this month's launches. The page that currently ranks for this search is a mid-2025 narrative with no 2026 data. This note gives the current numbers, defines the tiers, lists the October 2026 launches with only what the developers have published, and sets out what a ₹5 crore-plus buyer should check.

What is considered ultra-luxury in Chennai?

The word is used loosely in marketing. Two research definitions are worth keeping in mind.

  • Anarock: high-end ₹1.5–2.5 crore · luxury ₹2.5–4 crore · ultra-luxury above ₹4 crore (Anarock, Q3 2026).
  • India Sotheby's International Realty and CRE Matrix: the high-end luxury bracket they track starts at ₹10 crore (CRE Matrix, 6 May 2026).
  • In practice, in Chennai's central addresses, ultra-luxury apartments are usually 4 BHK homes of 3,000 sq ft and more, few homes per floor, in Alwarpet, Poes Garden, Boat Club, Nungambakkam, Mylapore and parts of Anna Nagar.

Are luxury home sales rising in Chennai in 2026?

Yes at the top, and two reports that disagree on overall volume agree on that. Knight Frank counts 13,871 Chennai sales in January–September 2026, up 2% and the highest nine-month total since 2018, with launches down 7% to 14,639 units (Business Minutes, 7 October 2026). Anarock counts Q3 2026 sales of about 5,400 units, down 10% year on year, launches of about 5,850, unsold inventory of 34,150 units and an average price of ₹7,345 per sq ft (Anarock, Q3 2026). The methods differ, so the totals are not comparable.

  • Below ₹50 lakh · 1,542 units · down 46% (News Today, 6 October 2026).
  • ₹1–2 crore · 3,808 units · up 17% (Business Minutes, 7 October 2026).
  • ₹2–5 crore · 1,709 units · up 54% (Business Minutes, 7 October 2026).
  • ₹5–10 crore · up 17% (News Today, 6 October 2026).
  • ₹10–20 crore · up 22% (News Today, 6 October 2026).
  • Weighted average price · ₹7,715 per sq ft in Q3 2026 · up 5.9% (News Today, 6 October 2026).

What does ₹10 crore buy in Chennai?

About 4,290 sq ft, according to the FY26 India Sotheby's and CRE Matrix report, against about 3,930 sq ft in Bengaluru and 6,210 sq ft in Hyderabad. Chennai sold 58 homes of ₹10 crore and above in FY26, worth ₹727 crore (CRE Matrix, 6 May 2026). That is a small, liquid-only-at-the-right-price market: resale depth is real in the best buildings and thin elsewhere.

Which new luxury projects launched in Chennai in 2026?

Three projects matter this autumn. We give only what the developers or their announcements have published.

  • TransIndia Grandeur, Anna Nagar · announced 8 October 2026 · 3 and 4 BHK · two wings of ground plus 11 floors · four homes per floor · piling complete · completion about two and a half years from launch · prices and RERA number not disclosed (PropNewsTime, 10 October 2026).
  • Lancor Ananya, Warren Road, Mylapore · TNRERA/29/BLG/0194/2026 dated 08.06.2026 · 48 residences, four per floor · 3 and 4 BHK of 1,271–2,448 sq ft · prices not published on the project page (Lancor, accessed 21 October 2026).
  • Brigade Icon, Anna Salai (Mount Road) · 3, 4 and 5 BHK in a tall tower · listed with us from ₹8.4 crore · under construction · confirm the current price list and RERA details with the developer.
  • Haddows Road, Nungambakkam · Baashyaam Group's 5.8-acre site bought for about ₹1,212 crore including registration · no project, brochure or RERA filing yet (The Realty Today, 5 December 2025). News only; there is nothing to price.

Which are the best luxury apartments in Chennai?

There is no single list that fits every buyer. At this level the questions that separate one building from another are the same.

  • Address and scarcity: a central street with little new land will hold demand better than a new corridor with heavy supply.
  • Density: homes per floor, total homes in the building and lifts per core. Four homes per floor is common in the new launches above.
  • Undivided share of land: compare it per sq ft of carpet area. In the CBD it is often the most valuable part of what you buy.
  • Carpet vs built-up vs super built-up: ask for the carpet area as registered with TNRERA and price everything against it.
  • Title and approvals: TNRERA registration, planning permit, and for ready homes, the completion or occupancy certificate.
  • Resale depth and rent: ask a local broker for recent resale prices in the same building, and expect rental yields at this level to be modest.

Ready or under construction?

A ready home lets you inspect the finished product and avoids construction-stage risk. An under-construction home offers a choice of floor and layout and staged payments. Ask your chartered accountant how GST and stamp duty apply to the specific contract; the treatment of under-construction and completed homes differs, and the answer depends on the deal structure.

How to read a luxury price list in Chennai

Price lists at this level often quote a single all-in figure per home. Break it down before you compare two buildings.

  • Base price per sq ft, and which area it is quoted on: carpet, built-up or super built-up.
  • Floor-rise and view premiums, which can differ sharply between a low floor and the top floors of the same tower.
  • Car parks: how many covered slots come with the home and whether extra slots are sold separately.
  • Club, corpus and maintenance deposits, and how many months of maintenance are collected in advance.
  • Registration value: stamp duty and registration are paid on the registered value, which must be checked against the guideline value on TNREGINET.
  • Payment plan: for under-construction homes, how much is due at booking, at agreement and at each stage, and whether the stages are tied to verifiable construction milestones.
