Sector 85 is New Gurgaon's current launch hub. Godrej Air, Hero The Ark, Ganga Anantam and SS The Leaf sit alongside older budget projects. The portal shows prices rising faster than in neighbouring sectors, but the transport gap remains the same. This guide puts the numbers in context.
Location and connectivity
Square Yards describes good road connectivity to IMT Manesar, NH-48 and the Dwarka Expressway, and lists the sector as near the KMP Expressway, with PIN code 122012. Its page mentions a 35-km, 28-station metro expansion at an estimated ₹10,428 crore; this is the proposed Sector 56 to Panchgaon line, whose DPR was submitted to the Haryana government in July 2026 (Indian Infrastructure, 2 July 2026). Reviewers on Square Yards cite scarcity of public transport as the main concern.
New Gurgaon context: Dwarka Expressway, KMP and the metro question
New Gurgaon is the planned belt of sectors 76 to 115 on the southwest edge of the city. Its main arteries are NH-48, the Dwarka Expressway (the Gurugram section was inaugurated on 11 March 2024) and the Kundli-Manesar-Palwal (KMP) Expressway, which Square Yards lists as nearby for sectors 76, 84 and 85. Savills India's H1 2026 report, via Business Today (13 August 2026), put New Gurugram rental growth at 3% year-on-year, while Dwarka Expressway led the city with capital values of completed homes up 6% and rentals up 22%. In other words, the strongest recent momentum was on the expressway itself, not across the whole belt.
Public transport is the structural gap. There is no operating metro in these sectors today. The proposed Sector 56 to Panchgaon metro line (about 35 km, 28 elevated stations, estimated ₹10,428 crore, DPR submitted to the Haryana government per Indian Infrastructure, 2 July 2026) is reported to pass through New Gurugram sectors 84, 86 and 90 (Indian Infrastructure, December 2024). It is a proposal awaiting approvals, so a buyer should not price a metro into today's purchase. Local resident groups have also campaigned for the Kherki Daula toll plaza to be removed or for toll relief (Tribune, March 2024), a reminder that daily commute costs on tolled expressways matter.
Schools, hospitals and daily needs
Square Yards lists The Heritage Pride Modern School (about 0.4 km), Sunfort Pre School (about 1.0 km) and Yaduvanshi International School (about 1.2 km). Genesis Hospital is listed about 0.3 km away, with SRS, Krishna, New Life and Medeor hospitals also named. Shopping listed includes Vatika Town Square-INXT and Raheja Square. Resident reviews on the page praise well-built internal roads with sidewalks, green areas and safe streets, which fits a sector where much of the housing is recent.
Projects to know
Square Yards lists 17 new projects. Indicative price bands: Godrej Air at ₹2.04 crore to ₹3.75 crore (possession scheduled for January 2029 per the portal), Ganga Anantam at ₹4.19 crore to ₹5.43 crore, Hero The Ark at ₹2.17 crore to ₹3.29 crore, SS The Leaf at ₹2.00 crore to ₹6.00 crore, Orris Aster Court at ₹1.06 crore to ₹1.91 crore (a 12-tower, 29-acre development per Square Yards) and Pyramid Heights at ₹37.85 lakh to ₹64.91 lakh. Property Point lists Ganga Anantam at ₹4.19 crore to ₹5.43 crore with possession in October 2028.
The spread is wide: from under ₹65 lakh to above ₹5 crore. Compare like with like; a 2028 to 2029 launch and a ready budget apartment are different products with different risks.
Prices and rents: what the data shows
Prices are rising on the portal while rents are falling, a combination that compresses yield. New launches may be pulling the sale average up, while older rental stock competes on price. Investors should model returns on actual rents, not on the sale-price trend.
- Average sale price: ₹13,950 per sq ft with a displayed trend of +7.44% (Square Yards, October 2026); range ₹28.5 lakh to ₹6.2 crore across 566 properties for sale.
- Average rent: ₹26 per sq ft with a trend of -7.14% and an indicative yield of 2.24% a year; rents range from ₹14,000 to ₹2.1 lakh across 371 rental listings.
- Locality rank 60 of 509 on the portal, based on only three resident reviews, so treat the rank cautiously.
Pros
- Premium-brand supply (Godrej, Hero) alongside budget options, so different budgets are served.
- Positive sale-price trend on the portal and a high locality rank, albeit from a small review sample.
- Basic schooling and healthcare within about 1.2 km, with a hospital within about 0.3 km.

Who it suits, and our view
Sector 85 suits buyers who want a modern branded launch in New Gurgaon, have a car, and can wait until 2028 to 2029 for possession, or want a budget ready apartment. It suits yield-focused investors less. Our view: attractive for owner-occupiers who value amenities, but do not pay a premium for a metro that has not been approved.
Checks before you pay a booking amount
- Match the project, tower and phase to its registration on the Haryana RERA portal and compare the RERA possession date with the date in the brochure; they are not always the same.
- Ask for an itemised price sheet in writing: base rate, preferred location charges, parking, club, maintenance deposit, GST and registration. Compare all-in cost per sq ft of carpet area, not the headline rate.
- For a ready home, ask to see the occupancy certificate and the latest maintenance accounts; for under-construction, ask for the construction-linked payment plan and the last two quarterly progress updates on RERA.
- Visit at your real commute hour and, if you can, after heavy rain. Several resident reviews on Square Yards for the SPR and New Gurgaon belts mention waterlogging, road condition and peak-hour congestion.
- Treat portal averages as a range to test against two or three actual quotes. Averages blend old ready stock with new launches and can move in opposite directions from the corridor-level headlines.
