Selaiyur is the stretch of East Tambaram that runs along the road to Velachery. Wikipedia describes it as lying east of central Tambaram on the principal corridor linking Tambaram and Velachery, and notes that the road from Tambaram railway station to Velachery was officially named Major Mukund Varadarajan Salai in June 2026 under a government order of 23 June 2026. The locality is administered by the Tambaram City Municipal Corporation.

The character is lower-rise and school-oriented, with plenty of builder floors and small apartment blocks, which Square Yards' demand data echoes: on its Selaiyur page, builder floors account for 69% of buyer demand against 15% for apartments.

Connectivity: bus, road, and Tambaram's railhead

The principal link is the Tambaram-Velachery road, with Camp Road Junction the main local interchange; Agaram Road, Madambakkam Main Road and IAF Road feed it, according to Wikipedia. The nearest major railhead is Tambaram station. Wikipedia lists MTC routes 51 (Tambaram-Velachery), 51A (Tambaram East-T. Nagar), 95 (towards Thiruvanmiyur), 99 (towards Adyar), 99A (towards Sholinganallur and Perumbakkam) and 105 (towards Siruseri IT Park), and notes through services towards Guindy, Saidapet, Kelambakkam and Koyambedu. Route numbers change, so confirm with MTC.

There is no metro here. The proposals that matter are the Tambaram-Velachery-Guindy corridor (DPR stage per Verified.Realestate on 12 January 2026; a CMRL official called it years away on 30 December 2025) and the Airport-Kilambakkam line (awaiting central clearance per Construction World, 31 July 2026). Because Selaiyur sits on the Tambaram-Velachery road, the first of these is the one that would pass closest, but nothing here is approved or funded as far as we could verify.

Schools, institutions and daily life

Wikipedia lists PM SHRI Kendriya Vidyalaya No. 1 at Air Force Station Tambaram, Kendriya Vidyalaya No. 2 serving the Madambakkam Camp-Selaiyur area, and private CBSE schools Alwin Memorial Public School at Indira Nagar and Shree Gugans School on School Road. Madras Christian College's 320-acre campus occupies part of the former Selaiyur-Vandalur forest tract. Commercial activity clusters along the former Velachery Main Road and around Camp Road, where several bank branches are located. Square Yards' overview adds Bharath University within about 0.4 km of its reference point; it names no hospital in its short nearby list, so shortlist healthcare yourself.

Prices: use project quotes, not a single average

Square Yards does not publish a Selaiyur locality average on the page we read, so we use neighbours and project quotes. Its overview lists Tambaram at ₹5,800 per sq ft, Sembakkam at ₹6,700, Gowrivakkam at ₹6,400 and Santhosapuram at ₹7,350, all as average sale prices. On the Selaiyur project list (112 projects), the portal shows a number of ready-to-move projects with entry prices from about ₹27 lakh to ₹74 lakh. Treat these as the entry end of the market; the larger flats cost more.

Casagrand Estia, which Property Point lists as 2 and 3 BHK homes at ₹61 to ₹85 lakh with possession shown as March 2029 and RERA TNRERA/35/BLG/0140/2026, appears on Square Yards with 1 BHK homes from about ₹35 lakh, 2 BHK homes of 1,077 to 1,092 sq ft at about ₹47 to ₹48 lakh and 3 BHK homes of 1,545 to 1,589 sq ft at about ₹68 to ₹70 lakh, at roughly ₹4,399 per sq ft. The gap may reflect base price versus all-in price, or a later price revision, but we have not confirmed which, so ask the developer for a unit-wise price sheet with every charge itemised. Other projects Square Yards lists under construction around Selaiyur include TVS Emerald Aaranya and Shriram Park 63. We have not verified their current status. For resale builder floors, the sensible approach is to compare at least three recent sold or asked prices on the same street.

Risks: tanks, drainage and water

  • Lake chain. Wikipedia reports that CMDA planning records treat Selaiyur, Sembakkam, Rajakilpakkam, Chitlapakkam and other tanks as interconnected water bodies whose surplus ultimately flows towards the Pallikaranai marsh. That is good news for groundwater recharge and a flag for heavy-rain behaviour. Selaiyur Lake is included in State Wetlands Authority restoration work.
  • Flood history in the wider area. Wikipedia's account of the December 2015 floods records Tambaram receiving 490 mm of rain in 24 hours; check how the specific street fared in 2015 and later monsoons.
  • Water supply. Square Yards' news feed, citing a Times of India report, noted in July 2026 a 0.47 m average fall in Chennai's groundwater in June, with concern for borewell-dependent suburbs. Ask the association how the building gets water.
  • Data gaps. Public information on Selaiyur is thinner than for OMR locations; rely on site visits and documents.

A short checklist before you pay a token amount

  • Ask for the unit-wise price sheet and the registered completion date; for Casagrand Estia the listed possession is March 2029, so compare payment schedules, not just prices.
  • Check that the layout or building sits inside the CMDA-planned area and confirm the approving authority; the Selaiyur Wikipedia entry notes CMDA approved a reclassification of some land from residential to commercial use, so confirm the zoning of the plot next door.
  • Walk to Camp Road Junction and the nearest bus stop at peak hour, since bus routes are the main public transport.
  • Ask where the nearest tank bund and drain outlet are, given the chain of lakes draining towards Pallikaranai.
  • For builder floors, confirm the share of land (UDS) in writing and how many owners share the plot.

Who it suits, and our view

Selaiyur suits families whose priorities are school access and a quieter residential street within reach of Tambaram station, buyers on a ₹50 lakh to ₹1 crore budget, and those who prefer low-rise living. It suits less well anyone depending on a direct metro or an OMR commute in under 30 minutes.

Our view: a practical, low-drama micro-market. The price gap on Casagrand Estia is a good reminder to insist on a unit-wise price sheet, and the lake chain is a reason to inspect drainage rather than skip it.
