Updated 21 October 2026. We re-opened the deal reports, the FY26 report on ₹10 crore-plus sales and the latest Knight Frank city data today. Most pages that rank for this question give a table of per-sq-ft ranges with no source and no date. This note starts from transactions that were actually recorded, says plainly where none exist, and explains why the best bungalow land in the city so rarely changes hands in public.
Which is the most expensive area in Chennai?
By reputation and by asking prices, Boat Club Road (off RA Puram) and Poes Garden (Teynampet) sit at the top. A developer blog published on 22 August 2026 puts Boat Club Road at ₹30,000–45,000 per sq ft and Poes Garden at ₹25,000–40,000 per sq ft (LiveHomes, 22 August 2026). That page names no source or method, so treat its numbers as indicative only.
The independent data point is different. India Sotheby's International Realty and CRE Matrix, in their FY26 report on homes priced at ₹10 crore and above, describe Chennai as a niche luxury market led by heritage locations such as Abhiramapuram and Alwarpet (CRE Matrix, 6 May 2026).
- Boat Club Road · indicative ₹30,000–45,000 per sq ft (LiveHomes, unsourced) · no recorded 2025–26 bungalow sale found by us.
- Poes Garden · indicative ₹25,000–40,000 per sq ft (LiveHomes, unsourced) · recorded: ₹31.5 crore duplex, about ₹21,900 per sq ft built-up (our arithmetic).
- Nungambakkam · indicative ₹18,000–25,000 per sq ft (LiveHomes, unsourced) · recorded: Haddows Road land, about ₹1,212 crore for 5.8 acres.
- Alwarpet · indicative ₹17,500–25,000 per sq ft (LiveHomes, unsourced) · named as a demand leader in the FY26 ₹10 crore-plus report.
- Abhiramapuram · indicative ₹18,000–22,000 per sq ft (LiveHomes, unsourced) · named as a demand leader in the same report.
The deals on record: Poes Garden and Haddows Road
Poes Garden. A duplex across the fourth and fifth floors of a building in Poes Garden sold for ₹31.5 crore. Built-up area is about 14,369 sq ft with an undivided share of land of about 5,308 sq ft; the seller was a development company, Landmark Metro Projects Pvt Ltd, and the sale deed was registered on 15 December 2025 (The Realty Today, 5 March 2026). On those figures the price is about ₹21,900 per sq ft of built-up area and about ₹59,300 per sq ft of land share (our arithmetic). We do not name the buyers; the deal matters for what it shows about price.
Haddows Road. Baashyaam Group acquired more than five acres on Haddows Road from Standard Chartered Global Business Services Pvt Ltd for about ₹1,200 crore; JSA advised the buyer (Bar & Bench, 6 December 2025). The Realty Today puts the parcel at 5.8 acres and the price, with registration, at about ₹1,212 crore, with CBRE advising and a second developer in a competitive bid (The Realty Today, 5 December 2025). That is roughly ₹209 crore an acre, or about ₹48,000 per sq ft of land (our arithmetic). No project, brochure or RERA filing has been announced, so there is nothing to price yet.
What is the price per sq ft on Boat Club Road?
There is no honest single number. We found no registered bungalow sale on Boat Club Road in 2025 or 2026 reported with its price, area and date. The ₹30,000–45,000 per sq ft range quoted online is an estimate without a stated source (LiveHomes, 22 August 2026).
The reason is structural. Bungalow plots here are mostly old family holdings, some held across generations and several heirs, and many sales happen privately between known parties. A title that runs back decades, with partitions, wills and releases, takes months to clear. When land does change hands it is often for redevelopment into a small number of large apartments, which is why apartment prices are the more useful public signal.
How much does a house in Poes Garden cost?
The one recorded price above is ₹31.5 crore for about 14,369 sq ft (The Realty Today, 5 March 2026). On our own books, Amara Avika in Poes Garden lists 4 BHK apartments of about 5,500 sq ft from ₹23 crore, ready to move in. Independent bungalows in Poes Garden rarely come to the open market, and we have no recorded bungalow sale with a price to report.
How many ₹10 crore homes sell in Chennai each year?
Fifty-eight. In FY26, Chennai sold 58 homes priced at ₹10 crore or more, worth ₹727 crore, against 625 in Hyderabad and 128 in Bengaluru; the three cities together sold 811 such homes worth ₹11,246 crore (CRE Matrix, 6 May 2026). Chennai's average ticket in that bracket is about ₹12.5 crore (our arithmetic).
The same report says ₹10 crore buys about 4,290 sq ft in Chennai, against 3,930 sq ft in Bengaluru and 6,210 sq ft in Hyderabad (CRE Matrix, 6 May 2026). In other words, Chennai is not the cheapest southern city at the very top, and supply at this level is thin.
Demand below that bracket is also rising. Knight Frank data show Chennai's ₹5–10 crore sales up 17% and ₹10–20 crore sales up 22% in January–September 2026, while the city's weighted average price was ₹7,715 per sq ft in Q3 2026 (News Today, 6 October 2026). The recorded Poes Garden price is close to three times that city average.
Guideline value, title and what to check before you buy
- Guideline value: check the street-wise guideline value for the survey number on TNREGINET, the Tamil Nadu registration department's portal, before you agree a price.
- Title: ask for a 30-year title chain, every partition deed, will, probate or release, and the patta in the current owner's name. Old family holdings are where most delays arise.
- Undivided share: in an apartment, the undivided share of land is the land you actually own. Compare it per sq ft, not only the built-up area.
- Approvals: planning permit, building completion or occupancy certificate, and TNRERA registration for any project launched after RERA came into force.
- Heritage and redevelopment: if you are buying an old bungalow to rebuild, ask an architect what the current regulations allow on that plot before you sign.
