Updated 23 October 2026. We compared the latest report with DT Next's May 2026 status report and with our earlier pieces on Terminal 5 and the second airport. The April 2027 date comes from unnamed sources and has not been announced by AAI; treat it as a target.

When will Chennai airport's new terminal open?

The latest target is April 2027 for the building. It has moved more than once: DT Next reported in May 2026 that Phase 2 was originally due to finish by end-2025 with operations from March 2026, and that the target had moved to construction by end-2026 and operations by March 2027, with about 40% of the work done at the time (DT Next, 25 May 2026). The October review set April 2027 with about 75% of civil work done (Urban Acres, 21 October 2026).

Civil Aviation Secretary Samir Kumar Sinha reviewed the work and asked the airport to match private airports on deadlines and passenger amenities, according to the same report. Another inspection is likely next month.

What does the Phase 2 terminal add?

  • Size and cost: 86,135 sq m at ₹1,207 crore, the second half of a ₹2,467 crore, 2.36 lakh sq m expansion whose first phase (1.49 lakh sq m) opened in April 2023 (DT Next, 25 May 2026).
  • Planned facilities: 8 entry gates, 60 check-in counters, 10 X-ray baggage scanners, 9 remote boarding gates and 8 aerobridges (DT Next, 25 May 2026).
  • Capacity: annual capacity of more than 3.5 crore passengers once open. Traffic crossed 3 crore in 2025 (DT Next, 25 May 2026).
  • Reason for delay: contractors withdrew citing a sharp rise in material costs, and AAI brought in new contractors (DT Next, 25 May 2026).

What about Terminal 5 and the second airport?

Separately, the Tamil Nadu government has proposed a Terminal 5 near the airport's remote bays; the Civil Aviation Secretary was briefed and the state and AAI have held recent discussions (Urban Acres, 21 October 2026). Does a bigger terminal change home values nearby?

Not directly, and we do not forecast prices. A terminal adds capacity inside the airport fence. For a home buyer, what matters more is the daily trip: GST Road traffic, the Blue Line metro station at the airport, and the suburban rail stations at Tirusulam and Meenambakkam. More flights and more airport jobs support rental demand from airline, ground-handling and cargo staff over time, but that is a slow effect.

Homes very close to the runway also carry aircraft noise. Visit at different times of day before you decide, and check the flight path from the flat itself.

What to do now

  • If you are buying near the airport for its own sake, do not pay extra for a terminal date; it has already moved more than once.
  • Test the commute you will actually make, at peak hours, including the metro and rail options.
  • Check aircraft noise and flight paths at the specific tower and floor.
