Updated 23 October 2026. We re-read the two newest reports, Deccan Herald's July 2026 report on the railway approvals and its June 2026 report on the unbuilt western and southern arc. Our earlier map-and-route guide stays at STRR Bangalore 2026: Satellite Town Ring Road Status and Map; this article covers only what changed this month and what it means for buyers in Hoskote and along Old Madras Road.

What exactly was announced in October 2026?

  • Phased opening: NHAI is considering opening the completed portions of the 21-km Hoskote–border stretch by December, with diversions around the ROB site (Oneindia, 23 October 2026; Urban Acres, 22 October 2026).
  • The bottleneck: the ROB at Lingadeeramallasandra, where the STRR crosses the Bengaluru–Chennai railway line. Both reports say the girder launch has been delayed by more than 18 months.
  • Girders: a 59-metre girder for the Hoskote-to-Hosur carriageway is targeted for December; the girder for the Hosur-to-Hoskote carriageway is expected by March 2027 (Oneindia; Urban Acres).
  • Approvals: the Research Designs and Standards Organisation (RDSO) inspected the site and raised observations, which NHAI says are addressed; a second RDSO inspection is still due before the launch (Oneindia, citing a senior NHAI official).

Why has this one bridge held up the whole stretch?

The girders are bowstring girders that carry three lanes each way over a live railway line. South Western Railway gave final approval for the Temporary Arrangement Drawing in June 2026, but RDSO speed inspections were still pending, NHAI's Bengaluru project director KB Jayakumar told Deccan Herald (25 July 2026). That July report described two 54-metre girders; the October reports give 59 metres. We report both and cannot reconcile the difference from public sources.

The stretch was originally due to open in February 2025 (Deccan Herald, 25 July 2026). NHAI said in July that more than 95% of the stretch was complete.

Which areas does the Hoskote–Hosur stretch connect?

When the stretch opens, the STRR's operational length rises to 102.6 km, and it will connect to the Bengaluru–Chennai Expressway (NE-7) and take pressure off Old Madras Road and Sarjapur Road (Deccan Herald, 25 July 2026). At the state border it joins a 36-km ring road towards Belagondapalli in Tamil Nadu's Krishnagiri district and on to Hosur (Oneindia; Urban Acres). Both October reports also expect better links from the south-east towards Devanahalli, Doddaballapura and Tumakuru Road.

What about the rest of the STRR?

The 144.25-km western and southern section, from Obalapura near Nelamangala through Kunigal and Ramanagara to S Mudugadapalli in Hosur taluk, was still pending in the Prime Minister's Office in June 2026 despite wildlife and environmental clearances, and Deccan Herald reported it was unlikely to be complete before 2029 even if cleared in 2026 (12 June 2026). It is split into two hybrid-annuity packages estimated at ₹2,642.4 crore and ₹2,279.17 crore, with 912 days allowed for construction. We found no report in October 2026 of that section being awarded.

So the honest picture is two-speed: the north and east arc (Dobbaspet–Devanahalli–Hoskote, plus the Hosur link) is a 2026–27 reality; the west and south arc is a late-decade prospect.

What it means if you are buying in Hoskote or on Old Madras Road

  • Do not pay a premium for an 'STRR-ready' claim this year. Even the best case in October's reports is a phased opening with diversions; the second girder is due only by March 2027.
  • Check your project's access road, not just its distance to the STRR. The benefit is largest for sites with a direct link to NH-75 (Old Madras Road) or the STRR interchange near Hoskote.
  • Heavy vehicles cut both ways. A ring road takes trucks out of the city, but homes right beside an interchange may see more freight traffic and noise. Visit at different times of day.
  • Read possession dates against the timeline. A home due in 2029 or later will be completed into a finished ring road; one due in early 2027 may face diversions for its first months.
