Sohna town sits at the southern end of the Gurgaon market, and within it Sectors 33, 35 and 36 form the cluster where launches are concentrated. Realty Hunting's Sohna review (updated 24 July 2026) calls Sector 33, Sector 36 and the Sohna Road belt the most active pockets. Sector 33 has its own Property Point guide; this one covers 35 and 36, where independent floors, affordable-housing schemes and premium low-rise projects sit side by side.
Why Sohna is in the conversation
The gateway is the Gurugram-Sohna highway: a 22 km, six-lane, access-controlled corridor with a 7 km elevated section, built for about ₹2,000 crore and opened to traffic on 11 July 2022, according to India Infra Hub. Realty Hunting's Gurgaon report says the elevated road has cut the commute to central Gurgaon to about 15 minutes. That figure is for the part of the trip the road covers, not for door to door: judge it by driving, at your commute hour, from the specific project to your workplace.
Sohna also sits on the Delhi-Mumbai Expressway corridor, with the Sohna to Dausa section reported as operational, and a link to the KMP Expressway, both cited by the listing pages. The Haryana Orbital Rail Corridor, a roughly 121.7 km line from Palwal to Sonipat via Sohna and Manesar, has Sohna among its station locations; Wikipedia's summary gives completion by 2028 with the Manesar to New Patli section operational in 2025 and some contract packages delayed. Treat the 2028 date as a target.
Price momentum across the belt has been strong: NBMCW's 25 August 2026 report, citing industry data, puts Sohna up about 140% over five years, in a market whose average Realty Hunting gives as about ₹8,000 per sq ft, with affordable and mid-segment housing at ₹5,500 to ₹8,000 per sq ft. Those two sources do not define the market identically, which is a reason to use them as direction, not as a price for a given flat.
Projects in the sectors

- Signature Global Daxin Vistas, Sector 36: listed on Property Point at about ₹2.14 crore to ₹2.25 crore for 3 BHK homes with possession shown as April 2028. Other listing sites quote a lower starting price, from ₹1.91 crore (Square Yards) to ₹1.99 crore for a 1,330 sq ft unit (a search listing); the difference is probably unit size and phase, so ask for the current price sheet. - Signature Global Park, Sector 36: a 9.54-acre low-rise independent-floor development with 2 and 3 BHK floors of about 745 to 1,210 sq ft; Realty Hunting (31 August 2026) quotes entry from about ₹98 lakh, with most units at ₹1.12 crore to ₹1.34 crore, and possession around October 2026 on a 30:70 payment plan.
- ROF Advik, Sector 36: a twin-tower project that, per Realty Hunting-linked listings, was pre-launch with 3 BHKs from about ₹1.55 crore and RERA registration applied for but not confirmed at the time we looked.
- 4S Aster Avenue 36 (phase 2) and J Estates (a senior-living project in Sector 36, named in the Realty Hunting Sohna review) round out the pocket.
Social infrastructure
Listing pages name GD Goenka University and KR Mangalam University near Sector 36, and name Medanta Hospital and shopping centres. Medanta is on the Gurugram side of the market, so check the actual drive from the project, not the marketing radius. The Realty Hunting Sohna review is blunt on the underlying point: parts of Sohna are still developing, so schools, hospitals and daily markets can be thinner than in mature Gurgaon, and a site visit is the way to find out. We found no source with a verified list of named schools and hospitals in Sector 35 itself.

- Aravalli-edge setting and the Sohna elevated highway.
Cons and risks
- Delivery risk: Daxin Vistas shows April 2028 on Property Point; Signature Global Park's October 2026 target is days away from the time of writing. Check actual construction progress, not the brochure date.
- Thinner social infrastructure, per Realty Hunting.
- Aravalli proximity: the foothills setting that sells these projects also means forest and PLPA rules apply to nearby land. The projects themselves should hold DTCP licences and HRERA registrations; check the licence and land-use for your project, and see our guide to Aravalli and PLPA checks for the questions to ask.
- Resale liquidity is lower than in mature sectors; Sohna sellers may wait longer.
- Affordable-housing resale rules vary by scheme; confirm before buying a resale allotment.
Who it suits and verdict
Sectors 35 and 36 suit first-time buyers and families who want to own at a lower ticket size and accept a southern location and a developing neighbourhood, plus investors with a five-to-ten-year horizon who accept lower liquidity. They are less suited to buyers who need to be near Cyber City daily. Our view: Sohna is a legitimate value corridor if you buy a registered project, price it on carpet area, and treat infrastructure that is still planned, such as the orbital rail line, as upside rather than as a reason to stretch.
