BTM stands for Byrasandra, Tavarekere and Madiwala Layout. Per Wikipedia, it lies between Hosur Road and Bannerghatta Road, about 11 km from KSR Bengaluru railway station and about 45 km from Kempegowda International Airport. It is one of the first layouts in Bengaluru, with stages divided by the Outer Ring Road: the 1st Stage on one side, and the 2nd to 6th Stages on the other. Wikipedia describes it as noted for cafes, boutiques and music venues, and it is a long-standing home for young professionals working in Koramangala, HSR Layout and the Silk Board belt.
Connectivity
The big change is the Yellow Line. Per Wikipedia, the 19.15 km line from Rashtreeya Vidyalaya Road to Bommasandra opened on 11 August 2025 with 16 stations, including Jayadeva Hospital, BTM Layout and Central Silk Board. The line interchanges with the Green Line at R.V. Road. A Deccan Herald headline reported a 10-minute headway from 8 February 2026 once an additional train entered service, so frequency has improved from the initial 25 minutes; check the current timetable.
The Pink Line also lists a Jayadeva Hospital station in its elevated section (Kalena Agrahara to Tavarekere); as of 6 October 2026 it had not opened, with a safety inspection scheduled for 6 to 8 October (per NativePlanet). We have not verified how the two Jayadeva Hospital stations connect, so confirm the interchange arrangement before relying on it.
Schools, hospitals, lakes
- Schools: St. Thomas Aquinas High School (described as the oldest school in BTM Layout) and Ekya School; IIM Bangalore and Christ University are in the broader area (per Wikipedia).
- Healthcare: Jayadeva Hospital is named for the metro station, and Fortis Hospital is on Bannerghatta Road opposite IIM, in Bilekahalli.
- Green space: Madiwala Lake and, further out, Bannerghatta National Park about 10 km away.
Housing stock
BTM is overwhelmingly low-rise: independent houses rebuilt as 3-4 floor apartment buildings, along with a number of rental PGs. Large gated townships are scarce inside the layout. We did not find a Property Point-listed project in BTM Layout itself; the nearest listed new launches are on the Hosa Road and Kudlu Gate side (for example Assetz Mizumi Reserve and Abhee Riviera Royale), which sit on or beside the Yellow Line corridor.
Prices and rents
Homebazaar's May 2026 table lists BTM Layout at about ₹12,800 per sq ft (indicative asking rate, undated period), compared to the citywide average quoted base price of ₹9,450 in ANAROCK's Q2 2026 report. Older Housing.com overview pages quote lower and undated figures, so portal data on BTM is inconsistent; use recent registered transactions for the specific building.
Rents: a Housing.com overview (undated) gives 2 BHK rents of ₹20,000-35,000, though we treat this as indicative only. ANAROCK's Q2 2026 quoted rents for the nearest tracked micro-market, Electronic City, are ₹20,000-31,000 for a 1,000 sq ft 2 BHK.
Pros
- A Yellow Line station in the neighbourhood, plus a short route to Silk Board, Electronic City and R.V. Road.
- A central-south position with strong rental demand from professionals and students.
- A rich food and café culture and long-standing schools.
Cons and risks
- Congestion around Silk Board and the Outer Ring Road; Housing.com's overview also lists water supply, garbage and security concerns.
- Dense, low-rise stock with limited parking; check the occupancy certificate and fire provisions in older buildings.
- Prices are high relative to the quality of new supply because stock is mostly older.
- Verify A-khata and approved plans on rebuilt houses; conversion windows were time-limited (per Citizennest).
Who it suits, and our verdict
BTM suits buyers who work around Koramangala, HSR or Silk Board and prize walkability and a lively neighbourhood over greenery and amenities. It is also a rental-driven market for investors who understand building quality. Our view: Yellow Line access has strengthened the case, but for a large family wanting a clubhouse and open space, the adjacent corridors (Hosa Road, Kudlu Gate) offer newer stock.
