Hebbal is the choke point and the gateway of North Bengaluru. Every airport-bound commuter, Manyata-bound employee and Tumakuru Road user passes through it, which is both its appeal and its problem. This guide takes a different angle from a general Hebbal overview: it asks what is actually built at the junction today, what is only proposed, and how that should shape a purchase in Hebbal-Kempapura (pincode 560024).
What has been built
The Week reported on 18 August 2025 that a 700-metre loop from the Outer Ring Road to Bellary Road, connecting K R Puram to Mekhri Circle, had been inaugurated at a cost of ₹80 crore, built in seven months and projected to reduce congestion by 30%. A second loop from Esteem Mall towards Mekhri Circle was then expected by November 2025, with the total flyover-works cost shown as ₹300 crore. Aurum PropTech's locality page describes a 5.23 km Hebbal flyover complex linking the Outer Ring Road, NH 44 and Airport Road.
These help, but flyover loops move bottlenecks rather than remove them. Test the actual peak-hour commute for your own route before assuming relief.
What is proposed or under construction
- Blue Line metro: per Wikipedia's station list, Kempapura and Hebbal are stations on the KR Puram-Hebbal and Hebbal-airport sections. Business Today reported on 6 August 2026 that the 58.19 km line was 72% complete, with remaining construction due by June 2027 and the whole line targeted for the end of 2027. Wikipedia's page, last edited in September 2026, points to around December 2027.
- Tunnel roads: search reports describe a ₹17,780 crore, 16.7 km North-South tunnel road from Esteem Mall at Hebbal to Central Silk Board that Karnataka's cabinet has approved, and a separate 1.5 km BDA tunnel linking Esteem Mall to the Veterinary College. We have not verified construction status for either, so treat them as announced rather than delivered.
- Suburban rail: OneCity's August 2026 guide describes the Mallige corridor as showing real progress (about 30%) but facing re-tendering, with a revised completion around 2028.
Prices: wide ranges, little consensus
Hebbal pricing is one of the widest in Bengaluru. OneCity's content places Hebbal apartments at ₹9,000-16,000 per sq ft; Aurum PropTech shows a listing range of ₹2,796-17,983 per sq ft for Hebbal-Kempapura with no date given. These are indicative asking prices. JLL's Q2 2026 report describes the Hebbal-Devanahalli corridor as the primary hub for new Grade-A office and residential developments, though it gives no micro-market price. ANAROCK's Q2 2026 note shows Bengaluru's average quoted base price at ₹9,450 per sq ft, which puts Hebbal's premium segment well above the city average.
On Property Point, listed Hebbal projects include Embassy Lake Terraces (ready to move, listed ₹4.2-19.5 crore), L&T Elara Celestia at Raintree Boulevard (under construction, listed ₹2.5-4.8 crore, possession March 2030) and Hiranandani Glen Gate (ready to move, listed ₹1.98-2.88 crore). Prices are base quotes and change often.
Social infrastructure and lifestyle
Aurum PropTech lists Hebbal Lake Park for boating and birdwatching and nearby employment hubs including Manyata Tech Park, Embassy Manyata Business Park and Kirloskar Business Park. OneCity's related guides name Aster CMI Hospital, Columbia Asia Hospital and Motherhood Hospital in the Hebbal belt, and schools such as Presidency School. Phoenix Mall of Asia and Esteem Mall are the nearby retail anchors.
Pros
- Best-connected junction in the North, with the airport, Manyata and the city all within reach.
- Deep supply of premium and ready-to-move homes, which lets you inspect before buying.
- Planned Blue Line stations at Kempapura and Hebbal, and ongoing road works.
- Mature healthcare and retail.
Cons and risks
- Chronic peak-hour congestion at the junction; completed loops have not yet been shown to remove it.
- Construction disruption for years: metro, tunnel and flyover works can affect noise, dust and access.
- Premium pricing and a wide range; overpaying for a name is easy.
- Aviation clearances near Jakkur Aerodrome and Yelahanka Air Force Station affect parts of North Bengaluru; the state has asked for a review of height norms (Realty Today, 23 March 2026) with no confirmed change.
- Project timelines: confirm possession dates on RERA, especially for towers launched in 2024-25.
Who Hebbal-Kempapura suits
Professionals working at Manyata or Embassy, families who want a central-North address with strong amenities, and buyers prepared to pay for connectivity. It is less suitable for buyers on a tight budget or those sensitive to years of nearby construction.
Our view
Hebbal's value is that it sits where the roads and, soon, two metro lines meet. The honest caveat is that much of the fix is still unbuilt. Favour ready or near-ready homes, test your commute at rush hour, and treat tunnel roads and later metro phases as long-dated upside rather than reasons to stretch.
