Chennai's housing market in 2026 is roughly flat on volume and rising on price. The headlines conflict because the trackers measure different periods and different things: JLL counted apartment sales up 27% in the first half, Knight Frank 3% up in the same half and 2% up over nine months, while ANAROCK and PropEquity show the July to September quarter down 10% and 17% on the year. Every tracker shows prices higher.
Updated 13 October 2026. We read ANAROCK's Q1 and Q2 2026 Chennai reports and Knight Frank's H1 2026 report in the original, and the JLL, Knight Frank nine-month, ANAROCK Q3 and PropEquity Q3 figures as reported by named outlets. We describe what the data shows; we make no forecasts.
What does each tracker say about Chennai home sales in 2026?
- JLL, H1 2026: 8,587 apartments sold, up 27% on the year, with average prices up 13% and launches down 14% (Outlook Money, 18 August 2026). JLL's own Q2 market page puts H1 growth at 26% and capital values up 13.2%, and says Q2 sales were an eleven-quarter high.
- Knight Frank, H1 2026: 9,198 homes, up 3%; average price ₹7,555 per sq ft, up 5%; unsold stock 19,722 homes, 4.4 quarters to sell.
- Knight Frank, January to September 2026: 13,871 homes, up 2% and the highest nine-month total since 2018; quarterly sales of 4,763, 4,435 and 4,673; Q3 weighted average price ₹7,715 per sq ft, up 5.9% (News Today, 6 October 2026).
- ANAROCK, quarter by quarter: about 5,300 homes in Q1 2026 (up 31% on the year), 5,100 in Q2 (down 11%) and about 5,395 in Q3 (down 10% on the year, up 5% on the quarter; Q3 via Aurum PropTech, 29 September 2026).
- PropEquity, Q3 2026: 4,680 homes, down 17% from 5,640 a year earlier (Trak.in, 5 October 2026).
Why do the trackers disagree?
Mostly because they are answering different questions. Four differences explain nearly all of the gap.
- Period. JLL's 27% is a first-half number. ANAROCK's and PropEquity's falls are for the third quarter. A strong first quarter and a weaker third can both be true.
- Base effects. ANAROCK's own quarters swing from +31% to −11% on the year. Adding its Q1 and Q2 figures gives about 10,400 homes for H1 2026; working back from its stated growth rates implies roughly 9,800 a year earlier, about 6% growth. That is our approximate arithmetic, not an ANAROCK figure, but it shows the firm's half-year is closer to Knight Frank's than its quarterly headlines suggest.
- What is counted. JLL's Chennai figure is for apartments. ANAROCK quotes its average price as the base rate on super built-up area for its tracked supply (its Q1 report used built-up area). Knight Frank publishes a weighted average price. PropEquity runs its own database. The same city produces different totals.
- Where Chennai ends. Knight Frank's West Chennai, for example, includes Sriperumbudur. Boundaries and project coverage differ between firms.
So is the Chennai real estate market up or down?
On volume, about flat for 2026 so far, with a softer third quarter. On price, up on every measure, by 5 to 6% on Knight Frank's weighted average and 13% on JLL's. On mix, clearly upmarket.
The mix is the real story. Knight Frank found homes above ₹1 crore rose to 42% of Chennai's nine-month sales from 34%, and the ₹2 to 5 crore band grew 54%, while sales under ₹50 lakh fell 46% (News Today). When the expensive end grows and the cheap end shrinks, city averages rise even if a given flat's price barely moves. That is why a 13% price rise in one report and 5% in another need not contradict each other.

- Fastest risers in Knight Frank's H1 table: Perambur +35%, Perumbakkam +20%, Mogappair +13%.

Where is the unsold stock, and where is the negotiating room?
Knight Frank's H1 2026 split is the clearest guide. West Chennai held 9,779 unsold homes at 8.1 quarters to sell, the slowest zone in the city. South Chennai had 8,885, up 42%, but selling at 3.5 quarters. Central Chennai had just 117 homes left, at 0.2 quarters. ANAROCK put the city's inventory overhang at 18 months in Q2 2026, a month more than in Q1 but two months less than a year earlier.

What does the RBI's October 2026 rate hike change?
The RBI's Monetary Policy Committee raised the repo rate by 25 basis points, from 5.25% to 5.50%, on 7 October 2026, and changed its stance to calibrated tightening (ETV Bharat; Corplaw Updates). The governor said rate cuts were off the table in the near term. The next meeting is scheduled for 2 to 4 December 2026.
For a floating-rate home loan linked to the repo rate, the change applies at the loan's next reset date. Corplaw Updates estimates about ₹795 a month more on a ₹50 lakh loan; your figure depends on tenure and your bank's spread. Is it a good time to buy property in Chennai?
For an end-user with a stable income, the data supports buying when you find the right home rather than waiting for a fall that no tracker shows. Three conditions currently tilt negotiations towards buyers: a softer third quarter on two trackers, slow-moving stock in the west and under ₹50 lakh, and a festive season in which developers want bookings. Diwali falls on 8 November 2026.
