This page separates appreciation from price mix, shows the arithmetic, and lists the 2026 catalysts and risks.

How much has Devanahalli appreciated? The sourced numbers

  • ANAROCK micro-market report (July 2024): average base selling price ₹6,778 per sq ft as of Q4 2023; appreciation of 46% from Q4 2016 to Q4 2023; 36% over the last five years.
  • Annualised: 1.46 over 7 years is about 5.6% a year (1.46 to the power 1/7 = 1.056). 1.36 over 5 years is about 6.3% a year.
  • For context, ANAROCK's city-wide base price rose from ₹4,975 per sq ft (Q3 2020) to ₹9,450 (Q2 2026), roughly 12% a year. Devanahalli trailed the city through 2023, largely because it added a lot of supply: about 13,600 homes between 2016 and 2023, with 64% of its available stock still under construction at the end of 2023.
  • Square Yards asking price (new and resale listings): ₹9,050 per sq ft in December 2025, ₹9,250 in March 2026 and ₹9,600 in June 2026. That is +6.1% in six months on asking prices.
  • Knight Frank and ANAROCK's quarterly reports do not track Devanahalli on its own. Knight Frank's nearest North Bengaluru figures for H1 2026 show 12-month price changes of +18% in Yelahanka, +11% in Hebbal and +6% in Thanisandra.

Why the jump from ₹6,778 to ₹9,600 is not all appreciation

The two numbers come from different sources on different bases (ANAROCK base price for new launches against Square Yards asking prices including resale), so you cannot subtract one from the other and call it growth.

There is also a mix effect. In 2023 ANAROCK described Devanahalli as a mid-segment market: 47% of supply from 2016 to 2023 was priced ₹40 lakh to ₹80 lakh. Since then, premium projects have launched at much higher rates. ANAROCK listed a 1,961-unit Godrej launch in Shettigere at ₹10,999 per sq ft among Q2 2025's key launches, and current project pages show rates of about ₹12,800 per sq ft at Brigade Atmosphere Devanahalli and about ₹13,950 at Lodha Fiorana Beaumont Estate Sadahalli. When expensive new stock joins the average, the average rises even if older flats do not.

What a resale owner actually earned is closer to ANAROCK's 5.6% to 6.3% a year up to 2023, plus whatever the last two years added in their specific project.

What about the 189% plot appreciation claim?

A widely shared May 2026 article on PropNewz says gated BMRDA plots in Devanahalli gained 188.9% from 2020 to 2025 against 60% for apartments, citing a PropertyCrow analysis. It gives no sample size, no per-sq-ft basis and no formula, and some of its own examples do not match its stated price ranges. Treat it as a claim, not data.

The direction is plausible: plots carry no construction cost that depreciates, and land near the airport has been in demand. But plots earn no rent, need conversion and approval checks, and resale depends on the layout filling up. Read Plots vs Apartments in Bangalore: Which Builds More Wealth before choosing.

What rent does Devanahalli earn?

  • Square Yards, June 2026 asking rents: 2 BHK ₹25,150, 3 BHK ₹37,250 a month; stated rental yield 3.25%.
  • ANAROCK 2024 typology: 3 BHK of 1,600 to 1,900 sq ft renting at ₹26,000 to ₹50,000; 2 BHK ₹12,000 to ₹28,000.
  • Yields are below Whitefield or Electronic City (about 4% gross on ANAROCK figures) because the tenant base is still building. Our detailed check is at Devanahalli Rental Yield in 2026: A Reality Check for Airport-Belt Investors.

What could drive appreciation from here?

  • Airport metro. Business Today reported on 6 August 2026 that the Blue Line was 72% complete overall, with construction targeted to finish by June 2027. Swarajya reported Hebbal to the airport targeted for September 2027 and full airport connectivity for March 2028.
  • Jobs. Knight Frank notes that the KIADB Aerospace Park near Devanahalli now hosts Boeing, Shell, SAP and Collins Aerospace, whose 26-acre facility can hold over 2,200 employees.
  • Pipeline. ANAROCK's Q2 2026 outlook cites AXISCADES' proposed ₹6,000 crore aerospace, defence and AI hub, a 1.33 million sq ft GCC-focused IT park planned in Devanahalli ITIR, and Brigade Group's 75-acre WTC-led township.
  • Demand trend. Knight Frank calls North Bengaluru the city's fastest-growing corridor in H1 2026, with launches up 10% and sales up 11% year on year.

What are the risks?

  • Supply. Knight Frank counts 15,408 unsold homes in North Bengaluru, up 34% in a year, the fastest rise of any zone.
  • Timelines. Metro and IT-park dates above are targets and have already moved once. Do not pay a premium today for something due in 2028.
  • Distance. Most jobs that justify a Devanahalli home are at the airport, Aerospace Park or Hebbal and Manyata. Check your actual commute; Bengaluru's average rush-hour speed was 13.9 km/h in 2025 per TomTom.
  • Unregistered launches. Pre-launch and EOI offers are common on the airport belt. Only book projects with a Karnataka RERA number you have checked yourself.

Worked example: a ₹1.6 crore 3 BHK held for five years

Assume an under-construction 3 BHK at ₹1.6 crore base. Devanahalli is outside the city corporation, so the surcharge on stamp duty is about 3%.

  • GST at 5%: ₹8 lakh.
  • Stamp duty 5% (₹8 lakh) + cess 10% of duty (₹0.8 lakh) + surcharge 3% of duty (₹0.24 lakh) + registration 2% (₹3.2 lakh) = ₹12.24 lakh.
  • All-in: ₹1.6 crore + ₹20.24 lakh = about ₹1.80 crore.
  • Break-even sale price with 2% brokerage: ₹1.80 crore ÷ 0.98 = ₹1.84 crore, or 15% above base. That needs about 2.8% a year over five years.
  • At ANAROCK's historic 6.3% a year: ₹1.6 crore × 1.063 to the power 5 = about ₹2.17 crore. Gain over all-in cost before tax and brokerage: about ₹37 lakh.
  • Rent once ready, at Square Yards' 3 BHK average: ₹37,250 × 12 = ₹4.47 lakh a year, about 2.5% on the all-in cost.
