JLL Homes lists a 1,376 sq ft 3 BHK at about ₹98 lakh, a 1,471 sq ft 3 BHK at about ₹1.10 crore and a 2,083 sq ft 4 BHK at about ₹1.45 crore (indicative asking). The 4 BHK exceeds our catalogue ceiling, which is another sign the catalogue range may be for a different phase.

  • Possession: September 2027 (our catalogue). Resale and rental listings for Alliance Humming Gardens appear on houssed.com, which suggests earlier phases are already occupied; confirm which phase you are buying.

Location assessment

The project lies south of the Navalur-Siruseri IT stretch, close to Kelambakkam on the OMR. The planned Corridor 3 metro is expected to terminate at Siruseri SIPCOT-II (per The Metro Rail Guy), so this site is beyond the planned terminus; a metro extension is not confirmed in the sources we read. Chennai Metro Phase 2 (approved by the Union Cabinet in October 2024: three corridors, about 118.9 km and 128 stations, per The Metro Rail Guy's compilation) has seen repeated schedule shifts. Reports have variously targeted completion between 2026 and 2028, and some sections have been paused for contract reasons, so treat any metro date as indicative and check the latest CMRL notice.

The living case rests on commuting by road to OMR IT campuses and on affordability. We did not verify a school or hospital list; ask for one.

Price check

Using the portal figures above, the indicative asking rate works out to about ₹7,100-7,500 per sq ft (our arithmetic: price divided by sq ft, for the 3 BHK units; about ₹7,000 for the 4 BHK). Magicbricks' Q3 2026 average for Padur apartments is about ₹7,360 per sq ft, and Kelambakkam plots average roughly ₹3,770 per sq ft of land (both as cited in our OMR analyses). A villa or house-format home at roughly ₹7,000-7,500 per built sq ft looks competitive against Padur apartments, and the entry price below ₹1 crore is a notable draw. Developer track record

Alliance Group was founded in 2004 and has been reported (aggregator data) to have about 41 projects, with 21 completed and 20 ongoing; it also reported sales of ₹2,568 crore across 4,199 homes in FY 2022-23. The developer's own claim of a very large built-up area is a marketing figure we have not verified. We searched for TNRERA complaints, court matters and news reports of delays against Alliance Group and found none in our search; the TNRERA orders we did find involved other developers. As with any developer, check the TNRERA order list yourself.

Design and amenities (developer claims)

Portal listings describe a gated community with a meditation centre and 24-hour water supply. These are marketing claims; verify them in the layout and the maintenance agreement.

  • Flooding: treat drainage as a priority diligence item on this stretch of OMR. Ask for the site's plinth level and its water levels in the 2015 and 2023 monsoons, and check the approved drainage plan.
  • Distance from the city core, and no confirmed metro.
  • Conflicting format description (apartment versus villa) between our catalogue and portals.
  • A 716-unit community means maintenance and management quality will matter.

It suits first-time buyers and OMR employees seeking a house-format home near ₹1 crore and willing to commute by road. Skip it if you want metro access, if flooding history would keep you awake, or if you need to be sure of the exact unit type before you proceed.
