Frazer Town is one of those central Bengaluru neighbourhoods that buyers often discover late. It does not have the boutique-retail reputation of Indiranagar or the tower skyline of Lavelle Road, but it has something more durable: a long history, a mixed community, a food scene known across the city and a location a short drive from MG Road. The trade-off is a tight, low-supply market where lanes are narrow and parking is scarce.

History and character

Wikipedia records that Frazer Town was established in 1906 to decongest the Bangalore Cantonment, and was named after Stuart Mitford Fraser, tutor to the Maharaja of Mysore. The area was officially renamed Pulakeshi Nagara in 1988, which is why you will see both names on listings and maps (PIN 560005). It has long had a large Tamil community, a significant Christian community and a notable Muslim presence.

Landmarks include Coles Park, established in 1914, the long-running Albert Bakery, the Haji Sir Ismail Sait Mosque and the British-era Bangalore East railway station. Schools named on Wikipedia include St. Aloysius High School, Goodwills Girls School, St. John's High School and Clarence High School.

Housing stock

Square Yards describes the locality as a premium heritage pocket of tree-lined streets and old bungalows. The stock splits roughly three ways.

  • Older independent houses and low-rise buildings on cantonment-era plots.
  • Independent floors and small apartment buildings. Address of Choice's October 2026 guide notes that apartments here are predominantly independent floors.
  • A handful of premium projects. Square Yards lists Brigade Legacy (₹2.99-4.16 crore), HPR Spencer Oak (₹2.99-3.40 crore), Puravankara's Purva Castlemaine (₹1.71-2.33 crore) and Prestige Spencer Heights (₹5.00-5.69 crore) as top projects. Address of Choice quotes lower sample prices for some of the same names, which is a reminder that listing dates and unit sizes differ.

Prices: conflicting readings

Frazer Town illustrates why portal averages need care. Square Yards' locality page shows an average sale price of ₹10,550 per sq ft, with an eye-catching recent change of minus 37.79% on its price-trend widget, and an average rent of ₹60 per sq ft. Its page for a specific Frazer Town project, last updated June 2026, shows the same ₹10,550 locality figure while quoting ₹16,550 per sq ft for Pulikeshi Nagar. A search summary of the same portal's listings gave an average asking price of ₹16,950 per sq ft for Frazer Town. Address of Choice, in October 2026, quoted independent houses at ₹19,769 per sq ft and villas at ₹20,729 per sq ft.

The spread — about ₹10,500 to ₹20,700 per sq ft — is too wide to treat any single number as the price. A sensible reading: older independent floors and small apartment buildings trade at the lower end, while newer premium buildings and houses on better streets price above it. Ask for recent registered deals on the same street.

On rents, Square Yards shows a yield of 6.82% for the locality, which is high by central-Bengaluru standards, but yield on a low price base can be an artefact of the data. We would not underwrite an investment on it.

Connectivity and amenities

  • Roads: Spencer Road, Netaji Road, Promenade Road and Wheeler Road are the main spines, per Square Yards.
  • Rail and metro: Bangalore East railway station is about 1.2 km away and Bangalore Cantonment station about 2.5 km, per Square Yards. The portal lists Swami Vivekananda Road metro at around 5 km and describes Trinity metro as close to MG Road. Metro access varies sharply by street, so check the walking distance from the specific property.
  • Pink Line: the Namma Metro Pink Line's underground section includes stations at Shivaji Nagar and Cantonment Railway Station, among others, and is targeted for completion by March 2027, according to Native Planet's 2 October 2026 report. The elevated southern section was due for safety inspection on 6-8 October 2026. We have not verified which of these stations is closest to your street, and the timeline could slip.
  • Schools: Square Yards names Clarence Public School, Jack and Jill School, GoodWill Girls High School and St German's Academy.
  • Healthcare: Santosh Hospital, Srinivasa Cardiology Centre and Shifaa Hospital Research Centre.
  • Malls: Square Yards lists Gopalan Signature Mall, Icon Mall and Lido Mall among those within reach.

Risks and trade-offs

  • Congestion and parking. Square Yards calls traffic near Mosque Road severe and notes narrow internal roads and extremely limited parking. If you own two cars, confirm the parking spots in writing.
  • Monsoon flooding. The same source flags flooding in low-lying pockets. Visit during or just after heavy rain and ask neighbours about the street.
  • Limited new supply. Square Yards notes limited new housing. Most purchases are resale, with older construction quality and maintenance to inspect.
  • Title and sanction on older plots. Cantonment-era land can have layered ownership histories. Ask for the chain of title, khata, current tax receipts and an encumbrance certificate, and verify the plan sanction for any floors added later.
  • Joint-development stock. Where older houses have been rebuilt as small apartment blocks, read the landowner agreement and confirm what share, if any, remains unregistered.

Who it suits

Frazer Town suits buyers who want a central address with a strong food and community life, who value walkability to schools and markets, and who accept older buildings and tight roads. Square Yards frames it as affordable compared with Indiranagar and Koramangala, which is the logic for many professionals. It is a poorer fit for anyone who needs easy parking, who commutes by driving into peak-hour traffic or who wants a new amenity-rich community.

Verdict

A characterful, lived-in neighbourhood with real central-Bengaluru advantages and equally real friction points. Buy on the specific street, not the locality average, because the portal data in this area is too inconsistent to trust, and prioritise inspection, drainage and parking over headline price.
