Updated 22 October 2026. The price lists that rank today date from June 2026 and do not include this revision. We worked out what the increase means for each configuration, checked the RERA registration on the TNRERA portal and the developer's own site, and set out what to confirm before you book.

What did SPR City announce?

This is the developer's own announcement, distributed through news agencies, first on 17 October and again on 21 October 2026. It is not independent reporting on sales.

  • Projects: Highliving District and SPR Sky Towers, both in SPR City, Perambur.
  • Increase: ₹5 lakh (2 BHK), ₹10 lakh (3 BHK), ₹15 lakh (4 BHK).
  • When: after Vijayadashami; no calendar date was given.
  • Sold: 75% of Sky Towers homes, and Highliving District 95% sold out, per the developer.
  • Reasons given: continued buyer interest, limited inventory, rising land and construction costs and inflation.
  • Further changes: prices will be reviewed periodically, and further revisions may be considered in the coming months.

SPR Sky Towers price list after the revision

The developer's Sky microsite shows sizes but no prices. The most recent public price list we found is a portal's, last updated 21 June 2026, which describes prices as including GST and possession charges but excluding stamp duty and registration (Housiey). Adding the announced increase gives the lines below. These are our arithmetic, not a developer price sheet:

  • 2 BHK · 1,075 sq ft built-up · ₹1.14 Cr before · about ₹1.19 Cr after
  • 2 BHK · 1,158 sq ft built-up · ₹1.22 Cr before · about ₹1.27 Cr after
  • 3 BHK · ₹1.59–1.64 Cr before · about ₹1.69–1.74 Cr after
  • 4 BHK · ₹2.49–2.92 Cr before · about ₹2.64–3.07 Cr after
  • Add: stamp duty and registration in Tamil Nadu, and any maintenance deposit, on top.

Sizes and floors: what the developer publishes

These are the developer's figures; it does not say whether they are carpet or built-up areas. Ask for the carpet area of your exact unit as stated in the sale agreement.

  • Homes: 650+ residences of 2, 3 and 4 BHK on 45 floors (sprindiasky.com).
  • 2 BHK: 1,075–1,166 sq ft.
  • 3 BHK: 1,495–1,543 sq ft.
  • 4 BHK: 2,338–2,575 sq ft in the configuration table; the overview gives a range up to 2,743 sq ft.
  • Features listed: five high-speed lifts, a 30,000 sq ft podium-level amenity deck, an 18,000 sq ft clubhouse and a multi-level car park.

What is the RERA number of SPR Sky Towers?

On the TNRERA portal (opened 22 October 2026), registration TN/29/Building/0396/2024, dated 19 June 2024, is recorded for SPR Construction Private Limited as SPR Binny Sky – Phase I (The Capital District). It covers Block 7, with residential floors from the 4th to the 45th and 651 dwelling units, alongside shops and a clubhouse in the lower floors. The project completion date on the portal is 30 March 2029. The developer's Sky microsite lists this number among its RERA registrations, and its unit count of 650+ and 45 floors matches.

Possession: the TNRERA completion date (30 March 2029) is the one filed with the regulator. A property portal shows July 2028 as possession; treat that as unconfirmed and use the date in your agreement and on the RERA page.

Highliving District: the developer's site lists several registrations for SPR City, but we could not tie a single one to the homes on sale today in Highliving District, so its registration number is to confirm on the TNRERA portal.

SPR City and Highliving District: context

SPR City is a township of about 63.89 acres on the former Binny Mills site in Perambur. Its first phase, Highliving District, has three towers (A, B and H) on an 18-acre plot; Tower H has 45 floors (Wikipedia, opened 22 October 2026). The developer's site also lists Tower C & D (4 and 5 BHK) and commercial projects including the Market of India and the Mall of Madras within the township.

Is SPR City a good investment?

We do not forecast returns. What a buyer can weigh is factual: a large township with retail, a school and a hospital listed on site, a central North Chennai address, and a high-rise format with a 2029 completion date on RERA. Against that, compare total cost per sq ft of carpet area with nearby options and decide whether a 45-floor tower suits your household.

What to do now

  • Ask the sales office for the dated, revised price sheet for your exact unit and floor.
  • Get the carpet area, parking and all charges in writing, then add stamp duty and registration.
  • Open TN/29/Building/0396/2024 on rera.tn.gov.in and read the progress reports and completion date.
  • If you booked before the revision, check that your allotment letter fixes the price you agreed.
