Updated 21 October 2026. We re-opened every price, rent and metro date below on the day and labelled each with its month. Unlike the pages that rank today, this guide gives listed price bands and rents side by side, airport travel times, the real metro timeline, and the Gulf-specific steps (power of attorney, remittance and managing a tenant from abroad).

What the latest numbers say about Bengaluru

  • Sales: about 16,670 homes sold in July–September 2026, up 12% year on year; launches about 17,720, up 17%; average prices up about 8% (Anarock data, reported by RealtyMandi, 15 October 2026).
  • Rents: citywide residential rents grew 4–5% a year, and East Bengaluru had about 57% of launches in Q1 2026 against North's 38% (Cushman & Wakefield, via Businessworld, 6 October 2026).
  • Who buys: developers told Businessworld that Dubai is a large-volume source of NRI buyers, alongside the US, Singapore and Hong Kong. Purchases below ₹2 crore tend to be investment-led; younger NRI buyers look at ₹1.5–1.8 crore apartments, and the ₹3–4 crore band draws those who want larger homes (Businessworld, 6 October 2026).
  • The rupee: it closed at ₹94.71 per US dollar on 17 October 2026 (Business Today). At the fixed pegs of AED 3.6725 and SAR 3.75 to the dollar, that is about ₹25.8 per dirham and ₹25.3 per riyal (our conversion).

What ₹1.5 crore buys in each area

₹1.5 crore sits in the band developers say younger NRI buyers look at (Businessworld, 6 October 2026). At the 17 October rupee close it is about AED 5.8 lakh or SAR 5.9 lakh. Dividing it by each listed range gives a rough size. This is our arithmetic on listing prices, before stamp duty, registration, GST and parking.

  • Hebbal–Kempapura (₹8,500–₹16,000 per sq ft): about 940–1,760 sq ft.
  • Thanisandra (about ₹11,600 per sq ft): about 1,290 sq ft.

Airport-first owners: Hebbal, Thanisandra, Jakkur, Yelahanka

If you fly home three or four times a year, the drive from Kempegowda International Airport shapes every visit. NoBroker puts the airport about 30–40 minutes from Hebbal and about 35 minutes from Thanisandra (NoBroker, June and April 2026). Jakkur and Yelahanka sit on the same northern side of the city. Hennur Road (Hennur Road, Bangalore) is another northern option between Thanisandra and the airport road.

Devanahalli is closest to the airport and has the lowest starting prices, but rents there lag the city. When will the Bangalore airport metro open?

Not yet. The Blue Line (Central Silk Board to the airport, 58 km) is reported to open in three phases: Silk Board–KR Pura by mid-2027, Hebbal–airport targeted for September 2027, and the full line by March 2028 (NewsFirst Prime, 23 August 2026). These are targets, not opening dates. Do not pay a premium today for metro access that does not yet exist. Rent-first investors: Whitefield and Sarjapur Road

East Bengaluru draws tenants from the IT parks. Whitefield 2 BHK rents run ₹20,000–₹35,000 a month and 3 BHK ₹30,000–₹55,000 on NoBroker's October 2026 page. Gulf News (20 July 2026) named Whitefield and North Bengaluru as the city's hotspots for Gulf buyers. Sarjapur, Varthur and Gunjur appear with Whitefield in the NoBroker data on NRI purchases (Businessworld, 6 October 2026). Planning to return one day: gated communities with schools

Many Gulf families buy with a return date in mind. A gated community near schools, with a clubhouse and maintenance team, is easier to rent out until you come back and easier to live in once you do. Yelahanka and Hebbal combine established schools with airport access. Developers told Businessworld that villas and larger formats feature where buyers are thinking about retirement or relocation (6 October 2026).

Can an NRI manage a rented flat in Bangalore from Dubai?

Yes, with a little structure. Most owners abroad do four things.

  • Give a trusted relative or a property manager a specific power of attorney for leasing and maintenance. Our process guide: Power Of Attorney For Property.
  • Collect rent into an NRO account; keep NRE funds for repatriable money from abroad.
  • Register the rental agreement and keep the tenant's police verification on file.
  • Ask for photos or a video walk-through at each tenant change. More in How to Manage Property in India While Living Abroad.

Buying from the Gulf: the paperwork in brief

  • Signing: a power of attorney attested at the Indian mission lets a relative sign and register. In Riyadh it costs SAR 74 plus SAR 8 ICWF and a SAR 15 VFS fee, and is generally returned the same day (Embassy of India, Riyadh, updated 20 October 2026).
  • Paying: from your NRE or NRO account by bank transfer. NRI home-loan EMIs also run through these accounts (HDFC Bank).
  • Borrowing: SBI lends to NRIs from ₹15 lakh for up to 30 years and does not ask NRIs in Middle East countries for an Indian tax return (SBI Home Loans). ICICI's minimum income for GCC residents is AED 84,000 a year and it asks for an overseas credit report not older than 45 days (ICICI Bank).
