Yes, you can still buy a flat in Chennai under ₹50 lakh, but mostly in the outer west and south, and the choice is shrinking. At the published 2026 rates we read, ₹50 lakh of base price covers roughly 700 to 1,000 sq ft of super built-up area in suburbs such as Avadi, Guduvanchery, Oragadam, Kolathur, Poonamallee and Iyyappanthangal. Near Porur, on the new metro, it covers closer to 625 to 750 sq ft.
Updated 13 October 2026. We read the ANAROCK Q1 and Q2 2026 Chennai reports, Knight Frank's H1 2026 report and its nine-month update, and portal asking rates, and worked out what a fixed budget buys at each. We name no projects here; the live list is at Under 50 Lakh, Chennai.
Is ₹50 lakh still a realistic budget for a flat in Chennai?
It is realistic, but the market is moving away from it. Knight Frank found that homes under ₹50 lakh fell from 22% of Chennai's sales in H1 2025 to 12% in H1 2026. Its nine-month update, reported by News Today on 6 October 2026, put sub-₹50 lakh sales down 46% to 1,542 homes, while the ₹50 lakh to ₹1 crore band grew 7% and remained the largest.
There is a buyer's angle in that. Knight Frank counted 4,892 unsold homes under ₹50 lakh in H1 2026, down 13% on the year but taking 5.5 quarters to sell, slower than the city average of 4.4. Fewer launches, but slow-moving stock: that is a market where a ready buyer with a loan approval can negotiate.
What does ₹50 lakh buy, corridor by corridor?
We divided ₹50 lakh by each published rate. This is base price only, before car park, GST, registration and other charges, and the rates are measured differently, so compare within a source rather than across. Locality · rate (source) · area ₹50 lakh covers:
- Oragadam (south-west) · ₹5,000 per sq ft (ANAROCK Q2 2026, super built-up base) · about 1,000 sq ft.
- Avadi (west) · ₹5,450 (ANAROCK Q2 2026) · about 917 sq ft. Square Yards' asking average was ₹4,750 in March and September 2026, about 1,050 sq ft.
- Guduvanchery (GST Road) · ₹5,480 (ANAROCK Q2 2026) · about 912 sq ft. Homebazaar shows ₹5,400.
- Kolathur (north) · ₹5,250 to ₹6,042 (Knight Frank H1 2026) · about 830 to 950 sq ft.
- Kelambakkam (OMR south) · ₹6,233 to ₹6,771 (Knight Frank) · about 740 to 800 sq ft.
- Perumbakkam (south) · ₹6,400 (ANAROCK Q2 2026) · about 780 sq ft. Knight Frank's range is much higher, ₹8,936 to ₹9,324, about 540 to 560 sq ft; the two firms measure different things.
- Poonamallee (metro, west) · ₹6,600 (Homebazaar, May 2026, asking) · about 760 sq ft.
- Iyyappanthangal (metro, west) · ₹6,700 (Homebazaar) · about 745 sq ft.
- Porur (metro, west) · ₹6,646 to ₹7,054 (Knight Frank) · about 710 to 750 sq ft. Homebazaar's ₹8,000 asking rate gives about 625 sq ft.
And under ₹40 lakh or ₹30 lakh?
The same arithmetic shows how quickly the options narrow. At ₹40 lakh, Avadi's ANAROCK rate covers about 734 sq ft and Iyyappanthangal's portal rate about 597 sq ft. At ₹30 lakh, Oragadam covers about 600 sq ft and Poonamallee about 455 sq ft.
In practice, ₹30 lakh is a 1 BHK budget in the outer suburbs, or an older resale flat. ₹40 lakh is a small 2 BHK at the city's edge or a good 1 BHK nearer the metro. ₹50 lakh is the realistic floor for a compact 2 BHK in a gated project in the west or south. Can you buy under ₹50 lakh near the new metro?
Just about, at the western end. The Poonamallee to Vadapalani line opened on 11 October 2026 with 11 stations, including three around Poonamallee, Kattupakkam and Iyyappanthangal. At portal asking rates of about ₹6,600 to ₹6,700 per sq ft, ₹50 lakh covers a 2 BHK of around 750 sq ft on base price, which leaves little room once extras are added. Porur is harder, and the six stations east of Porur Junction are not open yet.
Two rules help. First, pay for a station that is open, within a walk you have tested. Second, compare a project near the station with one 2 to 3 km away; in West Chennai, Knight Frank's data shows the most unsold stock in the city, so the premium should be negotiable. Further out, the Red Line's southern stations (Medavakkam, Kovilambakkam) and the OMR stations are still targets, not trains. Dates for each: Chennai Metro Phase 2 Opening Date: Every Corridor's Status, 2026
Which area figure are you actually paying for?
This is where budget buyers most often get less than they think. Chennai quotes are often on super built-up area, which includes a share of corridors, lifts, stairs and amenities. ANAROCK's Q2 2026 Chennai rates are quoted on super built-up area; its Q1 2026 report quoted on built-up area. Two reports from the same firm, two bases.
An illustration, not a market figure: a flat sold as 900 sq ft super built-up with a 25% loading has a carpet area of 720 sq ft. RERA requires developers to disclose carpet area, so ask for it in writing and compare projects on price per sq ft of carpet. What are the UDS and GST traps under ₹50 lakh?
- UDS (undivided share of land). In Chennai your sale deed should state your share of the land in sq ft. In a dense tower, a cheap flat can carry a very small UDS, which matters for resale, redevelopment and patta. Ask for the UDS before booking and compare it across projects. - GST at 1% or 5%. Under-construction homes attract 5% GST, but affordable housing attracts 1%: in metro cities such as Chennai, a carpet area of up to 60 sq m (about 646 sq ft) and a price of up to ₹45 lakh, both conditions together (GST Council decision of February 2019, effective 1 April 2019, as reported by The Quint). A flat that crosses either limit pays 5%. Ready flats with an occupancy certificate attract no GST. Guide: GST on Under-Construction Property in 2026, Explained
- Stamp duty and registration. For a sale deed, TNREGINET lists 7% stamp duty plus a 2% registration fee (cut from 4% in the 2023-24 budget), charged on the higher of price and guideline value. New flats bought from a developer have been registered on a single composite-value deed since 1 December 2023 (Fox Mandal), with slab rates that sources summarise differently. Confirm your figure on TNREGINET and check the guideline value at Chennai guideline values before you budget.
- Extras. Car park, club membership, corpus fund, maintenance deposit and electricity and water connection charges can add several lakh. Ask for an all-inclusive cost sheet.
A ₹50 lakh buyer's checklist
- Fix the all-in budget first, then work back to the base price you can afford.
- Compare on carpet area and UDS, not on the quoted total.
- Prefer ready or nearly ready stock in this band: it avoids GST if the occupancy certificate is issued, and it shows you what you are buying.
- Check the project on the Tamil Nadu RERA portal, and read the approved plan and the approval conditions.
- Walk to the station if the metro is part of the reason you are buying.
- Visit in the rain. Many sub-₹50 lakh pockets are low-lying; our checklist for a specific building: Chennai Flood 2026: Monsoon Site-Visit Checklist for a Flat
