Brigade Sanctuary is a mid-density high-rise community on the Whitefield–Sarjapur Road link. It stands in the busy crossover belt between two of East Bengaluru's major corridors, which suits a particular buyer: one who works at the Wipro and Outer Ring Road side and wants a branded developer. This is our editorial assessment.
For context, Anarock's Q2 2026 Bengaluru report shows 21,700 launches (down 11% quarter-on-quarter), 15,300 units sold (down 7%) and 79,200 units of available inventory (up 9%), with a citywide average quoted base price of about ₹9,450 per sq ft. A market with rising unsold stock gives buyers some room to negotiate and to ask hard questions on timelines.

Location assessment
Brigade's page lists proximity to the Wipro SEZ (6 km), PayPal (8 km), The International School Bangalore (400 m) and Manipal Hospital Whitefield (18.6 km). These are developer-stated figures; the hospital figure is a reminder that tertiary care is not next door.
Anarock's Q2 2026 report puts the Sarjapur Road average at about ₹11,560 per sq ft, with rents of ₹33,000 to ₹46,500, suggesting a rental market with depth. As with other corridors, metro plans (a Sarjapur–Hebbal Red Line, per Housing.com) are not operational, so plan for road commutes.
Price check
A portal's arithmetic puts 3 BHKs at roughly ₹11,350 to ₹13,700 per sq ft and a 4 BHK near ₹11,400 per sq ft (propnewstime and similar listings). Against the Anarock Sarjapur average of ₹11,560, the lower end is at the average and the upper end is up to about 18% above it. Brigade's own page shows ₹1.94 crore onwards, which is above our catalogue's ₹1.25 crore start; the lower catalogue number may be a smaller unit or older data.
Brigade reported a record residential realisation of about ₹14,256 per sq ft in Q1 FY27 across its portfolio (per Sahi), suggesting the developer is pushing prices up on ongoing projects. Ask for a dated price sheet and negotiate parking and club charges.
Developer track record
Per Brigade's Q1 FY27 investor presentation and coverage by Sahi, residential pre-sales were ₹1,060 crore with Bengaluru at 58%, and the company retained a ₹9,000 crore FY27 target. Those are company disclosures. Delays or RERA complaints on Brigade Sanctuary or recent Brigade Bengaluru launches: none found in our search.
Design and amenities (developer claims)
Brigade lists a swimming pool, gym, tennis, badminton, basketball, futsal and squash courts, a children's play area, an amphitheatre, cricket nets, an outdoor camping site, a reflexology walkway and a hammock garden. The sports-heavy list is a differentiator for families with active children.

Should skip: buyers who want low density, those needing 2027 possession, and anyone sensitive to above-average rates.
Verdict
Brigade Sanctuary is a decent, amenity-led pick whose main caveats are density and the need to reconcile conflicting dates and price points. If a written quote lands near the corridor average and the RERA date is acceptable, it earns a place on a shortlist.
