Sector 82 is a Vatika-influenced sector of New Gurgaon where builder floors outsell apartments in demand terms and where prices are noticeably lower than the SPR sectors. It is a family sector with a strong school cluster and a quieter, lower-rise feel. Here is what the sourced data says.
Location and connectivity
Square Yards lists the sector's key roads as the Dwarka Expressway, Pataudi Road and the Northern Peripheral Road. It places Indira Gandhi International Airport at about 24 km, HUDA City Centre metro at about 8 to 9 km, Basai Chowk bus terminal at about 3 km and Gurgaon railway station at about 13 km. Reviewers on the page point to proximity to Cyber City and Udyog Vihar business hubs but also to peak-hour traffic congestion and incomplete amenities because development is ongoing.
New Gurgaon context: Dwarka Expressway, KMP and the metro question
New Gurgaon is the planned belt of sectors 76 to 115 on the southwest edge of the city. Its main arteries are NH-48, the Dwarka Expressway (the Gurugram section was inaugurated on 11 March 2024) and the Kundli-Manesar-Palwal (KMP) Expressway, which Square Yards lists as nearby for sectors 76, 84 and 85. Savills India's H1 2026 report, via Business Today (13 August 2026), put New Gurugram rental growth at 3% year-on-year, while Dwarka Expressway led the city with capital values of completed homes up 6% and rentals up 22%. In other words, the strongest recent momentum was on the expressway itself, not across the whole belt.
Public transport is the structural gap. There is no operating metro in these sectors today. The proposed Sector 56 to Panchgaon metro line (about 35 km, 28 elevated stations, estimated ₹10,428 crore, DPR submitted to the Haryana government per Indian Infrastructure, 2 July 2026) is reported to pass through New Gurugram sectors 84, 86 and 90 (Indian Infrastructure, December 2024). It is a proposal awaiting approvals, so a buyer should not price a metro into today's purchase. Local resident groups have also campaigned for the Kherki Daula toll plaza to be removed or for toll relief (Tribune, March 2024), a reminder that daily commute costs on tolled expressways matter.
Schools, hospitals and daily needs
This is the sector's strongest suit. Square Yards lists Yaduvanshi International School about 0.3 km away, St Xavier's High School about 0.9 km, The Heritage Pride Modern School about 1.2 km, and further names including Pathways World School, GEMS International, DAV Public School, Delhi Public School, Indus World School and Amity Global School in the wider area. Hospitals listed include Park, CK Birla Hospital for Women, Artemis, Medanta, Fortis Memorial, Rockland and Max Super Speciality; as with other New Gurgaon sectors, several are in other parts of the city, so check drive times. Retail listed: Vatika Town Square (about 1.3 km), Vatika City Point, Sapphire 83 and Elan Mercado.
Projects to know
Square Yards lists 23 new projects. Indicative bands: Mapsko Casa Bella apartments at ₹1.51 crore to ₹5.17 crore, Vatika India Next at ₹1.83 crore to ₹3.07 crore, Mapsko Royale Ville at ₹1.16 crore to ₹2.27 crore, Universal Aura at ₹76.10 lakh to ₹1.48 crore and Vatika Premium Floors at ₹76.79 lakh to ₹1.08 crore. In neighbouring Sector 82A, Property Point lists Vatika Horizon 82 from ₹2.31 crore (apartments and plots), a new launch.
Builder floors are a distinguishing feature here: Square Yards shows them at 44% of demand against 25% of supply, while apartments are 37% of demand and 61% of supply. In plain terms, floors are in shorter supply than buyers want.
Prices and rents: what the data shows
At about ₹10,850 per sq ft, Sector 82 is cheaper than the SPR sectors reviewed in this series (Sector 71 at about ₹14,000, Sector 72 at about ₹18,200). Savills India's H1 2026 report, via Business Today, showed New Gurugram rental values up only 3% year-on-year, so modest rent growth is consistent with the portal's negative rent trend.
- Average sale price: ₹10,850 per sq ft with a displayed trend of -2.17% (Square Yards, October 2026); 159 properties for sale.
- Average rent: ₹22 per sq ft with a trend of -8.33% and an indicative yield of 2.43% a year; 108 rental listings.
- Budget demand: 49% of demand is in the ₹50 lakh to ₹2 crore band, 28% in ₹2 to 5 crore and 21% above ₹5 crore.
Pros
- Among the lowest prices per sq ft in this series, with a wide entry band from about ₹76 lakh.
- A strong named school cluster, with three schools within about 1.2 km.
- Builder floors, which are scarcer than demand, suit families wanting low-rise living.
- Access to Dwarka Expressway and NH-48 corridors via adjoining sectors.
Cons and risks
- Metro is 8 to 9 km away; no operating station in the sector.
- Reviewers cite peak-hour congestion and incomplete amenities.
- Rent trend is negative on the portal and yield is modest at about 2.4%.
- Apartment supply (61%) exceeds apartment demand (37%), so apartment resale may take longer than builder-floor resale.
Who it suits, and our view
Sector 82 suits families who want a floor or apartment under about ₹2 crore with schools close by, and who drive to work. It suits investors less because yield is modest and rents are soft. Our view: good value on price and schooling; the case rests on daily liveability rather than expected appreciation.
Checks before you pay a booking amount
- Match the project, tower and phase to its registration on the Haryana RERA portal and compare the RERA possession date with the date in the brochure; they are not always the same.
- Ask for an itemised price sheet in writing: base rate, preferred location charges, parking, club, maintenance deposit, GST and registration. Compare all-in cost per sq ft of carpet area, not the headline rate.
- For a ready home, ask to see the occupancy certificate and the latest maintenance accounts; for under-construction, ask for the construction-linked payment plan and the last two quarterly progress updates on RERA.
- Visit at your real commute hour and, if you can, after heavy rain. Several resident reviews on Square Yards for the SPR and New Gurgaon belts mention waterlogging, road condition and peak-hour congestion.
- Treat portal averages as a range to test against two or three actual quotes. Averages blend old ready stock with new launches and can move in opposite directions from the corridor-level headlines.
