Ulsoor, officially Halasuru, is one of the older neighbourhoods in Bengaluru and one of the few central ones with a lake as its anchor. It is about two decades into a transformation from a dense old market quarter into a place where large developers have built premium towers, and where Purple Line metro stations make commuting simpler than in most cantonment pockets.
History and setting
Wikipedia notes the village was gifted to Kempe Gowda I by the Vijayanagara emperors, and that the first British military station in Bengaluru was established at Halasuru in 1807. Ulsoor Lake was built by Kempe Gowda II and, per Wikipedia, is the only surviving tank built by the Gowda kings in the city. The area is known for temples and a market, including the Halasuru Someshwara Temple and the Sri Guru Singh Sabha Gurudwara. It is PIN 560008 or 560042 depending on the pocket.
Metro and connectivity
- Purple Line: Wikipedia lists two Namma Metro stations serving the area, Halasuru (on Old Madras Road near CMH Road) and Trinity (at Trinity Circle). Square Yards says the line connects to MG Road and Baiyappanahalli.
- Pink Line: not directly relevant to Ulsoor itself, but the underground section's MG Road interchange (targeted for March 2027 per Native Planet, 2 October 2026) will improve links to the south and north.
- Roads: Old Madras Road, CMH Road and MG Road are the main arteries. Square Yards flags peak-hour traffic and narrow internal lanes as the main complaints.
- Airport: about 35 km and roughly an hour, per Square Yards.
Housing stock and named projects
Square Yards lists Prestige, Sobha, Puravankara, Salarpuria Sattva and Embassy as the leading developers. Its top ready-to-move projects include:

- Sobha Turquoise: 4 BHK, listed at ₹4.05-5.49 crore.
- Prestige Hermitage: 4 BHK, listed at about ₹17.50 crore.

- HM Gladiolus: a search summary of Housing.com shows a 3 BHK of 2,630 sq ft at ₹4.25 crore, about ₹15,000 per sq ft, with Osborne Orchid at about ₹18,000 and Ishweya Coral at about ₹18,600 per sq ft on Square Yards.
Prices and rents
Square Yards shows an average sale price of ₹16,950 per sq ft for Halasuru, with transactions generally in a ₹16,000-20,000 band, and an average rent of ₹47-49 per sq ft with a yield of 3.47%. A different portal summary gave ₹21,400 per sq ft and a 35.96% one-year rise. The two readings differ by about 26%, a gap that likely reflects different samples, listing mixes and dates. We use the ₹16,000-21,000 range as an indicative asking band.
On rents, Square Yards shows about ₹25,200 a month for a 1 BHK, ₹45,100 for a 2 BHK, ₹1 lakh for a 3 BHK and ₹5.5 lakh for a 4 BHK. The last figure reflects a handful of large premium flats and should not be treated as typical.
Schools, health and lifestyle
- Schools: The Frank Anthony Public School, Kendriya Vidyalaya, St. Anne's Educational Institutions and Sri Yogeshwara High School (Square Yards).
- Hospitals: Chinmaya Mission Hospital on CMH Road, Manipal Hospital on Old Airport Road, Uvincare Hospital and Cambridge Hospital (Square Yards).
- Retail and offices: 1 MG-Lido Mall, Commercial Street and the RMZ Millenia business centre.
- Green space: Ulsoor Lake and its surrounding promenade.
Risks and trade-offs
- Density and parking. Square Yards lists limited parking, narrow internal lanes and waterlogging in some areas among its residents' concerns. Visit after rain.
- Old titles. Much of Ulsoor is old, subdivided land. Insist on a full chain of title, encumbrance certificate, khata, and sanctioned plan, and confirm any added floors are covered by approvals.
- Lake-edge and buffer rules. Properties near the lake can be subject to buffer-zone rules. Ask the seller and the local authority whether any restriction affects the plot or any planned extension. We have not verified current buffer norms for Ulsoor Lake.
- Joint-development flats. Read the landowner agreement and confirm which units are developer-owned and which are landowner-owned.
- Heritage streets and temple precincts. Festival processions and temple traffic are part of life in the older core.
- Wide price spread. As above, the asking band is broad. Use registered comparables.
Reading Ulsoor building by building
- Measure the walk to Halasuru or Trinity station rather than trusting the portal's radius. An apartment two streets inside the market quarter can take twice as long to reach the station as one on the main road.
- Ask about water and drainage on the specific street. Square Yards lists waterlogging as a concern, and a street that floods once a year is a different proposition from one that never does.
- For a lake-facing flat, ask what is permitted on the open land in front, and whether a future building could change the view you are paying for. The answer should come from the zoning plan, not from the seller.
- Compare ready premium buildings with each other, such as the Sobha, Prestige and Embassy names on the portal, and ask each developer's maintenance arm for current monthly charges.
- If you intend to rent, ask for the rent actually received on comparable units in the past year; the 3.47% yield on Square Yards is a portal calculation, not a promise.
Who it suits
Ulsoor suits professionals and families who want a central address with real metro access, a lake for walks and a choice of established premium buildings. Square Yards highlights its rental yield, safety and proximity to green areas among resident views. It suits buyers who can tolerate the density and the older neighbourhood fabric, and it is less suited to anyone looking for a large garden house or a quiet cul-de-sac.
Verdict
Ulsoor has one of the clearest practical advantages of any central Bengaluru neighbourhood: two operational metro stations. The cost is density, older infrastructure and a wide price range. Focus on specific buildings, verify the title and approvals, and buy on registered comparables.
