Lavelle Road is where Bengaluru's central business district meets its quietest wealth. A few hundred metres from Cubbon Park and MG Road, the street holds hotels, galleries, restaurants and a short list of residential addresses that rank among the most expensive in India's south. Most buyers will never transact here, but understanding how the market works matters for anyone looking at prime central Bengaluru more broadly.

The geography

Wikipedia places UB City, the mixed-use complex developed as a joint venture between the UB Group and Prestige Group, at the corner of Kasturba Road and Vittal Mallya Road opposite Cubbon Park. Construction began in 2004 and finished in 2008, and the complex comprises six buildings with a total built-up area of more than 1.6 million sq ft, including offices, luxury retail and service apartments.

The residential tower attached to UB City is Kingfisher Towers: according to The Times of India report republished by The News Minute in 2018, a 34-storey, 81-apartment project across three blocks on 4.5 acres, developed by a joint venture of United Breweries Holdings and Prestige Estates Projects. Lavelle Road is also the address for several other boutique towers, listed below, and the 2025 land deal described below is reported as being in Shantala Nagar.

What has been reported: deals and listings

Because average rates are of little use at this level, the more reliable evidence is a handful of reported transactions. We list those we could verify from the publishing outlet, and mark the nature of each.

  • Land and buildings, Lavelle Road: The Realty Today, citing registration documents accessed by Zapkey, reported that Manipal Group chairman Ranjan Pai, through Esencia Partners, bought a 25,824 sq ft property comprising two buildings on Lavelle Road in Shantala Nagar for ₹165.6 crore, registered on 9 September 2025, working out to about ₹64,150 per sq ft. The report describes it as one of the few remaining high-value parcels in the central business district. It is a land-led deal, not an apartment price.
  • Apartment resales, Kingfisher Towers (2018): The News Minute, citing The Times of India, reported two 8,450 sq ft fifth-floor apartments resold for ₹35 crore each, at about ₹41,420 per sq ft, against roughly ₹22,000 per sq ft at launch about a decade earlier, implying roughly 7% annualised growth. The same article quoted an average resale rate of about ₹18,000 per sq ft around Lavelle Road at the time.
  • Listing, Kingfisher Towers (2024): The Realty Today reported in August 2024, citing Zapkey data, a 4 BHK of about 8,000 sq ft listed at ₹50 crore (about ₹6.25 lakh per sq ft by simple arithmetic). That is an asking price, not a sale.

Projects on and around Lavelle Road

Square Yards' Lavelle Road page lists, as top projects, Prestige Lyndhurst, Brigade Homestead (listed at ₹2.00-3.14 crore), Brigade Lavelle 1 (₹1.80-4.98 crore), Casa Lavelle (₹1.58-4.23 crore) and Nitesh Buckingham Gate (₹11.12-18.35 crore). The portal's quoted range of ₹1.58-18.35 crore across these projects shows how wide the spread is: smaller units in older or lower-spec buildings sit at the bottom, while Buckingham Gate-type large apartments sit near the top. Prices are portal asking figures and may be outdated.

Why price per square foot misleads here

Average rates in this micro-market combine very different products: a 750 sq ft older apartment, a 4,600 sq ft new unit and an 8,450 sq ft tower apartment. The two Kingfisher Towers numbers above, ₹41,420 per sq ft in 2018 and about ₹6.25 lakh per sq ft implied by a 2024 asking price, are nowhere near the others, and the latter is a seller's aspiration, not a registered value. A 2018 article also reminds us that even luxury assets here can compound slowly: the report noted that the ₹22,000 to ₹41,420 rise over about a decade was around 7% a year, modest by comparison with the following years' headlines.

A better approach is to ask three questions of any seller: what is the registered price of the last comparable sale in the same building, how large is the unit on a carpet basis, and what is the monthly maintenance bill.

Connectivity and surroundings

  • Metro: Square Yards puts Cubbon Park metro about 2 km away and MG Road station nearby on the Purple Line. The Pink Line underground, including an MG Road interchange, is targeted for March 2027 (Native Planet, 2 October 2026), though dates have slipped before.
  • Schools: St Joseph's Indian High School, Baldwin Girls High School, Sacred Heart Boys School and St John's School (Square Yards).
  • Hospitals: Fortis, Vikram and HOSMAT Super Speciality Hospital (Square Yards).
  • Retail: UB City Mall, Indo Dubai Plaza, Safina Plaza and Garuda Shopping Mall (Square Yards). Kingfisher Towers sits beside the UB City retail complex.
  • Airport: about 35 km and roughly an hour in typical traffic, per Square Yards.

Risks and trade-offs

  • Liquidity and price discovery. Very few transactions occur each year, so valuation depends on one or two comparables. Insist on an independent valuation.
  • Traffic. Square Yards flags heavy traffic during business hours, and rainy-season road conditions, as standing complaints.
  • Limited inventory. The same source notes the limited housing supply, which supports prices but narrows choice.
  • Old titles on bungalow plots. Surviving plots can have multi-generation ownership. A full chain of title, encumbrance check and confirmation of all heirs' consent are non-negotiable, as are the sanctioned plan and setback rules for any redevelopment.
  • Joint-development stock. Where a tower was built under a landowner arrangement, confirm the landowner's units are separately registered and not under dispute.
  • Running costs. Large luxury apartments carry high maintenance, and stamp duty and registration apply to a high base. Budget accordingly.

Who it suits

Lavelle Road suits ultra-high-net-worth buyers, senior executives and families who want a central, concierge-style address, and who view the purchase as a long-term store of value. It is not a market for yield-seekers or for anyone who needs to see a transparent rate card before deciding.

Verdict

The strongest case for Lavelle Road is scarcity: the land is central, the supply is tiny and the address is established. The strongest case against is price opacity and a historically modest compounding rate once the headline numbers are adjusted for time. Buy only with a lawyer, a valuer and a long horizon, and read the 2018 and 2025 transactions above as two data points rather than a trend.
