Bommasandra is a census town in Bengaluru Urban district on Hosur Road, with a flyover on Hosur Road and a metro station, per Wikipedia. It is best known for the Bommasandra Industrial Area and for Narayana Health City at 258/A, Bommasandra Industrial Area, Anekal. For buyers, it is the end of the Yellow Line and one of the few places on the southern edge of the city where metro access and sub-₹1 crore new homes still coexist. Yellow Line connectivity
The Yellow Line runs 19.15 km from Rashtreeya Vidyalaya Road to Bommasandra with 16 stations. Per Wikipedia, they are R.V. Road, Ragigudda, Jayadeva Hospital, BTM Layout, Central Silk Board, Bommanahalli, Hongasandra, Kudlu Gate, Singasandra, Hosa Road, Beratena Agrahara, Electronic City, Infosys Foundation Konappana Agrahara, Huskur Road, Biocon Hebbagodi and Delta Electronics Bommasandra. It opened to the public on 11 August 2025 and is driverless. Initial service ran at a 25-minute frequency, with a Deccan Herald report of a 10-minute headway from 8 February 2026 as additional trains arrived. The line interchanges with the Green Line at R.V. Road. The Pink Line is not on this corridor.
Healthcare, industry and daily life
- Healthcare: Narayana Health City, a major tertiary-care campus, is in the Bommasandra Industrial Area.
- Employment: the Bommasandra Industrial Area and the Electronic City cluster, with Biocon and Delta Electronics named in the metro station names.
- Education and retail: the area is still developing; check schools and supermarkets for the specific project, as options are thinner than in older neighbourhoods.
Projects on Property Point
- Brigade Valencia, off Hosur Road at Bommasandra: 1, 2, 3 and 4 BHK homes at ₹68 lakh-₹2.64 crore, under construction with possession shown as December 2027 (per the Property Point catalogue).
- Prestige Kings County, Rajapura, off Jigani-Bommasandra Road: plots at ₹1.25-2.1 crore, under construction with possession shown as December 2026 (per the catalogue). Plot purchases need extra diligence on approvals, layout plan and registration; this is a different risk profile from apartments.
Prices and rents
Homebazaar's May 2026 table lists Bommasandra at about ₹7,200 per sq ft (indicative asking rate, undated period). ANAROCK's Q2 2026 report, for the neighbouring Electronic City micro-market, quotes ₹7,450 per sq ft (up 3% quarter-on-quarter) and average rents of ₹20,000-31,000 per month for a 1,000 sq ft 2 BHK, flat quarter-on-quarter. Both are below the citywide average quoted base price of ₹9,450 per sq ft. We did not find a sourced Bommasandra-specific rent figure. South Bengaluru was the only zone in ANAROCK's Q2 2026 report to show sales growth both quarter-on-quarter and year-on-year.
Pros
- A terminal Yellow Line station and links to Electronic City, Silk Board, BTM Layout and R.V. Road.
- Some of the lower per-square-foot prices on the south side of Bengaluru.
- Proximity to a large industrial employment base and a major hospital.
Cons and risks
- Distance from the city centre: a long commute for anyone working north or east of the Outer Ring Road.
- Industrial surroundings affect noise, air and road traffic, especially trucks on Hosur Road.
- Rental demand depends heavily on a few employers and on how the Electronic City cluster performs.
- Under-construction delivery risk (December 2027 for Brigade Valencia as listed) and, for plots, approval and title checks.
Who it suits, and our verdict
Bommasandra suits end-users and tenants who work in Electronic City or the Bommasandra industrial belt and want a metro link at an entry-level price. It is less obviously a capital-growth play than a convenience play. Our view: good for use, with moderate expectations about yield and appreciation; verify the project, RERA and approval trail, and test the commute.
