Casagrand is one of the most active developers in Chennai, and increasingly in Bengaluru. Its scale makes its record easy to measure: every project has to be registered with the state regulator, and the registers show the promised completion date, extensions and completion. We read Casagrand's registrations on TNRERA (Tamil Nadu) and K-RERA (Karnataka).

Tamil Nadu: 108 registrations

TNRERA publishes completion dates only inside PDF documents, so we cannot measure months of delay for Tamil Nadu the way we can in Karnataka. What the register does show is whether a project needed extra time, and most of Casagrand's completed Tamil Nadu projects did not.

  • 108 projects registered on TNRERA under Casagrand-linked companies, across Tamil Nadu (Chennai is the bulk, plus Coimbatore and other cities).
  • 31 are marked completed; 19 of those completed without needing any extension.
  • 76 are ongoing.
  • 55 projects have passed their originally promised date, and 26 of them took an extension.
  • 22 are past even their latest date with no completion marked on the register.

Bengaluru: 22 registrations, 6 completed

In Karnataka the register records the occupancy certificate date, so delay can be measured against the date promised at registration:

  • Casagrand Luxus: promised Apr 2018, OC Apr 2018, on time.
  • Casagrand Boulevard: promised Dec 2024, OC Apr 2024, about 8.5 months early.
  • Casagrand Florella, Phase 2 (Anekal): promised Aug 2022, OC Sep 2022, 1.5 months late.
  • Casagrand Royce: promised Dec 2019, OC Feb 2020, 1.9 months late.
  • Casagrand Neona: promised Jun 2019, OC Nov 2019, 4.6 months late.
  • Casagrand Lorenza (Yelahanka): promised Oct 2020, OC Jan 2022, 15.4 months late.

How to read it

In Bengaluru, 2 of 6 completed projects met the promised date and the median was 1.7 months late, mostly short delays apart from Lorenza across the pandemic period. Of 16 ongoing Bengaluru registrations, 5 are past their latest date with no completion recorded.

The Tamil Nadu number to watch is the 22 overdue registrations. With 108 projects, some lag between a building's completion and the register update is normal. But if the project you are considering is one of them, ask the builder for the completion certificate or the latest progress report, and check the TNRERA page yourself.

Before you book a Casagrand project

  • Find the project's registration on TNRERA or K-RERA and note the promised completion date.
  • Make sure the date in your agreement matches the register, and read any extension orders.
  • For ready homes, ask for the completion or occupancy certificate.
  • Casagrand registers projects under many company names (Casagrand Builder, Casa Grande Civil Engineering, Casagrand Premier Builder and others). That is normal, but check which entity your agreement is with.
