Alwarpet is small, central and expensive. Wikipedia places it north of the Adyar River between Teynampet, Mylapore, Abhiramapuram and Raja Annamalaipuram, within Zone IX of the Greater Chennai Corporation and split between wards 122 and 123. Its main spine is T.T.K. Road, with Eldams Road, C. P. Ramaswami Aiyar Road and the Chamiers Road corridor providing links towards Anna Salai, Mylapore and the Adyar side.
Historically a district of garden houses and large estates, it still carries traces of that past: The Grove on Eldams Road, Srinivasa Gandhi Nilayam and the Madras Club on a surviving part of the old Moubrays Gardens estate, as Wikipedia describes. Today it is predominantly urban, with apartment buildings, offices, hospitals and cultural institutions.
Metro: a station in development, a line still to open
An underground Alwarpet station is under development as part of Corridor 4 (the Yellow Line) of Phase 2, according to Wikipedia, which adds that because of the restricted road width a stacked-platform arrangement has been adopted for Alwarpet and several neighbouring underground stations. Wikipedia also records that in 2026 detailed design work was commissioned for integrated property development above station entrances and exits at Alwarpet. The Yellow Line's station list shows Lighthouse, Kutchery Road, Thirumayilai, Alwarpet, Bharathidasan Road, Boat Club and Nandanam as under construction.
The first operational Phase 2 stretch is on the same line but far to the west: Poonamallee Bypass to Vadapalani, reported by The Hindu on 25 September 2026 as likely to be inaugurated on 11 October. We did not find a verified opening date for the central underground sections, so a station at Alwarpet should be treated as a future benefit. In the meantime, construction around TTK Road and the neighbouring streets is part of daily life.
Prices: a small market in the crore-plus bracket
Square Yards' list of luxury projects in Alwarpet (8 projects) shows indicated rates between about ₹12,000 and about ₹24,400 per sq ft, with starting prices from about ₹2.24 crore to about ₹8.8 crore. Its wider Alwarpet project list shows 92 projects. These are asking prices from one portal and are not transaction data.
Property Point lists three projects. Chaitanya Gayatri offers 4 BHK homes at ₹10.4 to ₹10.5 crore, under construction, possession shown as March 2027 (see Chaitanya Gayatri Alwarpet). SVH Lush offers 3 BHK homes at ₹7.2 to ₹7.3 crore, under construction, possession shown as December 2027, RERA TN/29/Building/0388/2023 (see Svh Lush Alwarpet). Bluemoon Aurora on TTK Road offers 4 BHK homes at ₹8.93 to ₹11 crore, under construction, possession shown as October 2026 (see Bluemoon Aurora Alwarpet Ttk Road). That last date is close to today, so ask for the occupancy certificate timetable and a snag list before final payment.
Knight Frank's H1 2026 Chennai chapter describes the ₹5 to ₹10 crore band as exceptionally tight, with minimal inventory and rapid absorption. Hospitals, schools and daily life
Wikipedia's Alwarpet entry shows Kauvery Hospital on T.T.K. Road and describes the area as containing hospitals, offices and cultural institutions along its main roads. Its list of Chennai hospitals also names Apollo Hospitals and the Madras Medical Mission among the city's major providers, though that list is a city-wide template and not a statement of proximity. For schools, look across the Mylapore and Teynampet boundaries and ask for current admissions information directly from institutions.
Risks and trade-offs
- Metro works and traffic. The Yellow Line's underground sections will bring years of construction on TTK Road and adjacent streets before opening.
- Small plots, small buildings. Most new supply is boutique and redevelopment-led, with few amenities beyond parking and a lift. A high price per square foot buys the address, not a campus.
- Delivery. Check RERA registration, the registered completion date and the developer's earlier delivery record, especially for projects with possession shown within months.
- Flood and drainage. Wikipedia places Alwarpet just north of the Adyar River. Verified.Realestate's flood guide lists Adyar, Saidapet and other riverside areas as vulnerable and does not name Alwarpet, so ask about the specific street.
- Heritage and redevelopment rules. Older garden-house plots can have layered histories; have your lawyer trace title carefully.
A short checklist before you pay a token amount
- Confirm the TNRERA registration number and the registered completion date. Of the three Property Point listings, SVH Lush carries RERA TN/29/Building/0388/2023 on our listing; ask for the registration certificates for the others.
- Ask whether the street or plot sits near planned station entrances or exits. Wikipedia notes that detailed design for property development above station entrances at Alwarpet was commissioned in 2026, which could change what is built next door.
- Ask for the title chain back at least thirty years. Older garden-house plots in this area can carry layered ownership.
- Walk the access road at peak hour and note where construction barricades stand today.
- Compare the all-in price per square foot, including parking, with comparable Mylapore and Adyar projects before negotiating.
Who it suits, and our view
Alwarpet suits senior professionals, business owners and NRIs who want a central address with quick access to Mylapore, Teynampet and Anna Salai, and who can pay several crore for a modest-size apartment. It does not suit buyers who want large amenity decks, wide roads or a quick, quiet hand-over.
Our view: Alwarpet's strengths are location and scarcity; its weaknesses are construction disruption, small buildings and high entry prices. If you buy, prefer a project close to completion with a clean title and approvals, and treat the metro as a future bonus.
