Airport, metro and jobs

Devanahalli is the residential belt closest to Kempegowda International Airport, about 14 km and 26 minutes by road (Ola Maps, 12 October 2026). The Blue Line's airport section, with stations at Bagalur Cross, Doddajala, Airport City and KIAL Terminals, is under construction; NativePlanet (August 2026) reported September 2027 for Hebbal to the airport and March 2028 for the full line, while Business Today reported an end-2027 target.

Jobs are still mostly in Manyata, Hebbal, the ORR and Whitefield. The airport's business park (about 2 million sq ft) broke ground in October 2024 (Deccan Herald). In July 2025 the state withdrew its notification to acquire 1,777 acres near Devanahalli for an aerospace park after a long farmers' protest (Scroll), so marketing that treats that land bank as certain is out of date.

Rent and resale: the honest numbers

Square Yards quotes a gross yield of about 3.25% (June 2026), below ANAROCK's Bengaluru average of 4.6% (Q2 2026). On a 1,250 sq ft 2 BHK at ₹9,600 per sq ft renting for about ₹25,150 a month, our arithmetic gives about 2.5% gross. Devanahalli suits end-users tied to the airport and long-horizon buyers more than investors who need rent to cover the EMI. Approvals to check on the periphery

  • Karnataka RERA registration and the phase-wise completion dates; several townships here are registered in phases.
  • Land title, khata type and land-use conversion for the survey number; peripheral land carries more documentation risk.
  • Which planning authority sanctioned the layout or building plan, and for plots and villas, the layout approval number.
  • Water source and sewage treatment, especially in large townships still being built out.
