Sector 76 is two markets in one. Alongside long-completed budget societies priced from roughly ₹50 lakh sits DLF's large Privana township, with launches priced well into eight figures. The two ends share an address and almost nothing else, which is why a single average price tells you very little. This guide separates them.

Location and connectivity

Square Yards describes access from the sector to the KMP Expressway and NH-48, with connections onward to Delhi, Manesar and Jaipur. It lists Hyatt Regency Gurgaon about 0.5 km away, IMT Manesar about 8 km, Rajiv Chowk about 10 km, HUDA City Centre metro about 15 km and Indira Gandhi International Airport about 28 km. DLF describes Privana as located along the Southern Peripheral Road with connectivity to the Dwarka Expressway and access via NH-48 and Central Peripheral Road; that is a developer description, not an independent measurement of drive times.

The SPR corridor: what is built, what is planned

Southern Peripheral Road is a roughly 16-kilometre corridor that links Golf Course Extension Road, Sohna Road and NH-48 and gives access to the Cyber City and Udyog Vihar employment hubs, per a Square Yards report as carried by Outlook Money (14 June 2026). The same report put average pricing along the corridor at about ₹16,950 per sq ft by mid-2026, against ₹13,725 in early 2025, an annual rise of roughly 18%. That is a corridor-wide figure dominated by premium new launches; individual sectors sit well below and above it, as the sector data in this guide shows.

The road is being upgraded in stages. A Tribune advertorial (21 June 2025) described the existing SPR as 84 metres wide, with a new arterial link planned from Hero Honda Chowk to SPR near Sector 71. For the Vatika Chowk to NH-48 elevated section, Swarajya reported a cost of about ₹750 crore (7 January 2026), while a public tender listing for the EPC contract shows a length of 4.2 km and a value of about ₹754.77 crore, with bids closing on 4 June 2026 after an extension. Reports differ on length (4.2 to 5.3 km), and the Square Yards report cited a completion target of 2027. Treat that as a government target, not a guarantee; large Indian urban road projects often slip.

  • Road works: eight-lane widening of a roughly 6-km stretch between Vatika Chowk and Ghata Chowk and a redesigned Vatika Chowk cloverleaf are part of the programme (Square Yards report via RealtyToday).
  • Metro: a Sector 56 to Panchgaon (Manesar) line of about 35 km with 28 elevated stations had its detailed project report submitted to the Haryana government, per Indian Infrastructure (2 July 2026), at an estimated ₹10,428 crore. It still needs state and central approvals. Square Yards describes the separate SPR-Sohna Road-Manesar corridor as being at the DPR stage, not under construction, as of mid-2026.
  • Market data: Savills India's H1 2026 report, via Business Today (13 August 2026), recorded rental values up 2% year-on-year in the GCER and SPR micro-market, against 22% on Dwarka Expressway, and noted that nearly 70% of Gurugram's new luxury launches were concentrated in GCER and SPR plus Dwarka Expressway.

Schools, hospitals and daily needs

Square Yards lists Boardways International School (about 0.5 km), Delhi Public School Sector 84, St. Xavier's High School, Euro International School, Matrikiran School and The Heritage Pride School. Hospitals listed are SRS Hospital and Krishna Hospital (both about 0.8 km), Miracles Apollo Cradle, Arc Multi Speciality Hospital, Park Hospital Manesar, ESIC Hospital Manesar and Medanta - The Medicity at about 12 km. The portal's own education and healthcare index for the sector is 3.2 out of 5, which matches the pattern: good for schooling, thinner for tertiary care nearby.

Projects to know

DLF says its Privana ecosystem spans about 116 acres across sectors 76 and 77, with DLF Privana West described as a roughly 12.57-acre enclave of five towers with about 795 units (DLF blog, 19 December 2025; developer claims). Square Yards shows indicative asking prices of ₹9.94 crore for DLF Privana North, about ₹8.76 crore for DLF Privana West and ₹7.50 crore to ₹11.47 crore for DLF Privana South. Property Point's listing shows DLF Privana West from ₹7.15 crore with possession in December 2028.

Whiteland The Aspen is shown at ₹3.95 crore to ₹13.08 crore, a wide spread reflecting unit mix. At the budget end, ready societies include Emaar The Meadows (₹1.03 crore to ₹1.53 crore), Ninex City (₹1.12 crore to ₹2.91 crore), Corona Graceiux (₹72.88 lakh to ₹1.46 crore), Suncity Avenue 76 (₹62.16 lakh to ₹66.99 lakh) and Pyramid Pride (₹48.90 lakh to ₹50.59 lakh).

Prices and rents: what the data shows

The ₹12,250 average masks a bimodal market. A Square Yards project summary shows DLF Privana North's 4 BHK units at about ₹25,000 per sq ft, roughly double the sector average. If you buy at the Privana end you are paying for the brand and the township, not the sector.

  • Average sale price: ₹12,250 per sq ft with a displayed trend of -9.01% (Square Yards, October 2026); range ₹58 lakh to ₹75.5 crore across 330 listings.
  • Average rent: ₹33 per sq ft with a trend of -5.71% and an indicative yield of 3.23% a year, but only 46 rental listings, a small sample.
  • Demand versus supply: 4 BHK at 23% of demand against 44% of supply; 2 BHK at 48% against 43%, per Square Yards.

Pros

  • Wide price ladder from ₹50 lakh ready flats to premium DLF towers, so several budgets fit one sector.
  • A large developer-planned township under a single master developer, so common areas and amenities are planned as one ecosystem (DLF description).
  • Nine of 15 listed projects are ready to move, per Square Yards, so inspecting before buying is possible.
  • Reasonable school choice, including Boardways International and DPS Sector 84.

Cons and risks

  • No metro: HUDA City Centre is about 15 km away.
  • 4 BHK supply is nearly double demand on the portal; luxury resale liquidity may be slower than primary-market marketing implies.
  • Tertiary hospitals such as Medanta are about 12 km away.
  • A negative sector-level price trend label alongside very high launch prices signals a wide gap between resale and primary markets.

Who it suits, and our view

Sector 76 suits two buyer types: budget-focused families who want a ready apartment with schools nearby, and buyers who want DLF's township ecosystem and accept a long wait for possession. It is a poor fit for those who depend on metro commuting. Our view: choose the project, not the sector; compare Privana against comparable DLF stock elsewhere before assuming the SPR location justifies a premium.

Checks before you pay a booking amount

  • Match the project, tower and phase to its registration on the Haryana RERA portal and compare the RERA possession date with the date in the brochure; they are not always the same.
  • Ask for an itemised price sheet in writing: base rate, preferred location charges, parking, club, maintenance deposit, GST and registration. Compare all-in cost per sq ft of carpet area, not the headline rate.
  • For a ready home, ask to see the occupancy certificate and the latest maintenance accounts; for under-construction, ask for the construction-linked payment plan and the last two quarterly progress updates on RERA.
  • Visit at your real commute hour and, if you can, after heavy rain. Several resident reviews on Square Yards for the SPR and New Gurgaon belts mention waterlogging, road condition and peak-hour congestion.
  • Treat portal averages as a range to test against two or three actual quotes. Averages blend old ready stock with new launches and can move in opposite directions from the corridor-level headlines.
