'Which builder is best in Chennai?' is one of the most searched questions about buying in the city, in dozens of variations. There is no official ranking, so this guide does the next best thing: it sets out what six established builders have delivered, by their own published figures and filings, and where their homes are. Use it to shortlist, then check the RERA registration of the specific project.

We list builders in no particular order. Delivery figures are the companies' own statements unless we say otherwise.

Casagrand

Founded in 2003, Casagrand is Chennai's largest homebuilder by volume. Its website states more than 88 million sq ft developed for over 55,000 families across more than 180 projects in Chennai, Bengaluru, Coimbatore, Hyderabad, Pune and Dubai. Its 2024 IPO filing reported 101 completed projects as of May 2024. Casagrand builds across budgets, from OMR and GST Road communities to luxury addresses such as Casagrand Vienna on LB Road, Adyar, and Casagrand Dior in Kilpauk. Appaswamy Real Estates

Founded in 1959, Appaswamy says it introduced apartment living to Chennai. Its current projects include Appaswamy Kamadhenu in Mylapore (3 and 4 BHK from ₹5.76 crore), Appaswamy Malkoha in Guindy (from ₹5.65 crore) and Appaswamy Skylon in Koyambedu (from ₹2.85 crore), alongside earlier landmarks such as Azure The Oceanic and Clover by the River.

TVS Emerald

TVS Emerald is the residential arm of the TVS Group, one of Chennai's oldest business houses. It reports about 2.4 million sq ft of homes completed and more than 6.25 million sq ft under development, and says it was the first builder in India certified under CONQUAS, a construction-quality standard. Its Elements project in Kovilambakkam sold 448 homes worth ₹438 crore on launch day in 2023. Current projects include TVS Emerald Udyana in Medavakkam and Verde Vista in Padur.

Brigade Group

Bengaluru-based and listed, Brigade has completed more than 5 million sq ft in Chennai across homes, offices, hotels and retail, including World Trade Center Chennai, and plans to invest over ₹8,000 crore in the city by 2030. Its Chennai homes include Brigade Icon on Mount Road (3 to 5 BHK from ₹8.40 crore) and Brigade Stellaris in Velachery.

Prestige Group

Prestige, also listed, delivered Prestige Bella Vista in Porur, a 25-acre community of more than 2,600 homes, from 2016. In 2025 it launched Prestige Pallava Gardens in Pallavaram: about 21.8 acres and 2,069 homes, with a gross development value of ₹3,350 crore, per its stock-exchange filing.

Shriram Properties

Listed and active in Bengaluru and Chennai, Shriram Properties reported handing over 3,465 homes in FY26 across its markets, with sales of ₹2,354 crore (as reported by PropNewz from its results). In Chennai it is known for Shriram Park 63 on GST Road, Perungalathur, and Shriram 122 West in Mangadu.

Other names buyers shortlist

Many Chennai buyers also consider Radiance Realty, Akshaya, DRA Homes, Ceebros, Urbanrise (Alliance Group), Puravankara and Godrej Properties, all with projects on our books.
