The Parandur airport is not going ahead. Chief Minister C. Joseph Vijay told the Tamil Nadu Assembly on 24 August 2026 that the project would be dropped, and in October the state informed the Airports Authority of India that the search for an alternative site has begun, with none finalised. The Chennai Peripheral Ring Road, by contrast, is being built, but section by section.

Updated 12 October 2026. This guide separates the two, gives the dated status of each Peripheral Ring Road section from named sources, and explains what it means for buyers in Sriperumbudur, Oragadam, Tiruvallur, Singaperumal Koil and Mahindra World City. Any upside described here is future and conditional, not a forecast.

What is the current status of Parandur airport?

Back to site selection. DT Next reported on 7 October 2026 that the state had told the Airports Authority of India (AAI) the Parandur project was off, quoting TIDCO: following the decision to drop Parandur, preliminary technical and field studies had begun to identify an alternative site. Two alternatives have had pre-feasibility assessments, Cheyyur in Chengalpattu district and Manellore near Gummidipoondi in Tiruvallur district; neither is finalised.

The reasons given in the Assembly were agricultural land, water bodies, flooding and the impact on residents (The Hindu, 24 August 2026; DT Next). For the interim, Aviation A2Z (5 October 2026) reports the focus has moved to a new Terminal 5 at the existing Meenambakkam airport, adding about 20 million passengers a year of capacity.

How far had Parandur got before it was dropped?

  • August 2022: the Tamil Nadu government selected Parandur, in Kanchipuram district, for Chennai's second airport (Wikipedia). AAI had assessed four sites: Parandur, Pannur, Padalam and Thiruporur (DT Next).
  • 9 April 2025: in-principle approval from the Centre (Wikipedia).
  • Cost: Aviation A2Z gives an original estimate of ₹27,400 crore, later about ₹29,000 crore.
  • Land: figures differ by source. Aviation A2Z puts the requirement at 5,846 acres and land acquired at about 1,802 acres; Wikipedia gives 4,970 acres and about 1,100 acres acquired across 17 villages as of November 2025. Aviation A2Z adds that environmental clearance had not been received.
  • 24 August 2026: cancellation announced in the Assembly (The Hindu). October 2026: AAI informed (DT Next).

Should I buy property near Parandur airport now?

Not on airport expectations. Land around Parandur, Ekanapuram and the surrounding villages was marketed for four years on a future airport that the state has now abandoned. If you already own land there, its value rests on what else the area offers: the Bengaluru highway, Sriperumbudur's factories and the ring road. If you are being offered a plot today with an airport in the brochure, treat that line as outdated and ask the seller to justify the price without it.

The same caution applies to the two alternative sites. Neither Cheyyur nor Manellore has been chosen, approved or funded, so plots sold on a second-airport story in either place carry the same risk Parandur buyers just learned about. What is the Chennai Peripheral Ring Road and what is its route?

A 132.87 km orbital road from Ennore in the north to Mamallapuram in the south, costing an estimated ₹17,958 crore and built in five sections by the state Highways Department and the Tamil Nadu Road Development Company (DT Next, 21 August 2026). It links Kattupalli near Ennore port, Thatchur, Tiruvallur, Sriperumbudur on the Bengaluru highway, Singaperumal Koil on GST Road, and Poonjeri on the East Coast Road. The design is access-controlled, with a six-lane main carriageway and two-lane service roads on each side on the final stretch (DT Next, 23 September 2026).

What is the status of each Peripheral Ring Road section?

  • Section I, Ennore port (Kattupalli) to Thatchur, about 25 km: under construction, JICA-funded; DT Next (21 August 2026) said officials were reviewing progress on the 25 km Kattupalli–Panchetti stretch.
  • Section II, Thatchur to Tiruvallur bypass, 26.10 km: completed, per DT Next (21 August 2026).
  • Section III, Tiruvallur bypass to Sriperumbudur, about 30 km in three packages via Vengathur and Sengadu: under construction with AIIB funding (The Metro Rail Guy, July 2025). We could not find a primary-source completion figure for 2026; ask TNRDC or the Highways Department for the current date.
  • Section IV, Sriperumbudur (NH 48) to Singaperumal Koil (GST Road), 23.80 km via the Oragadam belt: listed as constructed and operational (The Metro Rail Guy, July 2025).
  • Section V, Singaperumal Koil to Poonjeri on ECR, 27.34 km: the tender floated in November 2025 in four packages was cancelled in September 2026; a fresh tender is awaited (DT Next, 23 September 2026).
  • Officials told DT Next in August 2026 that the remaining works were expected to open within a year; given the Section V cancellation, read that as applying to the northern and western sections at best. On 10 October 2026 the National Green Tribunal directed that construction must not obstruct water flow (Times of India, as tracked by Verified.RealEstate), another reason to expect schedules to move.

Which areas sit on or near the ring road, and what does it mean for buyers?

How should a buyer price in the ring road?

Pay for the stretch that is open, not the one that is planned. Section IV around Oragadam and Section II near Tiruvallur exist today; Section V towards ECR has no contractor. A project between Singaperumal Koil and Thiruporur advertising ring-road access is describing a road that has not been re-tendered.

Check flood exposure as carefully as the road. Both the airport decision and the NGT direction turned on water bodies, and The News Minute has documented Oragadam factories built on former tanks and paddy land.
