Benson Town is the kind of neighbourhood that insiders recommend to each other. It is quiet, low-rise and green, within a short drive of the commercial centre, and it has attracted a small cluster of boutique luxury developments aimed at families who want space without leaving the middle of the city. At the same time, it is not a place for a casual purchase: roads are congested at peak hours, supply is thin and pricing varies widely from building to building.
Housing stock and named projects
Square Yards names Prestige, Salarpuria Sattva Group, HM Constructions and Crescent Constructions among the leading developers by project count. Projects and listed prices, per Square Yards and portal summaries, include:
- Salarpuria Sattva Casa Crescent: 4 BHK flats and duplexes of 3,630-5,180 sq ft on Benson Cross Road, listed at about ₹7.65-11.7 crore on one portal and ₹5.63-8.00 crore on Square Yards' summary. The two readings differ, which is consistent with different unit sizes, dates or floors.
- Y Living Oasis: 3 and 4 BHK, listed at ₹5.50-8.03 crore (Square Yards).
- Legacy Alcazar by Legacy Global Projects: 56 apartments on about an acre, with 3 BHK units of 2,500-2,640 sq ft at ₹3.3-3.48 crore and a 3,415 sq ft 4 BHK at ₹4.5 crore, per a portal summary.
- Living Walls Olde Town: 3 and 4 BHK of 2,470-4,570 sq ft, ready to move, listed at ₹3.95-7.4 crore.
- Lewis Ferris: 2 and 3 BHK at ₹2.66-3.19 crore; Rays of Lights: 3 BHK at ₹2.75-4.00 crore.
Prices and rents
Square Yards puts the average apartment sale price at ₹15,800 per sq ft, with an average rent of ₹51 per sq ft and a yield of 3.87%. A separate portal search summary quoted ₹16,300 per sq ft with a 48.2% rise over five years, and ₹15,700 on yet another page. All are indicative asking figures and the range of ₹15,700-16,300 is fairly tight by the standards of this part of town.
Rents on Square Yards are about ₹35,500 a month for a 1 BHK, ₹49,200 for a 2 BHK and ₹75,000 for a 3 BHK. For the large flats in the boutique towers, rent per square foot would be materially higher, so ask for evidence from the specific building.
One note on the five-year rise: a number like 48.2% comes from a single portal's model and covers a period of unusually strong appreciation across Bengaluru. PropTiger's Q1 2026 report, cited by the Tribune, put the city average at ₹9,785 per sq ft after a 24% year-on-year rise, so central pockets sit well above the city mean. Do not extrapolate those gains.
Connectivity, schools and health
- Metro: Square Yards lists the nearest stations by distance as Pottery Town (about 1.06 km), Cantonment (1.87 km), Tannery Road (2.17 km) and Shivaji Nagar (4.53 km). These are all stations on the Pink Line's underground section, which is targeted for completion by March 2027 (Native Planet, 2 October 2026). In other words, Benson Town's closest stations are not yet open. That could be a real upside, but there is no guarantee of the date, and the portal's distances are straight-line estimates.
- Rail: Bengaluru Cantonment railway station is about 1.87 km away.
- Schools: Bethany Convent School, Bambino Public School, Sri Ayyappan Educational Institutions and the CORD Learning and Special Needs Centre are named on Square Yards.
- Hospitals: the portal names Ideal Nursing Home, Yezdans Multispecialty Centre and Divine Speciality Hospital locally, with Columbia Asia, St. John's Medical College Hospital and Fortis within a broader drive.
- Malls and green space: IMA Shopping Mall and 5th Avenue Mall (Square Yards also lists Grand Sigma Mall, which Wikipedia says was demolished, so the portal list may be dated), and parks including Lumbini Gardens and Cubbon Park.
Risks and trade-offs
- Peak-hour congestion. Square Yards flags road congestion in rush hours as a drawback. The micro-roads inside the neighbourhood were not designed for today's vehicle counts.
- Limited nightlife and retail. The portal also notes that entertainment options are thin; you will go elsewhere for dining and shopping.
- Pink Line dependency. If the metro case is part of your reasoning, confirm the station location, the opening timetable and your own walking distance. Construction on underground lines can also disrupt access during the build phase.
- Boutique-project risks. Buildings of 50 units or fewer depend on a small owners' association. Review the maintenance accounts, the corpus fund, and the developer's handover record, and verify RERA registration for any building still under construction.
- Old titles and joint development. Where a building replaced an older house or a bungalow, read the joint-development agreement and the landowner's share, and check that all units have clean registered titles.
- Premium to the rest of central Bengaluru. Square Yards lists higher property costs as a downside compared with other neighbourhoods.
Comparing the boutique buildings
- Fix a size first. Casa Crescent-type 4 BHK duplexes of 3,600-plus sq ft and 2,500 sq ft three-bedroom flats serve different households. Comparing them on price per square foot alone hides the effect of unit size on total cost.
- Ask about the number of units per floor and per lift. Smaller floor plates usually mean more privacy but higher maintenance per flat.
- Request the maintenance statement. Boutique buildings of 50 flats or fewer have fewer owners to share costs; ask for the monthly charge, what it covers and the corpus balance.
- Check the possession paperwork on ready buildings: occupancy certificate, khata for each flat and the completion date, since several of the projects listed on portals were completed some years ago.
- Ask what the developer has handed over to the association: lift and generator warranties, the common-area maintenance records and the status of any pending civil works.
Who it suits
Benson Town suits families who want a quiet central address, with parks and schools nearby, in a building of modest size. It is suitable for end-users with a long holding horizon who can live with congestion at peak hours. Investors should be careful: the yield is modest and capital growth depends on continued demand for central luxury homes.
Verdict
Benson Town is one of the most coherent boutique-luxury pockets in the cantonment, with a short list of identifiable projects and a plausible metro upside. The right way to buy is building by building: compare the three or four projects that fit your size and budget, ask for registered resale prices, and treat the Pink Line as a bonus that may arrive later than hoped.
