Brigade Oasis is a plotted community, not an apartment complex. Buying a plot is a different decision from buying a flat: you take on construction cost, timing and approvals yourself. This review looks at the project as a land purchase.

For context, Anarock's Q2 2026 Bengaluru report shows 21,700 launches (down 11% quarter-on-quarter), 15,300 units sold (down 7%) and 79,200 units of available inventory (up 9%), with a citywide average quoted base price of about ₹9,450 per sq ft. A market with rising unsold stock gives buyers some room to negotiate and to ask hard questions on timelines.

  • Scale (listings): about 65 to 70 acres across all phases with 987 plots; Phase 3 plot sizes include 30x40, 30x50, 30x60 and 40x60 feet.

Location assessment

Brigade's page describes the site as on the Satellite Town Ring Road (NH-648 stretch), with the airport at 20 minutes, the Doddaballapur Textile Integrated Park and KIADB Aerospace SEZ at 30 minutes and Nandi Hills at 50 minutes. These are developer-stated times.

Anarock's Q2 2026 report singles out Devanahalli ITIR and an AXISCADES proposed ₹6,000 crore facility as North Bengaluru demand drivers, and Brigade is quoted as planning a 75-acre development there. Land demand tends to track these announcements, but announcements are not completions.

Price check

By a portal's figures a 1,500 sq ft plot at ₹97.5 lakh and a 2,400 sq ft plot at ₹1.56 crore both work out to about ₹6,500 per sq ft of land (our arithmetic). That is not directly comparable with apartment rates, which include the building. The Anarock July 2024 Devanahalli report put average property prices at about ₹6,778 per sq ft, which is dated and refers to built property, so it is a loose reference only.

A plot's all-in cost includes construction. A 30x40 plot with a G+2 home could add substantial building cost; get a contractor quote before comparing to a flat's price.

Developer track record

Brigade states that Phases 1 and 2 of Oasis are fully occupied, which, if accurate, is a useful delivery signal for this specific project. Brigade's Q1 FY27 residential pre-sales were ₹1,060 crore (per Sahi, drawing on the company's presentation). Delays or complaints on Brigade Oasis: none found in our search. We did not find an independent source confirming the occupied status.

Design and amenities (developer claims)

Brigade lists a clubhouse with gym, swimming pool, indoor games, squash court, library, party rooms, reflexology garden and meditation pavilions, plus 24/7 security. Confirm the club is built and operational for your phase, and who pays for its upkeep.

Who it suits, and who should skip

Suits: buyers who want to build a custom home in a managed layout, NRIs who value a recognised developer's title and approvals, and long-term land holders.

Should skip: buyers who want a ready flat, those with no appetite for a construction project, and investors who need quick liquidity.

Verdict

Brigade Oasis offers a safer route into plot ownership near Devanahalli than an unregistered layout, thanks to a recognised developer and RERA registrations. Before paying, reconcile the price and status mismatches, ask for the current phase and plot availability, and budget separately for construction.
