Market context

ANAROCK's Chennai Q1 2026 report counts about 5,400 homes launched and 5,300 sold (down 18% on the quarter, up 31% on the year) at an average quoted base price of ₹7,165 per sq ft. 65% of launches were in the ₹80 lakh to ₹1.5 crore band, and South Chennai took about 71% of sales.

Its Q2 2026 update shows about 5,300 launches and 5,100 sales (down 4% on the quarter and 11% on the year), 33,700 unsold homes, or about 18 months of sales, and an average of ₹7,250 per sq ft. Of new supply, 45% was priced at ₹80 lakh to ₹1.5 crore and 32% at ₹40–80 lakh. So the ₹40–80 lakh band is about a third of new supply, and ₹60 lakh sits in its middle. With about 18 months of unsold stock, it is reasonable to compare two or three projects and ask for parking or a better floor within the price.

All-in cost and EMI

Tamil Nadu charges duty on the higher of the deed value and the guideline value. A new flat bought from the developer is registered on one composite deed for land and building, under a December 2023 order: 4% stamp duty up to ₹50 lakh, 5% up to ₹3 crore and 7% above, plus a 2% registration fee. A resale home pays 7% (5% stamp duty and 2% transfer duty) plus 2% registration. GST is 5% on an under-construction home and nil on a completed home sold after its completion certificate.

Worked example on a ₹58 lakh under-construction flat: stamp duty at 5% (above ₹50 lakh) is ₹2.9 lakh, registration ₹1.16 lakh and GST ₹2.9 lakh, about ₹7 lakh in all. Bought ready after the completion certificate, about ₹4.1 lakh.

EMI examples are our arithmetic at an assumed 8% a year over 20 years, a deliberately cautious planning rate after the RBI raised the repo rate to 5.50% on 7 October 2026. Banks lend up to 90% of the price on loans up to ₹30 lakh, 80% on ₹30–75 lakh and 75% above that, and stamp duty and registration are generally paid from your own funds.

A ₹60 lakh flat with 20% down needs a ₹48 lakh loan: about ₹40,100 a month at 8%, or about ₹38,700 at 7.5%. Your figures: /calculators
