Updated 21 October 2026. We re-read the report coverage and the October NRI reporting. What ranks for this query today is mostly developer blogs about single projects. This article gives the market count, the localities, what ₹10 crore buys in floor area, the NRI share, and where the data is thin.

How many ₹10 crore homes sold in Bengaluru in FY26?

Across Hyderabad, Bengaluru and Chennai, more than 800 homes of ₹10 crore and above sold in FY26 for ₹11,246 crore. Hyderabad alone sold 625 units worth ₹8,562 crore, and Chennai 58 units worth ₹727 crore (Deccan Herald, PTI, 5 May 2026; MGS Architecture). Bengaluru is the second-largest market by value, well behind Hyderabad, but the one growing fastest.

  • FY26 (April 2025 to March 2026): 128 units · ₹1,957 crore
  • FY25: 84 units
  • Growth: +52% in units, the highest of the three cities (Chennai +49%, Hyderabad +10%)
  • Average ticket: about ₹15.3 crore per home (our arithmetic from the totals)

Which areas of Bangalore sell the most luxury homes?

Source: Storyboard18, reporting the same study, May 2026. The report also says one corridor grew from ₹11 crore to ₹654 crore of luxury sales in a single year, labelling it 'north-west'. Rajanukunte itself lies north of Yelahanka, so we read that corridor as the north.

The average ticket in Rajanukunte suggests large villas and plotted homes rather than apartments. Sudhamanagar, near Lalbagh and the central business district, represents the established core. Hebbal sits on the airport road between the two.

  • Rajanukunte · ₹572 crore · 24 units (about ₹23.8 crore per home, our arithmetic)
  • Sudhamanagar · ₹269 crore
  • Hebbal · ₹176 crore

How much space does ₹10 crore buy in Bangalore?

About 3,930 sq ft, against about 6,210 sq ft in Hyderabad and 4,290 sq ft in Chennai (MGS Architecture, May 2026). That is about ₹25,400 per sq ft in Bengaluru, our arithmetic.

Very large apartments are still rare here. Only 19 apartments above 8,000 sq ft sold in Bengaluru in FY26, against 355 in Hyderabad (same report). For a buyer, that means fewer comparable sales when a very large home is valued or resold.

What share of Bangalore luxury buyers are NRIs?

Century Real Estate and Embassy Developments both put NRI buyers at around 8–10% of residential sales. Century sees the segment reaching 20–25% of its business in FY27 (BW Businessworld, 6 October 2026).

  • Where they come from: the US, Dubai, Singapore and Hong Kong. Century reports stronger luxury interest from the US and Singapore, with Dubai a larger-volume market.
  • Where they buy: NoBroker data puts North Bengaluru at nearly 40% of NRI sales and East Bengaluru at about 38%.
  • Price band: rising interest in homes priced ₹3–4 crore and above.
  • Pace: Embassy's chief revenue officer for residential said NRI activity moderated after the West Asia conflict began, then improved.

Is Bangalore's luxury housing market slowing?

The full-year data says no: unit sales of ₹10 crore+ homes rose 52% in FY26. Supply is also moving up the price ladder. High-end and luxury projects were 68% of Bengaluru launches in Q1 2026, up from 53% the quarter before (BW Businessworld, 6 October 2026, citing industry data). Cushman & Wakefield's Q1 2026 report put East Bengaluru at about 57% of launches and the north at 38%, with citywide rents up 4–5% a year (same report).

Just below this band, the ₹2–5 crore segment sold 11,556 homes worth ₹31,216 crore in January–June 2026, the most of any city (Business Standard, 25 September 2026, citing CRE Matrix). We do not forecast prices. A count of 128 sales a year is small, so a few large deals can move the totals sharply in either direction.

Who is buying, and what they weigh

  • Address and scarcity: central streets trade on land and are tightly held; the north offers larger formats and newer stock.
  • Floor area per rupee: at about 3,930 sq ft for ₹10 crore, buyers compare carpet area closely.
  • Density: units per floor and total homes in the project matter more than amenity lists at this price.
  • Resale depth: 128 sales a year citywide means a thin market when you sell.
  • Rental reality: rents grew 4–5% a year citywide in Q1 2026, but large homes rent to a narrow pool of tenants.
  • Structure: NRIs pay through Indian banking channels, including NRE, FCNR(B) or NRO accounts, and cannot buy agricultural land or farmhouses (RBI FAQ).
