Sector 78 is a mixed residential sector in New Gurgaon, with a blend of affordable apartments, plotted land and a few newer premium launches. It is also a sector where the portal numbers are statistically thin, so some headline figures deserve caution. This guide is deliberately upfront about which numbers to trust.
Location and connectivity
Square Yards places Sector 78 in the New Gurgaon belt and groups it with the Dwarka Expressway micro-market. Its page lists Vatika Town Square about 1.1 km away, a Jain temple about 0.7 km away and Shani Mandir about 1.0 km away, but little by way of hospitals or schools of its own; residents rely on the clusters in adjoining sectors 76, 77, 82 and 83. Treat the Dwarka Expressway grouping as a micro-market label, not a promise of a short drive to the expressway; check the actual route from the project you are considering.
New Gurgaon context: Dwarka Expressway, KMP and the metro question
New Gurgaon is the planned belt of sectors 76 to 115 on the southwest edge of the city. Its main arteries are NH-48, the Dwarka Expressway (the Gurugram section was inaugurated on 11 March 2024) and the Kundli-Manesar-Palwal (KMP) Expressway, which Square Yards lists as nearby for sectors 76, 84 and 85. Savills India's H1 2026 report, via Business Today (13 August 2026), put New Gurugram rental growth at 3% year-on-year, while Dwarka Expressway led the city with capital values of completed homes up 6% and rentals up 22%. In other words, the strongest recent momentum was on the expressway itself, not across the whole belt.
Public transport is the structural gap. There is no operating metro in these sectors today. The proposed Sector 56 to Panchgaon metro line (about 35 km, 28 elevated stations, estimated ₹10,428 crore, DPR submitted to the Haryana government per Indian Infrastructure, 2 July 2026) is reported to pass through New Gurugram sectors 84, 86 and 90 (Indian Infrastructure, December 2024). It is a proposal awaiting approvals, so a buyer should not price a metro into today's purchase. Local resident groups have also campaigned for the Kherki Daula toll plaza to be removed or for toll relief (Tribune, March 2024), a reminder that daily commute costs on tolled expressways matter.
Schools, hospitals and daily needs
The Square Yards page for Sector 78 does not list schools or hospitals within the sector, which is itself informative. The nearest practical clusters are in neighbouring sectors: Square Yards lists Boardways International School and SRS and Krishna hospitals around sectors 76 and 77, and Matrikiran School, Yaduvanshi International School and Genesis, SRS and Krishna hospitals around sector 83. Plan for a short drive rather than a walk. On 8 September 2026, a ₹19 crore sewerage network for sectors 77 to 80 was approved, per Square Yards' news feed; timelines were not stated.
Projects to know
Square Yards lists 17 new projects, led by Raheja Developers, Pyramid Infratech, Suncity, Mapsko, ROF, Spaze, Ganga Realty, Krrish, Umang and Uppal. Indicative price bands: Suncity Monarch Residences (3 and 4 BHK) at ₹4.00 crore to ₹5.36 crore, Grace Resilviaa (3 BHK) at about ₹2.12 crore, ROF Ambliss (2 and 3 BHK) at ₹57.65 lakh to ₹75 lakh, Uppals Canary Homes at ₹68.91 lakh to ₹1.80 crore, and GLF Palm Meadows plots at ₹2.52 crore to ₹2.89 crore.
Property Point lists Ganga Green Valley in Sector 78 at ₹2 crore to ₹2.15 crore for 3 BHK, with possession in February 2028 (our listing; confirm with the RERA registration).
Prices and rents: what the data shows
The +26.71% label and the 3.9% yield both sit on very small samples. We would not underwrite an investment on either. The more useful signal is the supply imbalance: premium launches are plentiful and sub-₹2 crore homes are comparatively scarce.
- Average sale price for apartments: ₹15,700 per sq ft with a displayed trend of +26.71% (Square Yards, October 2026). Only 83 properties are listed for sale, so a few high-priced launches can swing the average strongly.
- Average rent: ₹23 per sq ft with an indicative yield of 3.9%, but only 6 rental listings. Do not rely on this yield.
- Demand versus supply by budget: ₹2 crore to ₹5 crore shows 46% of demand against 73% of supply, while ₹50 lakh to ₹2 crore shows 36% against 21%. Affordable stock is scarcer than demand; mid-premium stock is in surplus.
Pros
- A broad price ladder, from sub-₹1 crore apartments to ₹4 crore plus premium homes, in one sector.
- Sub-₹2 crore demand exceeds supply on the portal, which supports resale for affordable units.
- Plotted options (GLF Palm Meadows, Mapsko ASPR Hills) for buyers who prefer land.
- New Gurgaon sectors are planned, and the sewerage upgrade for sectors 77 to 80 signals investment in basic services.
Cons and risks
- Very thin rental and resale data; portal trend figures are unreliable at this sample size.
- No schools or hospitals listed within the sector; reliance on adjoining sectors.
- No metro; the proposed Sector 56 to Panchgaon line is at the DPR stage.
- Premium launches face oversupply relative to demand in the ₹2 to 5 crore band.
Who it suits, and our view
Sector 78 suits buyers who need a sub-₹2 crore apartment, patient plot buyers, and families comfortable driving to adjacent sectors for schools and hospitals. It is a weak fit for those seeking an immediately self-contained neighbourhood. Our view: affordable stock looks better supported than premium stock, but data here is too thin to promise returns, so insist on a project-level comparison.
Checks before you pay a booking amount
- Match the project, tower and phase to its registration on the Haryana RERA portal and compare the RERA possession date with the date in the brochure; they are not always the same.
- Ask for an itemised price sheet in writing: base rate, preferred location charges, parking, club, maintenance deposit, GST and registration. Compare all-in cost per sq ft of carpet area, not the headline rate.
- For a ready home, ask to see the occupancy certificate and the latest maintenance accounts; for under-construction, ask for the construction-linked payment plan and the last two quarterly progress updates on RERA.
- Visit at your real commute hour and, if you can, after heavy rain. Several resident reviews on Square Yards for the SPR and New Gurgaon belts mention waterlogging, road condition and peak-hour congestion.
- Treat portal averages as a range to test against two or three actual quotes. Averages blend old ready stock with new launches and can move in opposite directions from the corridor-level headlines.
