Tumkur Road is the north-western arm of Bengaluru, running through Peenya, Jalahalli and Nagasandra towards Madavara and the BIEC exhibition centre. The area is historically industrial, with the Peenya industrial belt, but the Green Line has turned it into a metro-served residential frontier.

The Green Line's northern end is Madavara. Per Wikipedia's Green Line page, the stations from the city outwards are Yeshwanthpur, Goraguntepalya, Peenya, Peenya Industry, Jalahalli, Dasarahalli and Nagasandra (the older terminus, opened 1 May 2015), followed by Manjunath Nagar, Chikkabidarakallu and Madavara, which opened on 7 November 2024. The stretch is 3.5 km and was expected to serve about 44,000 additional commuters daily, with trains from 5 am to 11 pm at a 10-minute headway (per The News Minute's report on the opening).
The Green Line connects to the Purple Line at Majestic. Beyond that, to reach the south, you change again. The Pink Line is not on this side of the city.

- Healthcare: Manipal Hospital Yeshwantpur (formerly Columbia Asia Referral Hospital) is a 200-bed facility at Industrial Suburb, Block-A, Rajajinagar, per its listing, and is the nearest large facility for much of Tumkur Road's southern half. Check the nearest hospital for the specific project, as distances along the road vary.
- Exhibitions and jobs: the BIEC, hosting trade fairs, is at Madavara; the Peenya industrial belt gives a large local employment base.

Against that backdrop, new launches in the north-west price at a premium over older stock because they are metro-adjacent and from large developers.

It is a poor fit for those who need Outer Ring Road or Whitefield access. Our view: a corridor with real transport gains but few independently verifiable price benchmarks; compare each project with similar nearby launches before paying a metro premium.
