Updated 22 October 2026. We re-read both reports of the notice and the latest cost figures for Bengaluru's metro phases. This guide goes further than current coverage: it puts the transaction freeze first, lists the localities named, and sets out how a buyer or seller near the alignment can check a property before signing anything.
What the notice means for buyers and sellers
The most important point is the freeze. Until permission is obtained from the special land-acquisition officer, owners of notified properties cannot sell, lease or exchange them. Agreements made without permission will not be considered when compensation is fixed (Urban Acres, 20 October 2026).
For a buyer, that means a property in the notice is not a normal resale. For a seller, it means a private deal now could be ignored at compensation stage. A preliminary notification is one step in the process; it does not by itself mean acquisition is complete (Metro Rail News, 22 October 2026).
Which areas are named in the notice?
Reports name these areas. The notice covers land for the viaduct, ramps, pillars, stations and related works between JP Nagar 4th Phase and the Mysuru Road metro station (Urban Acres, citing Vijay Karnataka).
- Localities: Bilekahalli, Sarakki Agrahara, Sarakki, Jaraganhalli, Kadirenahalli, Kareesandra, Katriguppe, Ittamadu, Hosakerehalli and Pantharapalya (Urban Acres, 20 October 2026).
- Proposed stations the parcels relate to: JP Nagar, Dwarakanagar, Hosakerehalli, Kadirenahalli and Kamakya (Urban Acres).
- Metro Rail News also mentions Kaggalipura and Jaraganahalli (22 October 2026).
- Size: 13,409.05 sq m, about 1.44 lakh sq ft by our conversion.
- Count: Metro Rail News says the gazette lists properties in 11 entries, with survey numbers, areas and details of structures; Urban Acres says 170 properties. We could not read the gazette to reconcile the two, so both are given as reported.
Orange Line facts at a glance
- Corridor 1: JP Nagar 4th Phase to Kempapura, 32.15 km, 22 stations (Metro Rail News).
- Corridor 2: Hosahalli to Kadabagere, 12.50 km, 9 stations (Metro Rail News).
- Total: 44.65 km (Metro Rail News).
- Original estimated cost: ₹15,611 crore, with transport experts cited as expecting a rise of about 5% due to delay (Urban Acres). This is an attributed estimate, not a revised official budget.
- Design: the original proposal had a 37 km double-decker structure; the revised approach builds the double-decker only where needed, about 11 km (Urban Acres).
- Funding: BMRCL has applied for a ¥102.48 billion JICA loan to part-finance the two corridors, and has invited expressions of interest for a General Consultant (Metro Rail News).
- Who acquires: land acquisition is carried out through the Karnataka Industrial Areas Development Board (Urban Acres).
- Completion: no dated source gives an opening date for Phase 3, so we do not give one.
How big is the land need overall?
Earlier, BMRCL identified buildings across about 1.33 lakh sq m for full or partial demolition in Phase 3: 342 between Hosahalli and Kadabagere, 339 between Mysuru Road station and Kottigepalya, and 406 between Sumanahalli and Kempapura. A ₹5.4 crore consultancy studied land requirements (Urban Acres, 20 October 2026). These are not one list of properties to be acquired at once; some may be needed only in part or temporarily.
How to check a property before you buy near the alignment
- Ask the seller in writing whether the property, or any part of it, appears in any metro land-acquisition notification. Put the answer in the sale agreement as a warranty.
- Get the survey number or municipal number and compare it with the gazette notifications for Phase 3. A lawyer can search the Karnataka Gazette and the KIADB notices.
- Look at frontage: road-widening and station access often take strips of land, not whole plots.
- If a property is in a notice, do not pay an advance until the special land-acquisition officer's permission and the compensation position are clear.
- For flats, ask the association whether any common land, such as a compound wall or setback, is in a notice.
