Updated 21 October 2026. TNHB's websites load through JavaScript, so we could not read the scheme listing with a plain fetch. We read TNHB's project-details document for this lottery (dated 16 September 2026, linked from the notice) and TNHB's lottery terms PDF, and compared them with an independent summary. Every figure below is attributed. Confirm it on the TNHB portal before you pay. This guide adds the total payment schedule, the per-sq-ft arithmetic, the size discrepancy in the notice, and the newly announced flat pipeline.
TNHB lottery 2026: the homes, sizes and prices
As printed in TNHB's project details (16 September 2026); all prices are plus applicable maintenance charges, if any.
- K.K. Nagar 154 MSB, Chennai · 20 MIG flats · 862–888 sq ft · ₹78–80 lakh · RERA: not applicable
- MKB Nagar 56, Chennai · 15 HIG flats · 757–796 sq ft · ₹54–57 lakh · RERA: not applicable
- Phase XIX MSB, Hosur · 30 HIG flats · 1,182 sq ft · ₹71 lakh · TN/30/BUILDING/0315/2020
- Phase XIX MSB, Hosur · 26 MIG flats · 894–915 sq ft · ₹54–55 lakh · TN/30/BUILDING/0315/2020
- Phase III MSB, Hosur · 16 MIG flats · 838–901 sq ft · ₹47–51 lakh · TN/30/BUILDING/0306/2020
- Kancheepuram Phase II · MIG individual houses · 678–684 sq ft · ₹35–45 lakh · RERA: not applicable
- By our arithmetic, K.K. Nagar works out to roughly ₹9,000 per sq ft and M.K.B. Nagar to roughly ₹7,100–7,200 per sq ft. Note the K.K. Nagar flats are the MIG category yet cost more than the HIG flats at M.K.B. Nagar.
Two discrepancies to check before applying
- Sizes: the notice's overview gives a plinth area of 678–1,182 sq ft, but 678–684 sq ft is the size of the Kancheepuram houses. The flats themselves run 757–1,182 sq ft (TNHB project details; also flagged by BiddingPulse, 23 September 2026).
- House count: the unit table prints 37 Kancheepuram houses, while the 143-home total implies 36; BiddingPulse reports the notice and portal give 36.
- Ask the scheme officers, or call TNHB's toll-free line 1800-599-6060, if either matters to you (TNHB project details).
Who is eligible for TNHB MIG and HIG flats?
- A native of Tamil Nadu, aged 21 or over.
- Neither you, your spouse nor your minor children may have bought a plot, house or flat from TNHB before.
- MIG: monthly income ₹50,001 to ₹70,000. HIG: ₹70,001 and above.
- A higher-income applicant may apply for a lower category's home (except EWS).
- A joint application may add a husband, wife, father, mother, son or daughter. If you win in more than one scheme, you keep only one home.
- Reservation applies under G.O.(Ms) No.2 of 2 January 2013, for example Scheduled Castes 18%, State Government servants 18%, defence personnel 7% and general public 38% (TNHB project details, Annexure A; TNHB lottery terms).
How to apply before 27 October: step by step
- Step 1: go only to tnhb.tn.gov.in or propertysales.tnhb.tn.gov.in and create a login with your mobile number.
- Step 2: open All Schemes and pick the scheme: ‘K K Nagar 154 MSB’ or ‘MKB Nagar 56’ for Chennai (scheme names as reported by BiddingPulse).
- Step 3: upload proof of age, nativity and income, PAN, Aadhaar, a photograph, scanned signature and any reservation certificate.
- Step 4: pay the application and registration fees online by net banking, debit card or IMPS from your registered account.
- Step 5: finish before 11:29 pm on 27 October 2026. TNHB's terms let its Managing Director extend the window, but do not count on it.
TNHB lottery fees and what a winner pays
- MIG application: ₹354 application fee + ₹236 registration fee = ₹590, GST included.
- HIG application: ₹590 + ₹236 = ₹826, GST included.
- Refund of these fees if you are not drawn: not stated in the documents we read; treat them as spent (BiddingPulse also found no refund rule).
- Initial cost: 10% of the unit cost, paid in one transaction within 15 minutes of choosing a flat.
- Balance: 90% within 90 days of allotment, in part or full, online or by e-challan.
- Then: a lease-cum-sale agreement on a ₹200 stamp, uploaded within 15 days; and the sale deed registered within 120 days, with stamp duty and registration charges on top (TNHB lottery terms).
- Example (our arithmetic): a ₹78 lakh K.K. Nagar flat needs ₹7.8 lakh within 15 minutes and ₹70.2 lakh within 90 days.
When is the TNHB lottery result date?
No draw date has been published. Under TNHB's terms, applications are scrutinised within 30 days of the close (the Managing Director can extend this), applicants get an SMS saying whether they were accepted, and the draw date and venue are announced by SMS, email and on the TNHB website.
- Separate computerised draws for each income group in each scheme, in public, reserved categories first.
- Winners and waiting list published on the portal the next working day.
- Waiting list: up to 30% of the units of each type.
- Booking window for winners: at least 30 days. Unbooked units then pass to the waiting list, who get 30 days to pay the initial cost.
- Allotment order within 3 working days of payment verification (TNHB lottery terms).
TNHB lottery vs first-come-first-served (FCFS)
In a lottery you apply first and are chosen by draw. In FCFS you pick an available unit straight away and must pay the initial amount within a short window; one guide reported that a unit is blocked for 20 minutes (Verified.RealEstate, 23 February 2026). BiddingPulse reported on 23 September 2026 that the same TNHB notice also lists 627 flats for FCFS sale. Check the portal's scheme cards for which schemes are FCFS.
What changed and when

Rajkumar announced in the Assembly 842 TNHB apartments under the self-financing scheme at an estimated ₹914 crore, at Anna Nagar, Purasawalkam, Nandanam and Ernavoor in Chennai, Thirumazhisai and three other districts; prices and booking dates were not released (Verified.RealEstate, 29 August 2026).
- 16 September 2026: TNHB dates Notification No.02/2026 and the lottery project details.
- 20 September 2026: the notice is posted on TNHB's website (BiddingPulse).
- 28 September 2026, 10 am: applications open.
- 27 October 2026, 11:29 pm: applications close.
Mistakes to avoid
- Applying on a look-alike site. Use only the two TNHB addresses above.
- Winning without funds ready. The 10% has to go through in one payment within 15 minutes; check your net-banking or card limit in advance.
- Ignoring the 90-day balance. Talk to your bank about a home loan before the draw. TNHB's terms allow cancellation after notice if you miss it, with a deduction from the refund.
- Uploading incorrect documents. TNHB's terms say the allotment is cancelled and the initial payment forfeited.
- Not booking after a win. The initial payment is refunded less 0.5% or ₹10,000, whichever is higher (TNHB lottery terms).
