Where Sector 108 sits and how you get out of it

RealtyHunting's Sector 108 page says drive times to IGI Airport are 30-40 minutes via the expressway and to business hubs 15-25 minutes on a normal day; it also gives about 3.86 km to a Gurgaon metro station and about 4 km to the Dwarka Expressway, which is a reminder that 108 is inland rather than on the road frontage. These are corridor-wide facts. They matter for every sector on this road, so check how each one translates to the specific tower you are considering.

  • Road: the Haryana stretch of the Dwarka Expressway (about 19 km) was inaugurated on 11 March 2024, and the 10.1 km Delhi section (Shiv Murti to Dwarka Sector 21, then on to the Delhi-Haryana border) was inaugurated by the Prime Minister on 17 August 2025 (per PMO and Deccan Herald coverage; Business Today, 5 September 2026).
  • NH-48: the expressway meets NH-48 (old NH-8) at a cloverleaf interchange, and also connects to the Central Peripheral Road and Southern Peripheral Road (per The Metro Rail Guy's expressway status page, last updated July 2024).
  • Metro: no Gurugram metro station operates on the expressway yet. Square Yards (9 September 2026) reports a 1.85 km spur toward a Sector 101 station as under construction, with a tentative 2028 start of commercial operations and "no confirmed date". The nearest working stations it names are Yashobhoomi Dwarka Sector 25 and Dwarka Sector 21 on the Delhi Metro.
  • Prices: ANAROCK data reported by Outlook Money (September 2026) puts the corridor average at ₹14,180 per sq ft in H1 2026, up from ₹6,032 in 2021, against a Gurugram average of ₹13,350.
  • Supply: ANAROCK counts 38,680 launches on the corridor from 2021 to H1 2026 and 10,770 unsold units, about 18 months of inventory at the current sales pace, and flags oversupply risk in the ₹1.5-3 crore segment.

  • Premium stock about ₹19,250 per sq ft (one source ₹19,700); on carpet basis roughly ₹24,000-26,000 with 25-35% loading.
  • Affordable housing (ROF Alante 108): ₹4,000 per sq ft carpet under the state policy; about ₹25.8 lakh for a 645 sq ft unit.
  • Trend: up about 7.2% in the year to 2026, against 16.1% earlier.
  • The page says Sector 108 sits about 34% above the corridor average and ₹6,300 per sq ft above adjacent Sector 109.
  • Sobha's blog quotes an indicative ₹20,462 and a 3 BHK at ₹4.5 crore.

  • Drainage and waterlogging: Business Today (5 September 2026) reported significant waterlogging in the expressway tunnel during monsoon rain, and The Tribune (June 2023) reported more than 12 areas around the expressway waterlogged after a light shower. Visit in the rains, not just in winter.
  • Delivery risk: much of the corridor's stock is under construction, and listed possession dates vary between portals, developer pages and the HRERA register. Treat the HRERA date as the legal one and ask for the last two quarterly progress reports.
  • Pricing noise: trackers disagree by 20-40% for the same sector because they mix ready resale flats, new launches and builder floors. Compare the rate for the specific project, on carpet area, not the sector average.
  • Super-area loading: rates quoted on super area flatten the real cost; confirm the carpet area and the all-in price (parking, PLC, club, GST, registration) before comparing.

Where Sector 108 sits in the wider corridor story

Different data providers measure the corridor differently, which is why numbers rarely match. MagicBricks' PropIndex (reported by NBMCW on 16 July 2025) put the Dwarka Expressway average at ₹16,186 per sq ft in Q2 2025, up 67% from ₹9,718 in Q2 2023. ANAROCK's series, reported by Outlook Money in September 2026, shows ₹14,180 per sq ft in H1 2026 against ₹6,032 in 2021. Business Today (24 August 2026), also citing ANAROCK, gives ₹5,359 in 2019 and above ₹9,600 in H1 2024.

Sector 108 trades at a premium to those averages, so more of its price rests on the specific project and developer brand than on the road alone. In every case, the sensible discipline is to compare the specific project to ready resale alternatives, to read the HRERA record, and to avoid committing money on the strength of corridor-wide growth rates that cannot be assumed to repeat.

How Sector 108 compares with its neighbours

RealtyHunting's Sector 109 page lists Sector 108 at ₹19,700 per sq ft against ₹12,650 for Sector 109, ₹11,500 for Sector 99 and ₹9,300 for Sector 107, with the expressway average at ₹14,000. That is a large premium for one sector, and it is explained largely by one project's pricing rather than the whole sector.

If your budget is fixed, the practical test is simple: compare a Sector 108 launch with a Sector 109 ready home on the same total price and see what the extra premium buys you in carpet area and amenities.

Due-diligence checklist for Sector 108

  • Search the project on the HRERA Gurugram register and compare the registered completion date with the date in the brochure and on portals. Where they differ, the register governs.
  • For ready homes, ask for the occupancy certificate and the latest maintenance accounts. For launches, ask for the last two quarterly progress updates.
  • Get the price sheet in writing: base rate on carpet and super area, floor rise, preferred-location charge, parking, club, GST and registration.
  • On Sobha City, which our catalogue lists as nearing possession in December 2026, ask whether an occupancy certificate is expected and when offers of possession begin.
  • On the ROF Alante 108 affordable tier, confirm the eligibility rules, since state-fixed rates come with conditions.
