Updated 26 October 2026. These tenders arrived in the same week B-SMILE dropped the Indiranagar stretch of its Old Madras Road–Silk Board corridor (/blog/indiranagar-flyover-dropped-b-smile-october-2026). This guide covers the three tendered projects and the neighbourhoods they touch.

Which three projects were tendered?

  • Sarjapur Junction to Electronics City elevated corridor, covering the Ejipura, Madiwala, St John's and Silk Board junctions: ₹500 crore (Deccan Herald).
  • Sirsi Circle to Nayandahalli elevated corridor on Mysuru Road: ₹509 crore (Deccan Herald). B-SMILE's May 2026 tender for this corridor described it as 5.20 km on EPC terms at ₹538.28 crore (B-SMILE RFP, 20 May 2026).
  • Grade separator on Pipeline Road: ₹314.56 crore (Deccan Herald). The stretch is not specified in the report.
  • All three: toll-free, a 30-month construction schedule, at various stages of tendering (Deccan Herald).

Why are the totals different in other reports?

Two counts are circulating. Deccan Herald reports three projects at ₹1,320 crore; the Times of India, as cited by Indian Opinion, reports six re-tendered elevated corridor and flyover projects at a combined civil cost of ₹1,640.3 crore, ₹16 crore more than the May 2026 tender, each with a 30-month build and a 10-year maintenance period (Indian Opinion, 25 October 2026). The re-tendering follows a government panel's review of bidder eligibility and a September cancellation of nine projects worth ₹3,060 crore (Indian Opinion). Treat ₹1,320 crore as the figure for these three projects only.

Sarjapur Junction to Electronics City: what we know

The corridor links the Sarjapur Road junction near Koramangala with Hosur Road, crossing the Ejipura, Madiwala, St John's and Silk Board junctions on the way to Electronics City (Deccan Herald). The exact start and end points, length and number of ramps are not in the published reports, and we have not seen the tender drawings. It sits on the same southern stretch where B-SMILE has kept the Silk Board–Madiwala section of its Old Madras Road corridor (Deccan Herald, 24 October 2026), so how the two connect is one of the first things to watch.

Ejipura already has a flyover under construction; the remaining part of the Old Madras Road corridor is planned to join it from Domlur (Deccan Herald, 24 October 2026).

Sirsi Circle to Nayandahalli: what we know

This corridor carries Mysuru Road traffic from Sirsi Circle, at the city end, to Nayandahalli, where Mysuru Road meets the Outer Ring Road (Deccan Herald; B-SMILE RFP). The current estimate (₹509 crore) is lower than the May tender's ₹538.28 crore (B-SMILE RFP); we have not seen an explanation for the change. Nayandahalli is also on the Purple Line metro.

When could construction start and finish?

Not before the tenders close and the contracts are awarded, and neither date has been announced. If a contract were awarded in early 2027, a 30-month build would run into the second half of 2029 (our arithmetic). Bengaluru road projects often take longer than the contract period, and residents' groups are contesting several B-SMILE corridors, so treat completion dates as uncertain.

What it means for homes nearby

  • Electronic City and Hosur Road: a toll-free elevated link towards Silk Board would help peak-hour trips into Koramangala and HSR, but expect years of work at Silk Board, St John's and Madiwala first. The existing Electronic City elevated tollway is separate. Homes: Electronic City, Bangalore
  • Koramangala, Ejipura and BTM Layout: road-facing flats near the four named junctions face the longest disruption. Ask for the alignment drawings before buying a lower-floor unit facing the road. Homes: Koramangala, Bangalore
  • Mysuru Road (Nayandahalli to Sirsi Circle): commute gains are for trips into the old city; the construction impact falls on the Mysuru Road frontage itself. Homes further out on the corridor: Rajarajeshwari Nagar, Bangalore and Kengeri, Bangalore
  • Price effect: none of these is a reason to pay more today. A corridor that is only tendered does not yet change daily travel, and the construction years can depress resale on the frontage.
